is it just an off the shelf stuff you're using?

I asked the log cabin supplier what they recommended and he gave me a name but I've forgotten what its called, but I never heard of it before.

You mean they aren't even painting it?

no because, they give u all the supplies u need to paint it, but if we want we can ask them to paint it, but were not sure what colour we want yet, so we just let them get on with their work

So would they charge you extra if you ask them to paint it for you?

What about inside? Do they stain that for you? Is there any fire proofing?

If I was you, I'd stick to clear colours on the outside. Thats what I'm going to do.

I'd google a bit before you decide...I've done a bit of looking but not got all the info I need as yet.

Best oil/stain for wood is Chinese Tung Oil mixed with Linseed oil as a carrier.
Was the oil mentioned Jupex 45/90?
All these oils can be stained with an oil based pigment to whatever colour you choose.

doesn't ring a bell but I'll bear it in mind, however mine is coming already treated so I will be asking them what they used and trying to stick with that if its any good

its very cheap, and sorry i dont know the actual costs as its my dad who is organising it. There supposedly great for heat too, right now theyre outside doing the other side of the roof, i will upload another pic when finished roof is done
Just on a side note, did you not consider traditional build?

My sister got her house built by this crowd, ok they are in Cork, but you get enough of a house for granny for less than 100k

yea they will tsian it if i want , not for extra charge, but anyway, yea were staining it too, a nice coloour, done a lot of resaearch, and these houses are made of quality pine, they even give you a 10 year gurantee on the wood and thats even if you dont put on the preservative

Shorty, its looking good now...big house for granny though.

Do you get any sort of structural guarantee with it from the suppliers?

Are you planning to get a surveyor in to snag the property for you before you pay for it? If so, could you let me know where you got them from cos I imagine I'll need one in April.

lex sorry but i miscalculated price by alot, you see my fathers organising it so hes financial know it all,
    Anyway its wasnt 100,000

IT WAS ONLY 48000 BASE PRICE FOR HOUSE AND 9 000 LABOUR:):)
Interior has to be finished though, so a bit to go, reason is that because guys we were getting to do it had another job in finald, but hey its a good price, around 50 000 for finished structure and labour, not inc anything else:)

Shorty, that sounds more like it....cabin I'm gettin base price is €35,000, but then you add in insulation, plumbing, electrics, fittings, kitchen, appliances, etc, etc, etc. All in all its valued at €85k'ish turnkey. All that it needs is beds, curtains and table & chairs.

yea lex our price is around the same as yours, there good value, you could build a mansion for less than half the price of a stone house considering that includes transport

Nice house. What advice you lookin for?

What kind of price are they? What do they include in that price?

Only advice I would give you from what I've seen in the pictures is don't go for that hideous blue kitchen....

    Lex,

    Advices -
What are the life spans of such a property ?
Would projected capital appreciation be the same as an 'regular' block built/timber frame house ?
In a number of the finished houses, some of the interior logs have started to split - I understand wood is always 'alive' but should this happen ?

Exterior maintenance will be understandably a pain in the ar** every two or three years but I still think its worth it

Its a small development (30 or so units) but planning has been granted for a a second phase. There's also planning granted for a 42 berth marina on the development. It's about a sandwedge from the Woodford River/Canal system which links the Shannon to the Erne system, so its navigable South to Killaloe and North to Fermanagh's lake system.

Starting Price - €220K, which includes all kitchen white goods, fitted kitchen (choice of colours), all tiling, jacuzzi bath and electric showers. It gets dearer (up to €260K) for a waterside house - even though most houses are just a stones throw fro the water anyway

Just fell for the whole lot when I saw it first !

Pick a number out of your head...I know someone who bought one in Belturbet a few years back and sold it 2-3 yrs later for €75k profit

How big are the splits? Its called character;)

The reason I went for the one in Shercock is the lake next to the development is a fully stocked lake, so I don't have to get in a boat and navigate down stream to do some fishin.

Just fell for the whole lot when I saw it first !
Have you looked at the cabins up at Annaghieran Lodge? Still some available

So back to the question about snagging a log cabin. Is it for a specialist snagger or can any snagger do one?
I've already been turned down by one reputable company for snagging it as they felt they didn't have the necessary experience.

i can highly recommend the finnish pine log cabins, we have just one built, its very tasteful and theres a 10 year guarantee on any cracks or anything which causes concern in the wood.

only problem for us was that finnish builders had to leave early, so they only finished structure, with windows and doors, no interior wall panels, floor panels or ceiling panels.

We were going to wait for them to return but we just got irish people to finish the job, we know them, and there doing a very good job.

100,000 for everything. And the building looks very similar to the log cabin on the duskview homepage

Shorty, I'm buying mine in a small development so I have to take the one thats on offer....there is a 10yr guarantee also with this, but as with any house, I'll need to get a snag done.

    good luck with that lex

  • Registered Users Posts: 2,401 ✭✭✭shortys94

Since our Finnish guys never inished job, we had a few leaks on on windows as silicon was never used to seal up windows. But we have sealed since, just a warning to anyone in case they havent seal wood surrounds on windows

Good luck with the new log cabin,

Get an engineer from a similar company to do your snagging.
they will know exactly what to look for...

Beware of rogue builders in cavan!

Hi Lex, did you buy the cabin. in Cavan. We had a look at the cabins over the w/e. There seem to be a lot left only 5 sold out of the 14 (all the 185,000 gone) 200,000 -300,000 rage still available

The lake is nice but a little small and the sales kid (and he was a kid) didn’t seem to know much about the buildings or what the pier at the bottom was going to be or the fishing. I also though they were a little close together with little privacy if you get the hot tub.

The inside of the show house was nice, but both my wife and I came away a little disappointed....

I’m still at a crossroads as to what to do buy something in Cavan or my wife’s uncle can get us some land in Kerry (70k) near a lake and put a cabin there.

What are the pit falls of putting a cabin on some land...

    Planning permission
    ESB
    water
    waste etc

If I go for a similar build of 3 bedrooms cabin AND I can get the land for 70K + tax’s would this be a viable solution.

    Any advice appreciated

Gary, I'm still waiting on the completion of mine. Last time I was up there about 4 weeks ago the roof had just gone on and they still had to do all the plumbing, flooring, kitchen, bathroom etc. Did you get a look at the 2 cabins just up from the showhouse. Mine is going to be the one that is #18, the showhouse is #21, I think. Did you see how far advance they were?
With the builders being on holiday for the last 2 weeks, I was waiting until they got back a few days to chase them up to see how close we are to snagging.

I see your point that they are a little close together but to get ones with a little more space you'd be talking another 100k. I was first to get my name down so we got one of the 180k ones.

I'm not too surprised about only 5 being sold. They are doing very little to promote them only one ad on myhome.ie. Plus, the place looks like a building site and I'm not sure some people can see beyond that. They have also priced them odd. I can see why some are maybe 5-10k more than others, but 100-150k more than others for the same house, its ridiculous.

The jetty down front is for boats and you get full access to the lake if you are a resident. For the size, its adequate for me & the family for weekends. By the look of it though it will be a while.

I didn't bother with the hot tub...11k was a bit steep. We're hoping to be taking ownership before end of Aug but you never know. Originally it was supposed to be March this year, so they are a little slow.

As for your idea of putting one in Kerry. Great idea if you can get the land. Those cabins fully finished with the kitchen/bathroom/appliances, etc but no furtniture would cost about 80k.

    I'll keep ya posted.

    Hi Lex,

    Your number 18,

So 21 was the 300k (show house which is very steep price although you get the lake view. Then there was a space for 20 (not built) then 19 and then 18. I think yours was finished as they were putting a roof on 17 I think or was that 18 anyhow they were working on both 17 & 18 and they looked complete. Didnt see inside as my 2 year old wanted to go down and see the water. No tarmac down yet so the road is a bit rough and its still a building site.

The sales guy said that they were building to order so none of the cabins were built on the right hand side. And the cabins down below were not priced yet. So even if you get the keys it gonna be a building site for atleast another 6 - 8 months I recon.

Im in Navan so its just about 1 hr drive to the Lake (NOW that I know where it is not much in sign posts)

I think Ill wait to see what by wife's uncle can come up with. If I can get the 1 ac land in Kerry for the 70k then I will def do that option.

    regards

    Garyh3

Gary, 18 & 19 are the first 2 to be built. The roofs were on both of them last time I was there, or just about. They told me they plan to do 2 at a time.
    17, 18 & 19 are the 3x180k units.
Looks like they got a small bit of sense and dropped the price of the showhouse by 50k...they were looking for 350k a year ago for it.
Last time I was there, I was told that 3 were sold on the row of the showhouse and 2 at the row of the trees.
The bottom 5 will probably only go to PP when all 12 top units are sold.

I'm well aware that it will be a site for a while which is a shame, but at least I won't be there permanently listening to the estonian music the carpenters blast out all day.
