Hi all! We have been experiencing an issue on site where threads have been missing the latest postings. The platform host Vanilla are working on this issue. A workaround that has been used by some is to navigate back from 1 to 10+ pages to re-sync the thread and this will then show the latest posts. Thanks, Mike.

    Yep, cold water pressure from the main is much lower.

    I met up with Eamonn from Fitzgerald kitchens at their factory today to make changes to the kitchen. I found him great and really easy to deal with. I told him the changes I wanted, he amended the plans and gave me a copy to take away.
    I ended up changing the island and moving it, also put a double oven in and swapped the fridge and oven around.

    Not sure about the bin I just copy everyone else.

    The water pump and the mains pressure are not related Manion, you may have another problem!

    The mains feed serves the kitchen cold tap and supplies the water tanks in the attic. No others. The pump pulls water from the tanks and uses this to pressurise the water feed to all other taps hot and cold, and showers plus toilet water supply, utility room supply etc.

    So unless the attic tank was drained the low mains shouldn't be affecting the pumped circuit.

    My mains pressure seems ok for what it's worth, I never noticed a drop.

    Irish water has no outages or maintenance works in our area, so I don't know what's going on. I assumed at first there was something wrong at our end, but if more people have this issue, the problem lies elsewhere.

    As for the bins, I thought they were always collected on Mondays. I noticed last week that they came on a Tuesday, fairly early in the morning (before 8). I didn't get any notice, so we're still putting out or black bin tonight.

    I was advised by the management company that the bin company forgot to do our collection on Monday for 2 weeks running, They were reminded of it and have done the collection today.

    If anyone is looking for an electrician to fit lights I got a person in last week, he did a really good job and was quick, let me know if you need his number.

    Sorry, I meant Tuesday.

    With regards water, the tanks had run dry and some airlocks had entered the system causing the pump to go mad. Everything seems fine now, but cold water is still weak.

    We called out a plumber bit it had started to fix itself at that stage. I'd turned off the pump as well for a couple hours. My ego was hurt to realise that in this high tech house I'd no idea how to fix an airlock. I basically think the pump must be set up to do it one there is enough water in the tanks.

    We're also having issues since Saturday, today the water pump went berserk so we contacted ballymore. Apparently there's a mains water supply issue and the council must address it. We've contacted the council and irish water and they say nobody else has this issue, so they claim we have a leak in our end but if it's a few houses then it can't be. Has anybody tried talking to them? We even told them more people are having the same problem but they ignored that.

    Just checked tank and it is filling quite slowly. It's a problem that is probably only going to get worse as more houses are occupied. The water pressure seems OK in my kitchen but it seems the extra x metres height of the attic tank is having a big effect on the supply pressure.
    I'd say at peak times the tank would refill at a trickle.

    How did you contact the council and Irish water.

    Irish water's number is 1850278278 and Dublin city council's is 012222222. When I rang the council they first directed me to Irish waters then they rang me to say they had no complaints and no known problems with the supply, so maybe ring irish water first. They need to hear that there is a problem from more people.

    Our water pressure from the mains seems to be back to normal, at least it's much better than it was.

    Don't give me any credit yet, we also have pressure but every time we open a tap the pump starts working like mad for what seems forever... I hope there's an improvement tomorrow! :D

    Just moved in and have a few questions. In regards the heating system. There doesnt seem to be any hot water just cold. When you turn the tap to hot no water comes out.

    Also where is the guarantee for the boiler - was anyone given this when moving in.

    Also dont have the key to close the attic. Anyone not get theirs?

    We had the same with our hot water. Apparently the system went into some standby mode as it hadn't been used in some time.
    We contacted the plumbing sub contractor listed in the home owner pack.
    M&F Heating and Plumbing. 045 432444.

    That was a weekday so he was on site. I will pm you a mobile number, but please try ring the landline first.

    As for warranty, they should also be the people to ask and if you could share the info you discover I would appreciate that.

    Hi all,

    Just looking to find out some information on the new gym that is supposed to be opening in RCP -
    I have passed it a number of times now but don't see any movement despite all the new residents having moved in.

    The sale is not considered complete until they release the keys. You can have it measured though.

    I vaguely remember it being mentioned before that some providers wont insure due to the proximity to the canal.

    Yes that is the case, I can't recall which one it was now but in the end we went with Zurich who gave us a good deal for both Home and Life insurance.

    You may have problems getting a quote if your property isn't on their database. If your eircode is working then you should be ok.

    Hi Guys, if anyone got a standard (non-phone) alarm can they PM on details of the installer and the price? I'm in a hazel but imagine the heron would close in terms of needed sensors etc.

    Got a quote from a friend of a friend which I thought was on the high side so want to make sure it's in the ballpark.

    Just wondering if anybody changed the double doors between the kitchen and siting room in the Ash. I'm trying to find out if its possible to change the solid doors for ones with glass to allow some light through. If anyone has any info I'd appreciate it.

    I think you might be confusing the empty retail unit/sport equipment storage on the north side of the canal for the train station? The haven't broken ground on the train station which will be on the south side of the canal.

    Hi, intending to lay laminates but Munster Joinery going on holiday so they've said it'll be at least two weeks before they could assess whether they can raise the doors to account for the 8mm floors and 3mm underlay. I don't really fancy plaining these myself as not something I've done before. Has anyone else laid their own laminate floor and what do you do about the doors?

    It's not Munster Joinery who would do this anyway I don't think. It's the guys who do the internal doors. Although Munster Joinery would be responsible for the front and back doors.

    I'll pm you a number of someone to contact for the internal doors at least.

    The chap who laid our laminate flooring done all the doors and door frames himself. He was very good.

    Ballymore have informed me that the wood is Deal wood which is a softwood:

    I'm interested in buying one of the four bed houses in phase 3 (most likely the willows but maybe something else). I was wondering if anyone minded sharing what price they paid in phase 1 or 2. I spoke with the agency today and they were quoting me 435,000 but looking at the property price register and i can see that the most expensive house sold in the area in the last year is 405,000 which means they have hicked the price up 30,000 in just 6 months. Sounds like a bit too high of a jump.

    You should note that for new builds the ppr excludes VAT so the prices appear cheaper then what was paid. I think it's 13.5% less then actual price.

    The prices for each phase are earlier in the thread. Try searching for the more unusual house styles and you should be able to find them fairly quickly. Add €10k for a second parking spot.
