Hi all! We have been experiencing an issue on site where threads have been missing the latest postings. The platform host Vanilla are working on this issue. A workaround that has been used by some is to navigate back from 1 to 10+ pages to re-sync the thread and this will then show the latest posts. Thanks, Mike.

    You may or may not remember from an earlier post, that I emailed SF regarding the status of my apartment in LH2 just after Christmas. The girl who I am dealing with replied that she could not give me any information until April.

    So, along came the month of April and I emailed back requesting several pieces of information that I was under the impression would be available to me. Not off the wall stuff either. I actually just want to know things like the dimensions to MY apartment, estimated time of completion, snagging dates etc. Not much to ask you would think...

    Following this email, I got a one line response from SF along the lines of - you should be snagging at the end of April. That was it. No other information. Its very frustrating indeed.

    When we all move in, I am sure there will be some kind of representative committee to deal with the management company etc. We should also ensure that we get a formal complaint against SF.

    Its pretty clear that customer service is not a requirement of the job in SF. I had a very similar experience with A.B in S.F. Fact is she/they dont give two hoots...

    there should a residents committee setup soon after we move in (not sure how this comes about so if anyone has any experience of this, please post) to deal with all issues relating to the mgmt agent (O'Dwyer Property Mgmt I believe).

    By the by, I snagged my apt. in LH1 there on Friday. Looking good! Hope to be in by the end of April....

    Snagging on Friday in Number 22 on the 3rd floor. Have to give the keys back by 6pm, which sucks. It will be the first to set foot in the place. Have any previous Lighthouse snaggers got any tips on anything in particular to look out for?

    ildamiano - good stuff, the long wait is nearly over. couple of the main things i found were....
    1. some of the windows need replacing (scratches on win pane, win frame cracked etc)
    2. sounds silly but check all the doors open the correct way (all bar storage should open into the room) we had one swinger door going the wrong way ;). bring ur plans to check this.
    3. cracked tiles

    i could go on and on but these are some of the bigger ones. if you want a copy of my snag list, PM me with your email address.

    Are you doing it yourself or are you getting a "professional" in?
    I did mine from 4pm to 6pm last Friday....try and get down as early as you can as it takes time...

    I lived in East Wall for a few years and couldn't get out of it quick enough.

    But buying down by Wiggin Teape is grand, you'll be fine. Once you get into East Wall proper its full of scumbags. .

    Hi folks, first up thanks a million to everyone who's contributed to this thread, it's a great source of information. I'm looking to buy in East Wall, still in initial stages of viewing but have seen a house on Bargy Road that's caught my interest. It's a 2-bed in walk-in condition, bidding's at 390 and I'm considering making an offer. Just wondered if anyone had any experiences or advice they could share (ideally of that particular road), good, bad or ugly? Assuming that the bidding will go above 400, any views on whether this represents decent value, and whether it's likely that the area really can appreciate any further? I'd also be renting out at least one room, and maybe in the longer-term the whole house. I heard that 1100-1200 rental a month would be standard enough, but just wondered if there's much demand for rentals in the area? Any thoughts appreciated. Cheers.

    A house on Bargy road went for €417k last week. It was up in the 'key hole' as they call 'em down there. Bargy Rd is grand, no scumbags really. You really just want to avoid buying on Church Road.

    I've been living on Caledon Road for over a year now, and hope I'm not tempting fate, but the sky hasn't fallen in yet. I suppose we don't socialise much around East Wall and don't know a lot of people apart from a few neighbours, but you really can't beat it for proximity to town. Bargy Road does seem even quieter again as it can't be used as a rat run to town. Amazing to think that a house there went for 417K. We bought for almost 100k less than that and I really thought then we were buying at the top of the market. There's another Bargy Road house on myhome.ie now with a quoted price of 450k. That's astounding :eek: !

    The builder probably wont let u in for insruance reasons etc. I managed to get in to measure in LH1 about 6 months ago just by legging it in while no one was around but I did get into a bit of stick on the way outta the place. Didnt go down well!

    To be honest Frank, its not real necessary that you get in now as you will probably have about a month or so spare after you snag it so you might not be without a couch for as long as you think....

    You can take a gamble if you really need the measurements otherwise i'd say hang on till you snag...

    Don't trespass on building sites. Its dangerous.

    What do the drawings say?

    While not perfect the drawings will give you a very good idea of what you will have.

    The drawings aint much good - if you scale off them the external wall are about 6ft thick and the balconys about 50% larger than the spec.

    Does anyone have any idea when the LH2 is due for completion? If I have to speak to the agents again I my loose my sanity completely

    the plans that we bought off aint worth diddly either. during a recent snag i found a door that seemed to swing the wrong way (enough jokes already ;) ) so i checked the plans that i bought the apt off and sure enough the door looks like it should swing into the room and not out of as the builder have done. so i said it to the foreman that on the plans the door swings the proper way and can i get it fixed please. his reply was basically that the plans from sherry fitz are not binding whatsoever and are subject to change at any given time. they are merely an illustration of what it will eventually look like. hence no measurements on the plans.

    this business is so heavily loaded in the builder/estate agents favour its practically criminal....

    Yeah dude I got a call today aswell. The guy rang straight through to my voicemail to tell me that we would be snagging in June. Not surprised that he had no balls to talk me directly.

    Anyway, he told me 9 June - not 5 June. Eitherways, its the first bit of contact from them in AGES.

    Readymix today said it is to sell its site at 5-23 East Wall Road, Fairview, Dublin 3, by way of best bids on May 26.

    Ronan Webster from CB Richard Ellis, who have been instructed to sell the site, said it "is an ideal opportunity for a developer to acquire a high profile residentially zoned site, which would expect to achieve a high density residential scheme due to its zoning and prime location".

    Selling agent CB Richard Ellis is quoting a guide price of E16m plus for the site

    I lived behind one for 2 years, and honestly you just get so used to it you end up not even noticing the sirens. Plus the sight of lots of firemen seemed keep the girls in the flat happy!

    Nope not in yet. Am waiting to reinspect after the snag (nearly a month ago now). Am also getting a bit impatient tbh but hopefully in the next week or two we can close on this and get moved!

    When I meet the builder again, I mean to ask him has anyone actually moved in yet....

    We were supposed to close and get our keys today. Got a phone call from our solicitor this morning to say that we cant close because of some health and safety issues. I rang the foreman to find out what it was. He gave me the no of someone in the colleen office who told me that the electric gates had damaged. It will take the week to to get someone out to fix it. also some of the landscaping has to finished before they can let residents in. Looks like you me and someone else from the Second floor are pushing to get in this week. Dont think we should get our hopes up.:rolleyes:

    Just found this thread now - am buying on 5th Floor of Lighthouse 2. I've given up making any plans around completion dates, just going with the flow....

    Those of you who've bought in block 1, how long did the builders take to sort out issues arising from snagging? Also, and I know this will vary from apartment to apartment, but are wardrobes built against party walls (for soundproofing) or against internal walls? What way are they leaving the non-tiled floors?

    Any enlightenment would be greatly appreciated.

    not 100% but i think internal walls...

    For anyone moving into the LH1. I was talking to the Collen group. The closing date for keys etc is now Friday June 2nd. So anyone wanting to move in before that you have no chance.

    Hope you all have patience as we will need lots of it

    SF rang today and have put off the snagging for LH2 from 9 June 2006 to 27 June 2006. The reason cited for this was ESB (as opposed to gates, access etc. which was posted a few weeks back to boards).

    I asked SF if people in LH1 had even moved in yet, to which they replied YES. Given what you have said, Clodo, that appears to be yet more bull****.

    I got the same call too, same dates, same excuse. I reckon given Clodo's experience, etc, it'll be delayed yet further.

    Frank, I like the way you have included '2006' in the dates - did you actually clarify that with them!! ;):)

    Hey I bought in LH1 (1st floor - unfortunately only got a cancellation so couldn't be higher up:( ),

    Can't believe 1st closing has been postponed yet again to 2nd June!!! Will this ever end?!?!?

    Apparently only about half of block 1 has been snagged so far. I've reviewed my snag twice already & hopefully for the last time early next week (waiting on outside contractors - some idiot cracked one of the glass panels for my balcony!). On the plus side builders seem quite keen to finish up with the snagging so hopefully once the gate is repaired we can all move in asap.

    From todays Indo...

    THE redevelopment of the north docklands could be in danger if the proposed Luas line does not go ahead.

    The warning from a socio-economic impact statement on the plan comes as the Rail Procurement Agency (RPA) opens a public inquiry into the proposed line.

    "Should Luas line C1 not be constructed, it is possible that some of the proposed developments for the study area will not proceed," the assessment read.

    "Or that the pace of redevelopment will decrease, having a negative impact on the regeneration."

    The area is undergoing considerable redevelopment, but public transport links to the area are poor and a Luas link would significantly improve access.

    The public inquiry into the proposed line is due to begin in the Davenport Hotel, Dublin, next Monday. A preliminary hearing was held yesterday.

    James Connolly SC has been appointed by Transport Minister Martin Cullen to act as inspector.

    The inquiry is expected to last over a week after which the inspector will make recommendations to the minister. It is hoped that the railway order will be granted early next year and the line completed by 2009.

    developers have been selling properties in the north docklands at high prices due to the added bonus of having a luas line in a few years. i'd feel pretty robbed if the line didn't happen in the end...:rolleyes:

    i cant imagine it not getting the go ahead tho, the area is in dire need of it and the amount of investment going into that area (specifically north quays) and the whole point village redevelopment should see it happen.
    hard to understand why there should be a "public enquiry" into it unless its just about how much and how long issues....

    Ah, it will go ahead, but it's the companies in the IFSC who are getting hot under the collar about it, not us end-of-the-line folks. They already HAVE transport links, so they just see the extension as unwelcome disruption, whereas to us it's a lifeline! I don't see it NOT happening, but there will be a lot of nit-picky wrangling in the meantime....

    The inquiry finished on Friday. Ultimely it centres on the right of the state to build the Luas -v- the rights of the bank if the RPA or its agents screw up.

    In fairness I think their concerns are legitimate when you see what happened on Harcourt st. with the Luas.

    Telecoms is like oxygen to these types of firms, if the networks were impacted, even for as little as 1hr, the costs could be huge.

    I am snagging in LH2 end of June, supposedly moving in 2 weeks after :confused:

    I'm in LH 2 too, 5th floor; latest I heard about a snagging date was 'mid-July', and I'm taking that with the mandatory pinch of salt.

    Clodo in LH 1 had a six week gap between snagging and re-inspection, then a further big delay to getting keys (if, indeed, she did get the keys!?).

    I'm on the 3rd floor (one of the ones that stick out at the end) and have been given 27th June but Collen said it was dependent on preceding snags...so could be delayed a while yet! And as you say if there is a lot that needs fixing then that will impact the reinspection, etc. Thankfully I have no lease where I am otherwise I'd be :mad: as opposed to:(

    The long wait is finally over (practically 1.5 years). Got my keys yesterday and moved some stuff in. The apt looks class I have to say and the lads Declan and Derek have been sound about any issues Ive had to raise with them.

    good luck to all others moving/waiting to move in....its just like waiting on a bus, once the bus arrives ur so happy to be on the bus, u forget about the wait! :D
