    The management company only maintain the plant beds to the front and possibly the driveways. The house itself is the owners responsibility as far as I know. But if you find out otherwise let me know.

    And, thats interesting about the windows, if you are looking into getting it done let me know as I might also. But I expect it would be ok till next year.

    Also let us know as well please as the top windows will be a pain.

    is the train station in RCP still going ahead?
    Ive starte taking the train in recent weeks and I dont see the need for another station.
    if the nearest station was 20 or more minutes walk away I would understand but the area is already well served.

    With Ashtown and Broombridge stations, most people are no more than 10-12 mins walk from a station. It seems a lot of cost for something that is already available with a short walk. Parking, which is currently very very difficult will become a nighmare with commuters taking up all available guest spots.

    Its not something that i think adds any value to the area, if anything it detracts, straining infrastructure to breaking point and making life less pleasant for residents.

    The footbridge will be great. The station will serve ashington more so then us I think. They are very cut off from either ashtown or broombridge.

    From an rcp point of view what will be great is the connectivity down to the Navan Road. It brings a lot of extra bus routes into play and alot of amenities become far more walkable.

    Can't say I see parking as a problem. Why would you park at rcp vs the other stations? Especially when broombridge will have a luas.

    The cost is something like 2.3m.

    it's already a problem, all guest spaces are gone monday to Friday by 7 am with people driving to RCP and walking to either station.

    Re the guest parking

    Can someone explain this to me? My understanding is that all unallocated parking is the text2park. This is supposed to be for 2 hours only at a time, so I dont see how a commuter could park there all day. Is there other guest parking that I dont know about? I thought some people when they bought houses had the option to purchase an extra space for an additional fee, if that is the case how are their spaces allocated. For myself if I have guests over its very awkwkard as I don't know what to tell them. Its not very clear to me. I tend to use the spots near the kiosk on bridge avenue, but I don't know if these spots are assigned to houses or not?

    The park by text is being rolled out across RCP soon, it's currently in a pilot scheme.

    It's a mixed bag, I don't believe it's any use if you wanted parking for an occasional overnight guest for example.

    park by text is horrible for residents. asking visitors to pay for parking if they want to call over.
    There are lots of other solutions, of course with their own drawbacks, but at least they are to the benefit of residents.

    i.e. token system, each house has a token to give to guests to display when parked in guest parking. inspectors ensuring cars are not parked more than 24 hours. works pretty well in a few south side apartment blocks I've visited.

    Only the marked spaces are text 2 park.
    Any space that's not clearly marked or in front of a house is for visitors.
    There are quite a large number of spaces behind lock keepers walk along the back of those apartments.

    Ive been able to get spaces for friends on saturdays/sundays and evenings.
    On the few morning occasions i needed to move my car to let workmen pull the van into my drive i have struggled to get the guest spaces.

    There is no parking near broombridge and parking in the cabra side wouldn't be a great idea in terms of not having your car vandalised. Likewise there is no commuter parking near ashtown and the few spots a car could park in all day are pretty much always full. Without parking controls the pelletstown station would be the same.

    As for a foot bridge being great, I don't know, the canql is pretty dodgy at night and I've personally been advised by gardai not to walked at night due to it being unpolicable. Having a public park on your door step is not great from a security point of view. The money would be better served improving access to broombridge.

    The option for extra space was not available on every house. So some people bascaly are out of luck.

    How is the attendant to be paid for? Management fees are already very high so any system would have to be self sufficient.

    All a matter of prospective tbh. Assumption would be that everyone today using this parking is a resident or guest, and still there is an issue with parking. Permits only really help if you have people coming into the area, so yes if the train station opens it would stop it being worse than today but won't help. There's more demand then there is available spaces so a charge is a good way to allocate fairly and tbh why souldn't someone coming into the area contribute to the upkeep of the area?

    As for who monitors incorrect parking in reserved spots, the owner does and then they ring the clampers.

    I have seen on more than a few occasions that cars parking in guest spots more prevalent week mornings than evenings and weekends, this would lead me to Assume that a lot of the issue is commuters who are not residents.

    Matter of opinion, i see it as being for me, a fee paying resident. Why shouldnt my fees cover my guests, people I want over?

    When I lived in rathborne which is much closer to the station there were plenty of visitor spaces open around 7am and 930 am (when I went to the gym and work). It was impossible to find a spot if I came back late at about 11pm though. Weekends were fine except late on Sundays.

    I'm very surprised if what you say is true and royal canal park has commuter parkers.

    I'd rather lower fees than paying for other people's guests but hey yep matter of opinion. We're all part of the management company, I think most people would rather reduced fees.

    Once the super market opens we should see fun times on a Saturday. They'll be in your drive.

    Does anyone know the deal regarding parking on Hamlton walk . SF mentioned they were free for all ?!Main reason we didn't purchase the extra space in the garden tbh! I like the sound of the token system . Surely we as residents have the final say ?

    The management company decides and we as residents appoint the board at the AGM. Which btw is soon I think.

    Got a response from management company regarding the windows:


    All obligations and planning restrictions are contained in your lease document and the regular service/maintenance details should be outlined in your home owners manual.
    To clarify your question in relation to the painting of the windows I have copied Jason in Ballymore on this mail as he is best placed to confirm if this is necessary and will be able to tell you the RAL numbers.
    If painting is recommended or required then it will fall to the each owner to organise individually or co-ordinate with a few neighbours, I would strongly recommend that you make sure that whatever contractor you use has the relevant insurances in place.

    In general terms there are planning restrictions in relation to changing colours of finishes and making alterations, the specific details are outlined in your lease agreement.


    Maybe we could sync up in April or May to see if a group of us can find a painter, rather than doing it individually?

    We are going to be moving in in the new year and we are just trying to get flooring lined up at the minute. We are thinking of putting wooden floors downstairs and carpet everywhere else.

    We aren't sure what tone of wood will go well with the kitchen. If anyone could share photos of what they did that'd be really helpful.

    They are Bayonet.
    I guess you could switch the fitting itself to be a screw in pendant.

    ballymore were to schedule a meeting between the residents and Joule, the company who installed the heating in the houses.
    It was supposed to be November, but thats not going to happen now.

    I emailed about it and got the impression they are waiting for joule to arrange it, which wont happen.

    Would people mind emailing the ballymore site office to request this meeting with Joule?


    With the colder weather now here, it would be good to know exactly how the heating works, what i can change and what i should leave alone.
