    Your position on this will have variables.

    In terms of the houses specifically, I think most view Ballymore as a premium residential developer in the country and known for quality (criticisms here of their comms seems to be developer wide). In terms of the specifics of the properties and value for money (it is largely 1 to 1 but some variations obviously as Cherrywood has more options), Sea Gardens has more thought and consideration put into it. They look unique and not cookie cutter (they’ve essentially copied Martello Terrace with the terrace designs). Even the parapet roofs are a feature that is apparently quite costly to achieve.

    If you look at the Architectural Statement for it that you can find online, you can see the thought that went into Sea Gardens. There is also a YouTube video on it with the U.K. architecture firm up for an award for it which I’ll try to dig out.

    In fairness though, they obviously had more to work with in terms of being near an existing town than Cherrywood. This is where preferences probably start. Some will prefer to be right beside the sea and an older town, some will prefer the blank canvas of Cherrywood. I personally like that I’m a couple of minutes walk from the sailing club and the Harbour Bar, but others might not care about that sort of stuff!

    Location and transport wise, the Luas v DART is much of a muchness for the two locations (the Luas is supposed to actually end up at the end of Sea Gardens eventually though). Sea Gardens is a 10 min walk from Bray station and the DART is quick. On the flipside, Cherrywood has the Luas which is probably not as quick but over a short distance. Your preference could come down to whether you need to get to a Dundrum or a Ranelagh vs. a Blackrock or a Ballsbridge in terms of where each mode goes to.

    Schools wise, I don’t think it makes much of a difference. You’ll hear all sorts on that from people who don’t have much of a clue on it. Ultimately there are two large schools right beside Sea Gardens. If you are looking at the wider south Dublin private school scene, I think again your DART v Luas argument comes in.

    Both will be construction sites for another few years.

    The area that Cherrywood has over Sea Gardens is traffic. If you drive and want to use the M50, that strip into Bray right now is a nightmare for traffic at points. That said, Bus Connects is going to completely redo the whole old Dublin Road from the roundabout off the M50 down to Bray. That should improve traffic overall but could be a couple of years of pain. For us that didn’t really matter, for some though that’s a consideration.

    @GG2023 Have you heard anything back regarding your desnag? Conscious that it's getting quite close to Christmas. If we can't get our floors/carpet rebooked in soon, it will cause so many issues.

    I just saw on post on the FB group about someone holding off on flooring as the moisture index wasn't low enough yet.

    Might be worth checking with builders/flooring company on that as well

    @Supernaturalxo we are checking our Desnag tomorrow, and closing the sale tomorrow. I know the cleaners were in today and final Desnag items being addressed. I was told Ballymore will stand over minor structural defects for 6 months and major ones for 18months and will be addressed immediately (separate to the homebond cover). I’ll be signing off regardless and collecting the keys tomorrow 😂 managed to swing not having to cancel the flooring for next week. Not sure if you can share personal info on this but happy to give you my number to go over the details?

    @idlefingers thats interesting to know, I know they check the level at snag for flooring but didn’t hear about moisture index, I will query this. I have requested to join that group ages ago but was never accepted 😂

    @idlefingers We got our keys on Friday and was speaking to Derek who said he is aiming to close sales on 2 rows before Christmas, so I presume one of those rows is yours, hopefully all works out for you. Just to give context, we did our initial snag on Nov 1st and had our keys exactly 3 weeks later, so it is possible!

    Oh that's exciting! And happened quick for you guys after snagging.

    It suits us better to move after Christmas so didn't take the earlier snagging date when asked. Hopefully get keys early/mid January then

    We're waiting for the report from the surveyor, most of the internal stuff was cosmetic, but I think they had us snagging a bit early, the house hadn't been cleaned inside and there's still a lot of work to do in our garden and side passage, the bin and bike storage hadn't been built, it's in our back garden.

    Hi everyone, just put down my payment for a property there (the 9.5k) gave my details and the solicitor's

    I'm new to the property market here, would anyone be kind enough to tell me what happens from now forward?

    Estimate on when they send me contracts when do i need to put the 10%, how do the delivery timelines look like, what is snagginf and how do i do it.. the works basically

    I really appreciate your efforts, glad to have nice neighbours such as you guys

    @Ed_Eddie Hi, congrats! when we paid the deposit we signed contracts 4-5 weeks after paying the deposit. We did all this in April and collected keys last Friday. Regarding snagging each property will be different depending on what needs to be done. From our first snag to collecting keys it was 4 weeks, some properties were quicker.

    @Ed_Eddie Once we signed our contract with the solicitor we had to transfer the deposit to the solicitor before she could send Ballymore the signed contracts. I would have the deposit ready for when you sign contracts.

    hello, I’ve just got my completion date for the 18th of December. Looking to get some guys in to do a fitting early next year. My question is ‘what is the sound insulation like on the Minke builds’. Have had bad experiences in the past and I would like to know if I need to do some post build sound insulation? For those who have moved in, can you hear anything from your neighbours?

    Hey, we will be moving in to one of the Minke properties in spring and I've asked our solicitor about wall build ups and insulation. They confirmed the external walls are insulated timber frame with a cavity and block outer leaf and the internal partitions are timber stud, not insulated unfortunately. I will ask about the party walls! Most likely solid block uninsulated….I have tried to join the facebook group but no luck, my request is pending. Has anyone else managed to join?!
