Buying in Maryborough portlaoise ISSUES

We have a deposit on a house in Maryborough Village in portlaoise a year now . We have been having serous issues with the auctioneers , lies and no communication. We have been left in the dark so long regarding completion dates . Was meant to be December 2021, then March 2022, then July 2022, told two weeks ago it was October then got a vague email saying completion “ before Christmas “ . Has anyone had issues ? What have you been told ?

Hi. I have bookeed my house around May last year. Was aslo told about finish date to be December 2021, then March 2022, then June 2022 and now December 2022. I got call from agent and she inform me that developer have issues with Irish Water.

It’s been quiet frustrating. I know people in Quaker’s woods had same issues. What area have you bought ? I’ve heard they are pushing us off as it’s cheaper for the developer to get more houses connected at once . It’s been going on too long now

House is located in The Courtyard part. Hard to say of this is true that they pay less for more house connected at once. As far I know Irish Water charge for connection per unit ( there is pdf file on IW website for download with instruction how to apply and with price list ).

We are beside the courtyard . Have you had much communication with the developer or estate agents !?

Just email. But some times it take them a bit of time to respond. Last week was first time agent call me when i asked why there is another completition date change. I have to go to Portlaoise to talk with school principal about my daughter and i will go to talk with site foreman as well. Thats the only way to get correct information.

Hi.

I talk with foreman around 2 weeks ago. He told me that there are few reasons why there is delay - short of workers due to Covid, materials supply delays and irish water.

Houses will be ready from september but he did say what numbers will be first.

Same issues.

Paid deposit last March. Was told September 2021 then Christmas 21. Then in changed to March 22 then September 22.

We went and spoke to the Agent, Foreman and auctioneer in March.

Agent said October

Auctioneer said November

Foreman said that we would be in "by Christmas"

The foreman was very helpful, he said some of the houses would be ready on October in the estate but ours would not be.

The problem being as they have everyone over a barrel. You can pull out and they will refund you your deposit because they can now sell them for 50k more. Due to house shortages they would have no problem selling it and as prices have gone up in a year we would not get the same value for the money we put down last year.

So even if they delay it again what choice do we have? Where can you buy a 3 bed house for around 250k that has good travel links to Dublin and is a major town?

Hey all, we also are waiting for the house in Maryborough. Deposit paid in August 21, John promised house to be ready in march 22, then summer 22, now it's "lucky if Jan 23"... Very stressful time, who knows what will happen in autumn this year due to a war... Hope we all will move eventually 😐

Lads, it’s a tactic from the builder. He wants you to pull out so they can sell for extra. They’re now building houses they quoted you for 2 years ago when materials were 30-40% less. They’re making huge losses on these new houses so there only hope is for you guys to pull out, then they re sell for 50-60k more and that’ll cover their losses. I guarantee there’ll be more delays after Christmas ‘22. The more of you that pull out, the less money the builder losses

Further, it is most probable that with Covid etc. they have experienced a number of difficulties with obtaining contract workers and this has delayed them. Perhaps you could update us as to what stage the house is currently at?

In relation to connections to utilities and ESB there has been a nationwide delay with ESB connecting new houses together with Irish Water. Therefore their excuse being August 2022 is something that we have heard on other building sites.

The problem with Irish Water and ESB is endemic in all 26 counties.

Hi, just wondering if this is still an issue for everyone? Going to view the showhouse next week and possibly put down a deposit for completion end of 2023 but would be hesitant if there are ongoing issues.

I understand the price has likely gone up now at this point but interested to hear how people have found the process aside from delays? Some developments are asking for crazy deposits etc.

Any guidance greatly appreciated :)

Its has moved to a very strange situation.

Put it this way. I put a deposit down in March 2021. I was told Sept 2021 then delays have been going on and on etc put down to COVID

last time I was told "before Christmas" now it looks like Feb next year so that's nearly 2 years after I put a deposit down. I am also told I am "lucky" to be getting the house as so many people have been given deposits back.

It could be the same with all developments i don't know but that's my situation.

Myself and my partner found this thread after another set back with our house!! Literally the exact same situation as the majority of this thread! Deposit summer of 2021, then advised to would be Feb of 2022, then they were saying “Q4 of 2022.”

Hume auctioneers told us in November that everything would be finished in January 2023. We have visited the site on numerous occasions. It was only in October that we finally got to view our home just before it was to be plastered. We recently found out that our home is still not even painted??

Has anyone moved in from this phase??? Greatly would appreciate any insight!

Same issue here waiting 2 years now but since start of the year there has been some progress made. We recently got the snag & valuation completed. We are also in The Courtyard. I was there before christmas there was still quiet a lot to do outside. We were told it would be completed in January. Still no date provided when we will have the keys. If anyone has any further updates please share.

right, the cobble is done but not the tarmac. The houses are painted . Pluming, heating and electric is on and working.

We are being told 2 weeks to snag from now. I think it is finally coming together. We paid in April 21 and are still waiting like you.

Because in the later contracts like mine the build time is "open ended" There is no 18-24 month build time in my contract.

I was on to solicitor about it, he told there is nothing we can do from legal point of view.

Hi everyone, hoping this is still active for a bit of advice. My partner and I are buying in maryborough and while we are having some similar issues in terms of timeliness and their unwillingness to commit to a dead end date there is something else or solicitor has been caught off guard by.

We signed contracts 2 weeks ago and were awaiting the developers to sign their end before uploading to revenue for the HTB scheme, however they have since contacted our solicitor asking for "at least €10k before signing the contract,"

Has anyone else been through this with them before? We and our solicitor have never heard of any additional deposit when HTB is involved.

It takes time with a solicitor. I wouldn't pay any deposit until you are sure you want it because that's when the deposit is non refundable if you pull out. Send on AIP to revenue and ask the developers for the docs.

Hope to move in in latter the year (31) will hope to set up a community whatsapp group.

Or give the deposit to your solicitor on the grounds that you are not signing but they can confirm they are in funds. Sales like this are straight forward

little update for hop hill, they have a ceilings painted and that’s it, not even a small rock have been moved since start of the last week.

basically they only have to paint the walls and clean up all the mess, but looks like it’s paused again…

We are in the same position like all of you here. 2 years ago we started the process with them and we didn't really push them for answers as we beleived the covid situatuon was hard on them etc.. But everything feels a bit shady now.

Last week, we've been told that we could go for snagging mid April and this week we have sent another email to them to check if they a date and it turns out now the house won't be ready until june. What a delay in a week.. But the worst is the way they communicate with us.. No explanations, no apologies nothing. Basically just a one word email back from them.

I could go on and on about this.. But don't really know what to do except just wait and hope foe the best.

Btw, we applied HTB as well and they didn't ask for an additional the 10k deposit..

We had to do the same thing, they're asking for that so you don't need to go through the process of mortgage now, their delays are ridiculous and we had to renew our offer twice since we signed the contract. The deposit is to secure sale agreed, without the HTB.

We put our deposit in March 2022, at the time, Hume said March 23 would be ready, they're after moving to May, now it's the summer, now its August. Although the street is ready and our house is pretty much ready too - which makes even less sense to be pushing more.

It seems there's a general agreement on that the auctioneer's delays are due to the builder not completing their work on time.

I am personally involved in this situation as well. I've signed a contract for one of the houses expected to be completed by August

At present, I am awaiting the builder's signature on their part of the contract. I've been waiting for this for 3 weeks already, and it seems like I may have to wait a bit longer, judging by the pace of things.

Recently, I decided to visit the site personally. Although I couldn't enter the site, a general observation from outside indicates that there's still a significant amount of work to be done. Given this, I am skeptical about the houses being ready by August.

I find the construction process in Ireland to be particularly slow and unpredictable.

Like everyone else we've been waiting over 1 1/2 and feel like constantly doing the chasing to vague emails..

Still told June ,looked couple weeks ago at the site ,I reckon be Oct at this rate...Friends of ours bought off plans in different location and in their house..

its so stressful and especially with no closing date...

Lions Gate here! I was told July/August - I went to site 4 weeks ago and I couldn't really see much but by guess from the outside - I fairly believe (if they really work efficiently and in a speedy manner) by November/December, it will be finished.

I try to chase for closing date but no luck yet either.

I am moving into Lions Gate too and Hume are still saying end of July for us which I find tough to believe given the above and also a site visit myself.

However what we were told is that if they do not finish by July 27th, builders holidays will mean they will not pick up tools again for 2 weeks so to be prepared that this could add more delays.

BOI advisor has already suggested that we will see 1 more rate rise by Mid August and any further delays may see us hit another as a second rise is almost certainly coming end of summer.

I can tell you from my very recent experience and gathering information - I do expect us to move in the houses by/before Christmas time (If everything goes well without any delays).

I do not think we will be delayed to 2024 however I am confident no way we move in July/August. Hume just confirmed that Sept/Oct is the target thus I say count on Nov/Dec
