    @movingin We live in one of the basking houses. We only have one neighbor who has moved in next to us so far. We haven't heard any noise from them. Id would say the sound insulation is very good.

    moved into the baskings we are terraced, our neighbour messaged to apologise for the noise of carpets going down, we never heard a thing and they haven’t heard us drilling so I think the noise insulation is quite good! As for broadband in another question we went with Vodafone, no issues and we both work from home with 2 PlayStations on the go at times too! I am a member of Corke abbey Facebook group and chose vodafone based on the reviews from there, it’s the estate just infront of us, Virgin seems to cause problems! Congrats to those on row 63 getting your keys before Christmas! And rest assured that Ballymore are excellent and fixing any problems that arise once you’re moved in!

    Haven’t needed an extender as of yet! The 4G isn’t great so I was expecting the WiFi to be patchy but so far so good! They tried to sell the extender when we signed up but we said we’d wait and see how it performed, with 3 stories it’s been fine!

    best of luck to all those moving in soon, they’re fab houses and so warm! Being so close to the seafront is just brilliant! Few piece of advice for before you move -

    1. Get onto the management company before moving to get your bins delivered, this can take some time and at a stage when bins are most needed, the bin company will take extra rubbish thankfully and cardboard outside of your bin
    2. Be nice and friendly to the snaggers they are so helpful and most will do nixers outside their working day for extra jobs you might need, its gold having them on site when trades people can be hard to come by
    3. Anyone in basking houses the fibre point is in the living room so if planning units etc make sure they don’t block this, we had measurements and units built based on the show house and had to get sockets etc moved as the units would block them.
    4. We put an island in our kitchen I have all the details for who to contact for the same stone as the kitchen and colour code of units. Also an amazing carpenter who did all of our units, will gladly pass on details if anyone needs

    Alot of people were left in the past couple of days as someone posted saying people were looking to get in. Maybe if you request again it will work? If not i can put another post up.

    Hello everyone,


    I am a new owner at Sea Gardens, very excited to move in but worried it’ll be a good while before that happens… We were told that our house won’t be ready until June. Just wondering what kind of timeline you all have had from sale agreed to getting the keys?

    Also how long does it take to get floors down?

    Ballymore will be poor enough at communicating unless you hound them. It’s understandable to a degree (all developers are shocking at this) but irritating. Your best bet is to ask a builder on site.

    I’m surprised by June though. I had thought the site was nearing completion on what had commenced with the exception of the Crèche and Wicklow LA block.

    Flooring takes 3 days, less if carpets used in parts. More or less depending on house size (I’m basing that on a 3 bed).

    Some things to note for snagging;


    - floor levelling reports has been mixed from who I have talked to. That impacts on how quickly houses can be floored
    - moisture levels also a factor apparently
    -post storms people are highlighting that there is a deficiency in drain design that is causing some run off noise. Ask them to fix that in advance as residents are looking to get this remediated (I believe it is a very simple fix)

    Will try and think of other stuff that I’m seeing highlighted.

    It will be somewhat less now as they got the apartments chopped down a couple of floors near the sea.

    It depends on your perspective. It is like a village given the amount of green space, playgrounds, crèche, shops, gym, hotel and even the schools being there already. It’s an old 9 hole golf course so naturally it take a lot of units.

    I personally think more is good. It supports more infrastructure (incentivising the Luas going through the middle of the development, in particular). I think of it as moving to a village or town, not moving to an “estate”.

    Hi! We've just purchased a Minke property at Sea Gardens. We have an interior designer helping with furniture ratios, colour schemes etc. and I am trying to get her access to do a quick visit to see the space. I've said if she can't get in to the actual house, can we get into the showroom house. We are meeting a lot of resistance from the agency but when I also asked about getting the floors measured they said the floor company can go whenever they want. Really confused as to why it's fine for our floor guy and not the interior person. Anyone had any luck showing up on site and asking to pop into the show house or one of the almost complete properties for a few minutes?

    I see the "Save Bray" and other associated Groups ran by the same people are going to the mattresses again over the next Phase of this.

    This is what they stated in 2020;

    SWAP disbanded in 2018 after unsuccessfully trying to have the lands zoned as open space.

    Noeleen is at pains to insist that none of the former group has ever had objections to development at the site.

    'We are looking for 3.5 hectares out of an area of 17 hectares to be kept free,' she said.

    The latest plans have actually zero building on the area they are giving out about - but just like the apartments where they have a Judicial Review in, they are objecting despite "not being against development".

    This is the same group that said they had disbanded in 2018…

    Let's be honest, the goal here is to stop the Transport Bridge and the Luas going to one part of Seapoint Avenue as that gets them popular support.

    Some of the ill informed rubbish on Bray Open Forum and pejorative statements about this development are infuriating. People determined to hold back development.

    The reaction of some in Bray to Sea Gardens residents supporting further development is a bit embarrassing. Now their anti development petitions are supported by “thousands” (it is hundreds) because there was a counter petition signed by hundreds of people.

    Yes there are hundreds of residents there already. It is funny that these people can multiply houses for the number of cars in their doomsday scenario but can’t do the same for residents now that it doesn’t suit their argument…

    There are now 89 units sold on the Purchase Price Register with another 20 odd sold and awaiting completion. Apartments about to be occupied too…

    Imagine this effort was put into actually helping Bray. Brand new public amenities getting built by a developer with people giving out about it, meanwhile the sea front is polluted still by gaudy casinos. The Judicial Review money these people waste on stopping much needed homes would be better spent on trying to get these addiction cancers out of the town!

    Is the plan to run the LUAS to the development? Sounds like a great benefit to Bray and the local area if so.

    Has anyone viewed a 3 bed duplex here? Can you tell me is there any outdoor space at all? The photos look lovely but the plan pictures are unclear as to whether the garden is split/shared or only for the downstairs occupant. I contacted the agent and they put me on a waiting list for purchase and sent a copy paste reply, without actually answering my question 🙈

    I think I would need even a small outdoor space just for bike storage etc.

    Any information about the duplexes at all would be greatly appreciated:)

    The upstairs one is the 3 bed and the lower one is the 2 bed.


    There’s what I would describe as a large balcony patio for the upper ones and a small garden (patio and small grass area) for the lower one (which is bigger than the balcony upstairs for the ones the middle anyway, they seem to be narrower at the northern end up each terrace). Upper balcony would be ~32 sq.m based on the duplex sizes I can see quoted, with each of these the same size.

    The end of terrace ones seem a bit different (upper floor has a larger wrap around balcony) but similar set up.

    Save Bray back spamming social media trying to block more development here.

    Claiming they are not against development but objecting and taking court cases against every stage of it.

    Constantly ignoring the 10s of millions spent on flood defenses.

    Claiming they are pro environment but stopping people from Bray and wider Wicklow from having a major transport hub at Bray Daly.

    The patting of themselves on the back at every turn is nauseating at this stage. Their legacy will be higher house price, a worse quality of life and overall worse Bray.
