    For our house the painting was the last thing to be done before being called to do the snagging.

    And yeah, anyone know what the latest house prices are for today? Hope those poor sods that were queuing on Monday and Tuesday all got what they wanted.

    5k doesn't sound like a lot but if you look at the difference over the whole year it is much more. For us it would be 35k extra! Which would mean that with two average salaries we wouldn't be able to afford our house anymore!

    I didn't see a brand name on the ones in the show houses. You could try calling BESpace who are the kitchen company as they supply them.

    Anyone having any problems with delays from builders solicitor on receiving keys.

    I am waiting for the keys. We signed the completion note two weeks ago, we have everything good to go from our side, but we are still waiting for some papers from builders solicitor.

    Hi Gilo/ Transyl

    Yes after the completion note we thought everything was good to close but were then also advised that the builders solicitor had outstanding documents.

    I would advise that you ask your solicitor to get an ' up to date outstanding document list' from the builders solicitor, state you want to know exactly what documents are causing the delay- when we did this it turned out they had everything they needed after all and we closed in 24 hours!

    We know we are awaiting on approval of pra map from land registry! I have signed completion over 4 weeks ago now. It's rediculous

    Looks like we're on the same boat... just been advised of the same by our solicitor. Hope it doesn't last too long! I'll post if I get any update

    I don't suppose the solicitors know how long this could take? I'll ask mine tomorrow. I have no experience in these things so do you happen to know if this is a common hiccup?

    we have been onto our solicitor constantly... she said it never usually takes this long! Supposedly the Builders solicitor has gotten the builder involved to try expedite the matter!
    We genuinely thought it would be a couple of days and that was 3 weeks ago!

    This was discussed earlier in the thread...

    So basically if you guys are lucky you will get in a month otherwise it can take upto two months to get the keys after snagging is done, your solicitor, builder or builder solicitor cant do anything in this matter as its with fingal county council. I think its something related to mapping and no one can expedite this..

    Mmmm... one of my friends has purchased a house in Hansfield woods, so Fingal CoCo too, and got the keys one week after snag sign off.
    I think it's to do with the developer, not the CoCo if you ask me.
    Could be wrong!

    Some ppl that snagged after me are already in their house on my road ... my take on it is some maps take longer to approved.. I called land registry myself and they said that the builder can expedite the matter and it seems that's what they have done

    Yes I think this is to do with the developers solicitor, I paid my deposit in Sep and had the land folio etc in October so 6 months before the property was ready to snag. Hopefully it gets sorted out soon for you.

    Hi folks,

    I’m considering to do an extension where I realised one side of the parapet of neighbor’s house (Alder) is falling into ourside where the adjutant wall is splitting the border line. If we need to do an extension, we may have to extend this adjusant wall and have to adjust the height of the parapet or shape it (any portion falling to our side) to bring our kitchen roof height level.
    Obviously, this will cause bit difficulty for the Alder buyers but can’t think of any other alternatives when the parapet is falling to the other side.

    Anybody thought of this or come across this situation?

    Any advice would be much appreciated!

    My two cent's 1) check the land regrecy plans to confirm the exact boundary of the house. Its not always clear by eye , where your boundry ends. The builders may, unfourtantly have taken this into account.

    2) Don't progress with any work effecting the adjacent building without consent, written is best.

    Thanks for the valuable points.
    To my understanding it’s a shared wall which would be part of two parties where the parapet constructed is slightly leaning to the our side which is the case for all Alders in the estate. Hopefully, We will be able to figure out a solution with mutual consents.

    Sorry Alder buyers, not to give you a hard time but it’s the reality.If your neighbor is considering an extension they may give you a heads up.
