    Yes, but I suppose the point being made is the law & ABP is an arse!!

    The law should obviously be modified to allow ABP to request further documentation to comply with planning regs , etc.

    ABP should also have the power to give partial, or to modify an application themselves to give approval imho e.g. if ABP doesn't like an application for a 6 storey block say, then they should be able to grant permission for a 4 storey block, or whatever they wouldn't find "visually obtrusive " or whatever.

    Ditto with densities, &/or the mix of 1,2 & 3 beds etc, etc etc, etc All of this should expedite the trundling, costly planning process in Ireland.

    The overall impression is that despite being 5-7 years into a housing shortage crisis, ABP are still operating on protocols & procedures & timelines from the 18th century. It's fuppin frustrating!!!

    P.s. our politicians & the permanent government are muppets for letting this charade continue!! How many times do they need to hear that the planning process in Ireland is simply 'not fit for purpose'!?

    I read in the Examiner that all of the Mannix properties are up for sale. The one on Washington St that had the top stories demolished could surely be put to better use.

    There's social housing homes ready to be moved into with weeks across from the church in Ballincollig. Complete with electricity connected (the doorbells are alight) and painted gates. And they're empty. They've taken years to build and yet they lie completely empty. Anyone know the story of why they're not filled?

    If you’re living at the location, what significant improvements need to be made? I grew up close to up and you can literally go in all directions fairly easily using public transport.

    Yup if where you park your car is one of your main considerations then perhaps look for something other than a high rise apartment slap bang in the middle of the city.

    Cant wait to see how this turns out.

    Progress seems quite slow on Sextant site. Seem to be spending a lot of time taking down some sort of warehouse. Possibly needed special / hazardous material removal or something?

    I wouldn’t call it slow. It only started like two weeks ago, there haven’t been that many machines on site, and they look very close to done. The warehouses are being demolished, but the rest of the buildings are being retained and that likely required them to be very careful. You’re possibly right about hazardous material, too

    What is going into the large warehouse looking building at the end of the link road from city at the kinsale roundabout? it's taking so long, always something happening there, but no signs of what it is.

    There’s inevitably going to be asbestos in 20th century roofing like that. Asbestos cement was extremely commonly used in those kinds of roofs. It’s usually factored into any demolition of warehousing / old light industrial sites like that.

    In general it’s also not that difficult to deal with. Spray on and wrapped on loose fibre asbestos is a far more complex issue. You can find a lot of complex asbestos problems in modern buildings from the mid 20th century - offices, hospitals etc where there were using new materials.
    Less likely to find it in residential housing in Ireland than in many other countries, as we didn’t seem to bother insulating anything anyway.

    I think it was the initial plan when they sold the site in the city but they decided to go somewhere else.

    The site was initially owned by JCD and I believe was to be a land swap between JCD and Carey’s Tool Hire’s city centre site. They ended up moving to Doughcloyne, and now there is some kind of logistics company or something going in there. Basically, just a fancy warehouse. It’s a shame the site is bounded by the N40 and N27, making it inaccessible to pedestrians. Could have been a cool spot for a tall apartment building heading from the airport to the city centre, like the 10 storey hotel planned further up Airport Road

    Would be really great if they could raise the N27 bridge over the (Tramore?) river and have an underpass there, linking Douglas all the way to Togher via the Tramore Valley Park. Then as you say start developing density on some of those South-city sites.

    It’s a shame how impactful some of the national roads are in splintering different parts of the city, especially south of the N40. There are plans to improve this, like the proposed M28 underpass connecting Castletreasure to Maryborough by foot/bike, or the new Vernon Mount Bridge linking Grange Road to Tramore Valley Park. I think the N40 overpass will eventually need to be widened between just west of Bloomfield and the Douglas West on ramp (to facilitate an extended N27 lane from Douglas West on ramp to Bloomfield off ramp). However, there is literally no space on either side to widen it, so I would absolutely love if they buried the N40 at that widened part, and allowed the northern side of Douglas to be contiguous with the southern side. In a similar vein, but in a world where we aren’t in the middle of a housing crisis and need the money elsewhere, I’d love to see the N27 buried (cut & cover) from the city centre to Kinsale Road Roundabout to allow for a widened Tramore Valley Park and better pedestrian connections from Ballypheane/Turners Cross to Douglas

    Very difficult and expensive. I believe the problem with cut & cover at Douglas is there's a stream there. You might remember the stream used to run through the middle of Douglas Shopping Centre car park.

    I understand where you're coming from though, these N roads really cut and dislocate sections of the city.
