Hi all! We have been experiencing an issue on site where threads have been missing the latest postings. The platform host Vanilla are working on this issue. A workaround that has been used by some is to navigate back from 1 to 10+ pages to re-sync the thread and this will then show the latest posts. Thanks, Mike.

    Crescent was mostly delayed initially due to waiting on Irish water I think which I assume won't be needed for this phase so could get in by Christmas but they definitely weren't accurate with timescales with us.

    Internet is still a no go, needs cabling to the estate still I think, I've given up trying to convince anyone to come do it.

    Garden was seeded not rolled and didn't do a great job on it, very patchy in ours and we'll probably look to fix it up in the spring

    Re: the broadband situation. I've been on to a local councillor about this, and he forwarded on a reply from Fingal Co. Council. It said that parts of the estate fall into the Amber area of the National Broadband Plan and were 'not considered commercial by operators'. However, that appears to only be The Walk, which is up the very back of the estate (I wonder will people buying on The Walk be made aware of this?! Wouldn't be happy if that was me... )

    Since Eir are still ignoring my queries, I'd urge people to email Broadband@DCCAE.gov.ie and explain that Eir have been ignoring all requests despite there being a fibre cabinet near the estate (also confirmed by Fingal Co Co.)

    Question on the heating/Joule thermostats.

    As per a video posted here previously, you can programme the thermostat so the heating will come on at certain times (before you get home from work) and reduce at certain times (like the middle of the night).

    Does anybody know if this is more or less efficent than just having it set at say 23 degrees 24hrs a day day and having it maintain that constant temperature? Hearing conflicting things and worrried about getting a huge bill.

    The info about side gate is incorrect. It is included and mounted.

    I have also discovered today that houses are already wired for electric car charger. This has been a really positive surprise!

    Snagger picked up lots of small things. Nothing major. Happy Halloween!

    Great to hear Aura. Hopefully won't be long until we've got our notice to Snag, last communication I received from Glenveagh stated they hoped to have everyone in before Christmas.
    Was there any update on the ESB connection to the Avenue? Was there any progress with Eir?

    We are snagging Thursday 😅

    On broadband we have contacted Brian Dennehy (FF councillor in Rush) twice by email and rang him to no avail re pushing Eir.

    When we rang Eir they said they need more residents to contact. At this stage we have all of our family and friends contacting them by mail at customercare@openeir.ie. Is there any other option we can push to progress?

    What are people doing without broadband at the moment particularly if working from home?

    I'm still using Three's mobile broadband router, its passable for working from home assuming you aren't sending huge files

    I've emailed that openeir address numerous times. They've been ignoring me for over a month now, since first saying that 'the request needs to be submitted 'through your service provider'. I've been mailing them a couple of times a week to follow up, to no avail.

    So, I have a motion to the Council for next weeks operations meeting to get a timeline for when broadband will be brought up to standard. I will revert to you on this when they get back to me.

    That this Council contact Eir in relation to the lack of braodband service available to the residents of the new Knightsgate Estate, Rush and ask that they provide an indicative timeline for when the estate will be connected and up to standard.

    And it should be noted that regardless of the requests made by residents to this service provider, all correspondence has been ignored

    He sent me the exact same mail (with the exact same wording) on October 3rd! I guess that it didn't make it to the agenda of that week's meeting :rolleyes:

    Update from the Government Dept. re: broadband this morning. A lot of passing the buck going on, it seems...


    "According to the Department’s High Speed Broadband Map, available at www.broadband.gov.ie, your premises is in a BLUE area.

    BLUE areas are parts of the country where commercial operators are already providing high speed broadband or have indicated future plans to do so. The Department defines high speed broadband as a connection with minimum speeds of 30Mbps download and 6Mbps upload.

    Please note that the installation of telecommunications infrastructure and delivery of services via same is undertaken by private companies operating on a commercial basis in a liberalised market. The Department has no input in the planning of commercial operators and does not have a statutory authority to direct telecommunications operators in this regard.

    As part of its work, the Department monitors the availability of high speed broadband within the BLUE areas of the NBP High Speed Broadband Map on a continual basis. Part of this work is collating communication from members of the public in BLUE areas who have encountered difficulties accessing high speed broadband. As you may be aware the Department recently carried out a consultation on the conclusion of the NBP Mapping Exercise for the State Intervention Area. Part of this consultation involved publication of BLUE premises identified by the Department who we believed were not able to access a high speed service and seeking additional submissions from members of the public whose premises’ were in a similar position but unidentified to the Department.

    The Department is finalising its assessment of submissions received and will confirm the outcome of its assessment in the coming weeks.

    Please be assured that the Department is actively seeking a solution to ensure that your premises and others in similar circumstances, can access high speed broadband through commercial operator or State intervention services."

    Can we post names of businesses here? We got a quote from Samrod, and from East Coast Blinds. East Coast were cheaper and they ticked the same boxes Samrod emphasised in terms of quality etc.

    Heating seems comfortable but we haven't had a proper bill yet so unsure in terms of cost. The unit in the garden does seem to be pumping a lot but we've it set to be the same temperature all day as they said that was most efficient.

    The vents that came in the house dont do anything to prevent the cold air coming in/ hot air leaving (run your hand over it and you'll just feel cold air bellowing in). We purchased some of the vent units which you can open and close. It didnt seem economical to have the hot air being generated simply flowing out the vents provided.

    We were thinking the same, we can feel the cold air. Are they not there for a safety reson though? So closing them is a hazard? Or am I wrong?

    The idea of vents is to let some air in as houses are so well insulated these days. If they didnt have them with air circulating in from the outside you would get condensation build up and mould.

    Hi All,

    I'm after buying a house on the Avenue, and going for the resnag on Wednesday. It all looks good, only minor cosmetic issues. Has anyone noticed anything more serious to be on the lookout for? Also, any idea if the main gate will be open to us?

    Also, I had been looking back through this for the name of a snagger, but they removed the details. So if anyone is looking for one in the future, I had <SNIP> (you can google the site). He's on the Glenveagh list also, was extremely helpful and thorough, and walked me through everything in detail. Highly recommend him if you don't have one :)

    Looking forward to moving in!

    Every house /apartment needs ventilation otherwise mould can occur. Usually special heat exchange vents are needed to prevent this heat loss.

    I noticed there is an excess of ceiling vents in the rooms. I wonder if anyone can confirm if there is a Mechanical Ventilation Heat Recovery system in place? I could not see the exchanger anywhere in the house.

    Can anyone please suggest how to manage the heating settings? We followed the instructions from the builder and realized that we have already used 200 units in 11 days which is alarming.

    Don't suppose he followed up with you confirming that the issue was raised at the meeting?

    I've followed up with O'Donoghue twice asking the same question, and he's now blanking me. Typical politician paying lip service. I'm starting to get really pissed off about the broadband situation at this point.

    I have verified that there is central extraction fan for all the vents in the house. There is no heat exchanger tough.

    We were told the same thing and bcoz of cold weather we are also leaving it at 20 or 22. But this meter reading for 11 days is very high. Is it the same case for everyone?

    People need to realise that your meter reading will be slightly higher than what you are used to because your electricity is doing everything. But you now have no gas or oil bill so you should be saving overall.

    We are using the box room as a nursary. It is always freezing cold in there. I could feel air from the outside blowing in (felt as though a window was open). I took off the vent cover just to see and it is just a open hole to the outside. Is this how it should be? The room is way too cold to use for a baby. Has anyone found a solution for this?

    I have temporeraly blocked it off and immidiately the room was warm.

    I think blocking vents could couse more problems then benefits long term to be honest. I was told that there are different types of passive / active retrofitted vents that we could look at. I did not get the details yet tough.

    What people from 1 phase can tell about the warmth of the houses in general? Are you happy? Would you improve/change anything?

    We have a baby in our box room. Some nights it seemed cold but we blocked/taped over about two-thirds of the vents (leaving the top 3 or so open) and it has made a huge improvement we think.

    Overall the houses are warm enough for us adults for sure. But if you put your hand to a vent in any room you can feel cold air, so if the heating bill comes and its huge, then we'll have to do something.

    I think overall though while it's been cold, there's only been a few really freezing nights, and only one morning so far I've had to de frost the ice on the car. That of course could be down to being close to the sea, salt in the air etc., but maybe there are colder nights that'll be a bigger issue.

    We generally keep the heating between 22 and 23.5 or so, and adjust around that as we go. We haven't had to have it up to 25. The kicthen is probably the coldest room (mornings especially), due to the huge windows I guess. But it's manageable.

    Hi All, thanks for the info regarding the heating system. How are you finding the levels of hot water, what has been the best way to set it up so it's hot in the morning for a shower?

    There are heat recovery vents available that will reduce heat loss but they are €300ish each and require power so not really ideal.

    We are due to close this week, hopefully they will get the road finished and the estate tidied up in time! Anyone else due to close this week?

    Went up to see the house over the weekend, noticed damage to the back door that wasn't picked up on the snag, do you think the builder will repair with no issues?
