shortys94 wrote: no because, they give u all the supplies u need to paint it, but if we want we can ask them to paint it, but were not sure what colour we want yet, so we just let them get on with their work
CJhaughey wrote: Best oil/stain for wood is Chinese Tung Oil mixed with Linseed oil as a carrier. Was the oil mentioned Jupex 45/90? All these oils can be stained with an oil based pigment to whatever colour you choose.
shortys94 wrote: 100,000 for house (transport inc, labour inc etc) and i think that includes hardcore and base for house etc(done by local contractor) its very cheap, and sorry i dont know the actual costs as its my dad who is organising it. There supposedly great for heat too, right now theyre outside doing the other side of the roof, i will upload another pic when finished roof is done
shortys94 wrote: lex sorry but i miscalculated price by alot, you see my fathers organising it so hes financial know it all, Anyway its wasnt 100,000 IT WAS ONLY 48000 BASE PRICE FOR HOUSE AND 9 000 LABOUR:):) Interior has to be finished though, so a bit to go, reason is that because guys we were getting to do it had another job in finald, but hey its a good price, around 50 000 for finished structure and labour, not inc anything else:)

Spfeno1 wrote: Lex, Advices - What are the life spans of such a property ?If you take care of it, I'm guessing 75 years (stand to be corrected) Would projected capital appreciation be the same as an 'regular' block built/timber frame house ?Pick a number out of your head...I know someone who bought one in Belturbet a few years back and sold it 2-3 yrs later for €75k profit In a number of the finished houses, some of the interior logs have started to split - I understand wood is always 'alive' but should this happen ?How big are the splits? Its called character;) Exterior maintenance will be understandably a pain in the ar** every two or three years but I still think its worth it DEFINITELY Its a small development (30 or so units) but planning has been granted for a a second phase. There's also planning granted for a 42 berth marina on the development. It's about a sandwedge from the Woodford River/Canal system which links the Shannon to the Erne system, so its navigable South to Killaloe and North to Fermanagh's lake system. Starting Price - €220K, which includes all kitchen white goods, fitted kitchen (choice of colours), all tiling, jacuzzi bath and electric showers. It gets dearer (up to €260K) for a waterside house - even though most houses are just a stones throw fro the water anyway Doesn't sound too bad. How close are the houses together? The reason I went for the one in Shercock is the lake next to the development is a fully stocked lake, so I don't have to get in a boat and navigate down stream to do some fishin. Just fell for the whole lot when I saw it first !Have you looked at the cabins up at Annaghieran Lodge? Still some available
shortys94 wrote: i can highly recommend the finnish pine log cabins, we have just one built, its very tasteful and theres a 10 year guarantee on any cracks or anything which causes concern in the wood. only problem for us was that finnish builders had to leave early, so they only finished structure, with windows and doors, no interior wall panels, floor panels or ceiling panels. We were going to wait for them to return but we just got irish people to finish the job, we know them, and there doing a very good job. 100,000 for everything. And the building looks very similar to the log cabin on the duskview homepage
garyh3 wrote: Hi Lex, did you buy the cabin. in Cavan. We had a look at the cabins over the w/e. There seem to be a lot left only 5 sold out of the 14 (all the 185,000 gone) 200,000 -300,000 rage still available The lake is nice but a little small and the sales kid (and he was a kid) didn’t seem to know much about the buildings or what the pier at the bottom was going to be or the fishing. I also though they were a little close together with little privacy if you get the hot tub. The inside of the show house was nice, but both my wife and I came away a little disappointed.... I’m still at a crossroads as to what to do buy something in Cavan or my wife’s uncle can get us some land in Kerry (70k) near a lake and put a cabin there. What are the pit falls of putting a cabin on some land... Planning permission ESB water waste etc If I go for a similar build of 3 bedrooms cabin AND I can get the land for 70K + tax’s would this be a viable solution. Any advice appreciated Garyh3
garyh3 wrote: Hi Lex, Your number 18, So 21 was the 300k (show house which is very steep price although you get the lake view. Then there was a space for 20 (not built) then 19 and then 18. I think yours was finished as they were putting a roof on 17 I think or was that 18 anyhow they were working on both 17 & 18 and they looked complete. Didnt see inside as my 2 year old wanted to go down and see the water. No tarmac down yet so the road is a bit rough and its still a building site. The sales guy said that they were building to order so none of the cabins were built on the right hand side. And the cabins down below were not priced yet. So even if you get the keys it gonna be a building site for atleast another 6 - 8 months I recon. Im in Navan so its just about 1 hr drive to the Lake (NOW that I know where it is not much in sign posts) I think Ill wait to see what by wife's uncle can come up with. If I can get the 1 ac land in Kerry for the 70k then I will def do that option. regards Garyh3
