    i have the same question!

    We booked a 3bed. Work seems to be going as per plan. Externally all seems good. Don’t hear much from the sales team though, which is sometimes disappointing. Phase two houses appear to be a lot closer to phase 1, when compared to the distance as per site plan. Keen to see the show house, we’ll decide then. Also haven’t heard much of Dwellings developers, so will be good to know if you have any insights.

    Same here @jsemails, we reserved a 3 bed and haven't heard much. Outside looks great but would like to see the inside.

    Has anyone heard anything about getting to visit the site or when the show house is ready?

    Hi,

    We've also booked a 3-bed! From outside they look great, and work seems to be going well. Yeah we have heard very little too tbh. We were told the show house should be ready to view soon but still waiting on a date. Not sure which house is going to be the show house. Yeah the house behind us very close, a lot closer than expected. Have you heard anything about contracts yet?

    Don't know much about Dwellings either unfortunately. Other than what the agent told us which is all very positive.

    Looking forward to seeing the kitchen, bathroom and floors!

    Hey we have a 3-bed reserved too. We were told we weren't allowed visit yet but the show house would be ready soon. No dates though. No idea which house will be the showhouse or will there be a 3 and 4 bed one.

    Very excited to see the inside.

    Great, we can't wait to see the finish too. There are photos on Dwellings LinkedIn page which are encouraging, but we think this is the 4 bed.

    Though without contracts or a date to see a showhouse, it is a bit frustrating.

    I'm sure it won't be much longer. If we hear of anything, we will let you know.

    Got an email from Kate saying contracts should be out tomorrow 3 Feb, although wouldn't be surprised if it happens next week. Show house i have been waiting for since the last week of Dec (initially communicated milestone). Unfortunately we are not comfortable finalising anything (even if contracts are sent)until we see the show house and are in the property being shown the place.

    I wish their updates on progress were a bit proactive (but all good if the show house is good).

    Fixed Interest rate hike from BOI, 0.75%, unfortunately it is most likely going to impact us, as we need the contracts finalised and submitted latest by 11th, so it will be close.

    Still no sign of contracts at our end, last we heard was they are sending the individual packs this week! We'll believe it when we see it! 

    We also heard there were opportunities for house visits coming up. All a bit same same!

    Although we did see their version of an almost ready show house. I’d say it was 15% done. So I have asked them to give me another slot coming Friday

    Agree @jsemails a lot still to be completed. 

    We managed to visit the site on Friday. Really liked what we saw, kitchen is lovely and bedrooms are a good size. 

    Just yesterday we got an email saying there is a delay of 4-6 weeks which was also indicated during the visit. Sounds like its not the worst delay compared to other developments!

    We got to see our house last week too and we were very impressed. We were told end of March / start of April? Didn't receive the email, are the dates along the same lines?

    Really wish we could get an early completion as our mortgage rates are going up.

    Hey @SWG51 yeah we were told 4-6 weeks from the end of March, but we rang them last week and they said something along the lines of "you could even add a couple of weeks on to that". So I wouldn't be surprised if it fell into June, but really hoping it doesn't. Especially with interest rate increases. ☹️

    Thanks a mill!!! We went down and had a look and it looked positive, the show house interior was done. I will ring tomorrow and let you know if anything different is said, surely it has to be done by June.

    I’d be concerned that May is looking very optimistic at this stage. Big mortgage interest rate increases in May/June and looks unlikely draw down will happen before then. Still a lot of docs missing from contract and no sign of snagging even starting yet 🤦🏻‍♂️

    The estate agent is still indicating May for completion so hopefully they are still on track. Any chance anyone has any photos of the bathrooms ? We were in the show house some weeks ago but there wasn’t much completed so I’m curious to see how the bathrooms are looking. Thanks !

    They were indicating end of April last month, so I wouldn’t hang my hat in anytime in May

    I would plan for end of July, unofficially that's what we heard from a contact in Beuchamps. The scheme map isn't completed, no roads built, no street lighting, no water connection. Still a good way off from being acceptable for a bank to allow mortgage draw down.

    We have not heard anything about snagging yet @kerrybyrne but are still holding out to think it will be in the coming weeks 🤞

    On the upside, we visited the site yesterday and did see the start of paths going in, which is promising.

    Ask your solicitors for an update from the builders via Beuchamps, we were just told June officially, so even if that's end of June, you would need a few weeks to get floors, appliances etc installed. I think mid to late July for anyone selling a property is a good closing date to aim for.

    But track record on what they are telling us isn't great, it's shifted 4 times now.

    I would think June is optimistic at this stage. Houses are complete but groundwork like roads, footpaths and street lighting is only starting and progress seems painfully slow. No way anyone is drawing down mortgage before large interest rate increase due in early June happens unfortunately. We’re preparing for August/September now

    Look, I hope I’m wrong. But I think I’m just being realistic judging by what needs to be done and the slow progress that I see.

    I have a friend who recently moved into a new build in Newtown, a full year after the initial completion date. Same story as with us, estate agent telling them time and again that the moving in date is looking like 7-8 weeks time. It seems to be a tactic they use to keep you on the hook.

    Rentals in Wicklow are expensive, short term rentals could be a problem

    Yeah got the email but no mention of a finishing date - reference to the end of June in relation “road opening licenses and sewage” - then snagging after that and then closing after that. July is very optimistic. I’m still of the view that we’re looking August/ September and that’s all going well

    Hi. We are getting itchy to get our deposit over the line so that we have secured our house from anyone that might swoop in and take it from under our feet. However, there are still holes in the contract re rules, ownership of parking, management fees, actual size of house, date of transfer etc. Latest as of today, to our solicitor, was "information to follow". Anyone else holding out on contracts or does anyone have information from their friend in Beauchamps?

    Hi there - curious to know why management fees would apply here and also what ownership of parking refers to ? We haven’t received our contract but the points you mention are concerning ! I thought management fees only apply to apartment units ?

    Yeah, we were told there would be no management fees too. Our solicitor is still waiting for a raft of documents before we will be returning contracts. I won’t be returning contracts until everything is in place. There’s lots of time as it doesn’t look like things will be ready anytime soon.

    No management fees, bond paid to council. Parking spaces outside house are included in the house footprint.

    Thanks for your responses. Management fees were up in the air when we spoke to estate agent last and there has been very little communication back with answers to our queries. Management fees for houses seems to be more common now-a-days. We know of 2 estates in Ashford where residents pay a sum but hopefully it won't be the same here. For yer information, there is a spread on the launch of phase 2 in The Wicklow Times.

    We’ve just had it confirmed to us that there are management fees now after being told by the estate agent in February that there were no management fees.

    I was expecting management fee as I assume its common practice for clustered houses/ apartments to be eventually managed by a management company. However completely agree with the overall themes emerging on this thread regarding the developer / sales team (Developer obviously being the decision maker and the two in the sales team struggling to do the basics.)

    1. Almost no communication or updates. I got my few precious updates after repeated follow-up emails and calls that almost always reach your mans voicemail
    2. Super delayed responses and gaps in communications (documentation and emails) to potential home owner's solicitor. Pending finer details within the contract including 'house plans with measurements'. I understand blueprints and the actual measurement may have marginal differences. Nonetheless it should be supplemented with contract docs. Of course most builders get away with this in a sellers/developers market. Ireland seems to be perpetually be in a developer's market.
    3. Ambiguity around completion date. They seem to always have an update of postponement with some reason, very close to the previously indicated estimate closing date and not much in advance (ever). So it seems strategic and not reflective of true and evolving roadblocks (which should ideally be incorporated in project plans, if the developer is experienced)

    Although not sure if this is common with other developments / developers.

    Hopefully none of this impacts the actual build quality of the house and commitments made by the developer.

    Management fee amounts are not confirmed. You can return signed contracts pending receipt of requested documents or so my solicitor is informing me. This locks in the seller but you can pull out if requested docs are not received.
