    €25k uptick in price since the original?

    Wouldn’t say that is crazy in the context of overall inflation. About 5% in 10 months since the first advertisement.

    Help to Buy will be increasing in the budget so these will be snapped up regardless.

    If you are saying that the 2 beds apts were previously only 475k - that is still crazy money to begin with! Inflation or not.

    Help to Buy, downsizers…captive market for it.

    Sorry this should not be justified.

    2 bed "houses" with very little storage is not good enough for any young family that plans on having more than one child.

    Prices are exorbitant and not a stepping stone.

    Indiustry needs serious regulation on standards and minimums etc.

    You mean the minimum sizes in Ireland that drive prices up for people looking to buy apartments?

    There is a variety of types of apartments, duplexes and houses there of different sizes the same way there is a variety of different people / persons looking for places to live.

    Speaking as someone who looked at Kilternan, Cherrywood, Woodbrook and here this was the most appealing in terms of quality and location.

    We have been told end of Oct, early Nov (was originally Sept) for snagging but being realistic that it could slip again. Hopefully in for Xmas.

    Who has everyone went with for flooring? Anyone u would recommend? Or not?

    We are row 57-62, I have been chasing snagging for weeks, the site manager I’m sure is sick of me. He told me on 30th of Sept snagging would be 2-3 weeks time, this week being the 3rd week. Our agent told me start to mid October around about the same time. Our solicitor attempted to get information from their solicitor last week and no response. Anyone on this row have any more recent information? We’re crammed in my mothers house going out of our minds 😂

    Update - have since spoke to the agent and they have a date of Oct 25th for snagging. That is being confirmed tomorrow in a meeting with Ballymore and we will be contacted tomorrow afternoon with the outcome. If they don’t contact us we will be contacting them! Also I know someone else asked about how long after snagging for sale to close, if everything is lined up with solicitors and money is ready for transfer it’s 1-2 weeks. Fingers crossed it will all be happening soon!

    @GG2023 We are also in row 57 - 62, we have been chasing for a date for snagging for ages also. Our agent told us Ballymore should ring this week with a confirmed date for snagging. But the agent confirmed that the row will be fully completed by end of October, finally! That's great that you got a guide line date. Hopefully we are the same date. We will be chasing tomorrow if we don't hear back from them.

    @greentea is just wrong We went with tiles and terrazzo for floors. We shopped around loads and everything was so expensive. This place did our previous apartment and they did a great job. We were also recommended to use Unique Flooring, they had some good options.

    Further Update on snagging - Site Manager messaged me to say we would be called for snagging week of 28th October, agent updated to say snagging taking place first 2 weeks of November, originally I thought there was a disconnect between the info, but it would make sense that the call would be a week earlier than the actual snagging date to align an engineer etc! Just going to keep the pressure on because we’ve have been promised multiple snagging dates since July!

    We visited the site last week and was told by the builders that we can't snag until the scaffolding from the apartment block comes down. I'm guessing that is what is causing the snagging date to be pushed out. We are going to chase on our end again. Hopefully they stick to the snagging date this time 🤞🏻

    Just had a call from the Estate Agent, we're on block 63-73, he said the date for snagging should be November 4th-11th, has anyone else got any update on this block?

    @bafled we’re block 57-62, agent called this afternoon saying being called for snagging week of 29th Oct - 3rd Nov, I’ve been dealing with agent and site manager and found the site manager to be more realistic and honest with us , but both seem to be aligned now with information. She mentioned our direct neighbour was also on this afternoon regarding snagging so hopefully with collective pressure we can get this over the line asap! Maybe both rows being done at same time?

    @GG2023 Out of interest which estate agent are you deadling with? We're Dillon Marshall's. Our agent also confirmed the same information as yourself. We are hoping all this pressure is pushing the date sooner. We might be the direct neighbour hounding them 😄

    I'm also terrace 63-73 (Ballymore refer to this as terrace 10). My agent (Savills) have not been giving much at all in the way of information and more or less pointed me directly to Ballymore so I've been emailing someone in Ballymore's office for updates. Last I got on Oct 11th was that they were working on paperwork for Terrace 8 (I'm guessing this is 57-62) which was supposed to take 2 weeks. After that she was going to be moving on to Terrace 10 with an aim at that time to snag terrace 10 in mid Nov. We all seem to be getting slightly different info 😅.

    @Supernaturalxo yep we’re Dillon Marshall also! We’re no 60 so you could be the direct neighbour 😀 out of interest did you happen to get a look in the attic space when viewing, they didn’t allow it at our viewings but said it had been open in previous ones? Just wondering how is there much storage space up there and if it’s floored. At this rate the Christmas decorations will be staying down when we move in!

    We were informed that it will be 4-6 weeks more until snagging. It really would need to be before the end of November to have a hope of getting in by Christmas.

    I know the ESB and Irish Water are often blamed but it seems to me as well that physical things like walls that have nothing to do with them also are delayed. Perhaps they can’t move on with stuff until they get them to do their bit?

    The whole information flow on these things is annoying. I know it happens with all developments seemingly but there is a better way to handle comms rather than have people chasing site foremen around.

    I'm starting to get fairly frustrated by the lack of clear updates/timelines. I was talking to both Ballymore and Savills recently and it seems that there is a meeting tomorrow morning to talk about snag dates, hopefully we get some solid info after this.

    I'm row 63-73 (terrace 10) and it feels pretty 50/50 on if we'll get keys before Christmas or not - if we don't get a snagging date in the first 2 weeks of Nov I think the odds get pretty low. I've heard the mention of Irish Water and ESB as the reason for delays but I'm starting to think this could be a bit of a scapegoat tactic - got this reason on the last update I heard yet I've seen lights on in my house so clearly ESB isn't the issue 😅.

    The estate agent replied to me today and said completion for row 63-73 is between 8th and 22nd November. She did say this is terrace 8 however so hopefully that's right.

    I'm so confused does that mean snagging is done before these dates or at these dates.

    @idlefingers Row 57-62 is terrace 8 and this is the next to snag. Then 63-73 terrace 10 from what we have heard is snagging next? From the information we received you snag within the completion date they provide and then depending on the snag report move in 2+ weeks later.

    Your row is all connected and nearly ready. 2 weeks I heard.

    The next two terraces down aren’t connected to water yet although it was acknowledged to me that the delays are also on the side of the developer (gardens and planting not completed).

    Also does anyone know why within the “Homezone” streets that the paving that was included in the planning documents doesn’t appear to be going down?

    I know it is typical for developers to promise something and not deliver, trying to see when they deviated from this in their planning.

    Thanks @hydog1985. The 'Homezone' paving is also something I was wondering about. I've not heard any update as to that not happening - will ask next time I'm speaking to them.

    @Supernaturalxo hi neighbour! Any updates for you this week? I haven’t contacted anyone this week based on the last info we got so hopefully next week we get the snagging call. I’m going to go down there today to take a look from both inside the development and from corke abbey park. I’ve been onto a few snagging companies and they’ve all said they’ve done some houses there already and no major issues everything done to a very high spec, so that’s a positive for us all!

    Did anyone get any further information after the snagging meeting mentioned above?
