    It's grocery and clothing (and presumably homewares) over 2 floors as a commencement notice went in last week stating groceries AND textiles store fit out(see link below).

    Delighted to see this happening as I felt the empty mall was one of the last relics of the Celtic Tiger failures so seeing it gradually be filled up with a proper full service Dunnes Stores acting as an anchor, this will invariably draw other retailers (perhaps a Boots Chemist, a Peter Mark and other usual co-located retailers to the SC. The workers in the area's existing and future employers along with those that can afford to live in Coopers Cross, Dublin Landings, Spencer Place and Dock along with the Castleforbes/East Road developments will create a fairly affluent customer base. Surely Dunnes recognises this and probably saw how well their mini market did over the last year to help make them proceed with this as opposed to just following legal orders under duress...

    They took about a year from announcing it to putting up the window stickers so I'm not sure.

    I still think it's a weird location for a shopping mall even in the context of a crash. Harry Crosbies experience is with event centers so maybe he had blinkers on with this. It has no hinterland or local population and it's close to the city center. Shopping malls normally do well with a large hinterland and good transport like the M50 nearby. Maybe he expected people to drive through the port tunnel or along the Luas or maybe he wanted it to serve Grand Canal dock population. Maybe a pedestrian bridge could help with this.

    I think it'll fill up slowly now though. Maybe a Penney's, a gym, a chemist, an electronics shop, a dry cleaners, tattoos etc.

    I think it will never fill up completely or even like 70%.

    I don't understand why they didn't drop the rent and leave in niche retailers like comics or even tech startups use it as office space.

    It's been empty for over a decade now. I'm not sure when it opened but the cinema opened in 2012.

    The work for Dunnes is expected to take 32 weeks this would roughly take it to March/April till it is done.

    I would say it will fill up now plenty of development on going, sure they have finally installed Dunnes sign outside on the main sign near the An Post building :) hence people will know they are there now which before they where the secret tenant.

    Retail opportunities for a Hair Dressers , Nail Bar, Tanning Shop, Mobile Phone / Computer Store, Hardware Store, Bank Branch, Solicitors Offices and maybe even a Garda Station for the Docklands.

    Honestly such a parochial perspective on shopping centre locations. Plenty of successful urban shopping centres across europe - this will be no different, and in quite a densely populated area too.

    Great news about Dunnes. However with the Tesco in Spencer Dock, the Centra at the Point and the Fresh in Dublin Landings, surely that area is now saturated with food outlets? Not to mention the other Fresh in the IFSC very close to Spencer Dock. Just can't see how a large Dunnes down there is going to be successful. The offices nearby won't be much use.

    CHQ is still half empty.

    Shopping centres in Ireland that do well normally have a large local population and also well connected by major roads like the M50.

    Blanch, Liffey Valley, Dundrum, Stillorgan, Mahon point etc.

    We'll see how it does but I think Harry Crosbie didn't do his market research.

    A pedestrian bridge across the Liffey would help though.

    We'll see what happens when Cooper's Cross is completed soon. That's another few 1000 people nearby.

    A couple years from now there'll be the Johnny Ronan Waterfront development and the East Wall/Castleforbes development. So that might be provide the critical mass for a sustainable shopping centre.

    Apparently the mooted pedestrian bridge over the Liffey has been scrapped. Another bridge is planned for SJR Quay to Ringsend.

    Where did you get that from?

    Does anyone know the total number of apartment units planned for East Rd an Castleforbes combined? Is it around 2000?

    Groundwork has started there so maybe some will be completed in 2025.

    I don't think it was ever meant to be a Dundrum or Liffey Valley. More of an urban centre like the Swan, Merrion or Ashleaf Centres. A local shopping centre with a full size supermarket and preferably textiles department store as the anchor and a selection of everyday retailers and services.

    East Rd development is 554, so 1256 apartment units total.

    So maybe 3000 extra residents in two years time.

    Cooper's Cross is 471 units finishing up this year. It also has lots of office space.

    Spencer Place is 403 units and opened last year.

    Johnny Ronan has started office part of Waterfront Site and will submit planning for residential soon.

    The balcony from which this 'photo' was taken is obviously going to be built without planning permission and no doubt the residents of Church Road/St Mary's Road will not be happy.

    The view of the rail yard , Point Village and the EXO was taken from a drone and the Castleforbes Development was super imposed onto it ( along with the wodden rail of a balcony on east road)

    Think it would be great if that railyard could be converted into a park for the area. Or if they need to keep some of the rail lines...that a park on a pedestals could be built above the tracks.

    The rail yard and tracks into the Alexandra Basin are a vital piece of logistics infra structure .

    There are multiple freight trains per day in normal times. Tara Mines in temporary shutdown has reduced this number currently

    The intent is to significantly increase rail freight.

    do they really need the whole railyard though? Would 2 tracks in and out of the port not be sufficient?

    If so those tracks could be covered and the whole area to Eastwall could be connected. (ideally with a park).

    The yard is needed to store locos / container wagons between loads. There isn't space in the port. The total freight yard space is already cut to shreds compared to what was there when Bell ran a nationwide container service in the 90s

    The EXO, Dublin's tallest office building which is situated at Point Square in Dublin's North Docklands, is now 80% let.

    Joint agents Savills Ireland and CBRE said that a global tech giant is the latest entity to lease space at The EXO, taking 35,703 square feet across the first and second floors of the building.

    The agents declined to comment on the identity of the tech firm, but industry sources confirmed to RTÉ News that it is Yahoo.

    The deal marks the largest office leasing deal in the second half of this year.

    They said the company has an established footprint in the North Docks for the past 10 years, adding that the letting is an endorsement of the area's continued commercial appeal.

    Architecture and design firm Corgan has also secured 5,575 square feet on the 11th floor, while Ancestry, the family history firm, is set to occupy 5,576 square feet, on the 10th floor.

    These lettings follow An Post relocating its headquarters to The EXO in July, leasing 83,572 square feet across six floors.

    Savills sand CBRE said that interest in the remaining space remains robust, reflecting the building's appeal to leading businesses.

    There are four floors of 5,500 square feet each remaining along with one of the larger floors extending to 17,900 square feet.

    The EXO is being funded by SW3 and EPISO 4, a fund managed by Tristan Capital Partners.

    Point Square has witnessed significant activity and renewal this year. Dunnes has initiated the fit-out of an anchor store, and a new food and beverage offering is set to be unveiled at The Glassbox unit.

    "We are elated to witness such prestigious companies choosing The EXO as their operational base," joint letting agents Shane Duffy from Savills Ireland and Sam Daunt from CBRE Ireland said.

    "It stands as a testament to the premium quality and strategic location of the building. The ongoing development and enhancements in the Point Square area are creating a dynamic and thriving environment, making it an increasingly desirable location for businesses," they added.

    Was speaking to the manager in Dunnes there last week and he said that the larger store is due to open end of November.
