Hi all! We have been experiencing an issue on site where threads have been missing the latest postings. The platform host Vanilla are working on this issue. A workaround that has been used by some is to navigate back from 1 to 10+ pages to re-sync the thread and this will then show the latest posts. Thanks, Mike.

    We're just after starting the buying process and have yet to sign contracts. We went to view the showhouse and were told that the house wouldn't be ready until the end of the year! hopefully will be sooner rather than later though

    Hi Guys,

    Just wondering if anyone has heard anything about the launch of Phase 2? We are really hoping to buy the 3 bed semi detached. I was onto Savilles today and the guy told me June but when I was onto them last week I was told realistically September. If anyone has heard any different please let me know.

    Also, people who bought in phase 1 did you que over night? Did they do a number system or how did it work?

    Bought in Feb phase and yes there was a small queue overnight but there was only 2 of the 3 beds being released so if they release a larger amount there may be no need. It was all very orderly and no one jumping the queue etc. Best of luck!

    Has anybody got any sort of update with Saville's regarding the launch or pricing on the 3 beds? I have been trying to organise a private viewing for nearly 4 weeks now. I just seen in the paper that people are queuing up for apartments in Baldoyle. I have a feeling it will be the same here.

    Hi,
    Has anyone purchased a 4 bed semi in Carton wood? We have been told that there is currently 1 available but it is the "old design" the main difference being the layout of the kitchen compared to the "new design".
    If anyone has viewed the "old design" what did you think?

    I've seen the new design and do think it's a better layout and has the added bonus of a nice island/ counter feature. There was some photos of the old layout on Anthony Neville website- I'm sure they could provide these to you.

    Picture 17 on daft is the old design, it's from the perspective of standing in the kitchen looking into the living room bit. I agree with westsider tho, the new design is better.

    We've been informed by builders that completion date now pushed out to mid- late November. Has anyone else who bought in February been informed of this? Very disappointing given we were initially told July/ August... but I suppose it goes with the territory when buying a new house!

    For the first phase? That's insane. Why would they start on the second phase if they couldn't get close to completing even one house internally?

    Did you get a reason? Delays with plumbers, electricians etc or something with council?

    Edit: looks like it's second phase.

    I purchased in Nov with a completion date of April. Received this from the builders


    "Unfortunately, as is the case with the first number of homes on any development site, we often experience unexpected delays.  This is predominantly because all of the infrastructure for the entire site must be delivered to a satisfactory standard for Kildare County Council to sign off on the Building Control element, which, in turn, allows our Solicitor to complete his paperwork satisfactorily for the Purchaser’s Solicitor to close the sale.  We are however, after encountering a large quantity of rock on the surface water line going down the Dunboyne Road beside Carton House Golf Course.  You may have noticed the extensive works currently ongoing on the road.  This is to facilitate the surface water outfall from the site to the Rye River at the roundabout.  Unfortunately, when we were drafting our programmes, the ground reports available to us at the time did not allow us to foresee hitting rock on the drainage, therefore impacting dramatically on our construction programme"

    I know my house internally hasn't been finished yet. Looks like I might have to reapply for mortgage approval. Loan offer will run out soon😣

    Yes or phase 1b as I think they are referring to it... I see explanations over general delays here so that explains some of it.

    This came from Anthony Neville office directly.... estate agent had told me delay would be October a few weeks ago. There has been very little progress on the whole line of houses where our house will be so I would say November is more likely.

    Gosh that's unfortunate have they given you an updated completion date? I've spoken to the bank already as with our new timeframe our approval will run out too... she said they will try and ask for an extension on it...

    Trying for a 2 month extension. Will bring me to the end of July. Keeping fingers crossed I'll be in by then

    Yea it was when we were in contact about the changes that I asked the question about completion dates. We were becoming worried as the base isnt even down for our house yet so that's why I asked. It's very stressful to be honest, I hope they really do mean November now and not any later!

    Myhome.ie still says phase 2 is launching in May 2017. I was advised this has been pushed out until September. Has anyone heard anything different?

    I haven't had dealings with Anthony Nevilles but I find Savilles hard to deal with. I have been to many show homes and find dng and Hooke and McDonald great. They don't want people queuing as it's bad publicity. I feel that Savilles want people queuing and like the media attention.     Take the names of people who are interested and then once the houses become available ring up and book them. That's what all the other estate ages seem to be doing. The only article that was printed about people queuing was properties Savilles were selling. Friends of mine bought in beech park in lexilip last weekend and when they went to que on the Friday the estate agent took there details and sent them away and then gave them first preference when they arrived Saturday. Do you not think that's better than people camping in their cars??

    Has anyone who bought in November been told when they can expect to get into their house? We were originally told March, then middle April, then end of May and now we've just been told its been delayed but there has been no mention of a date.

    The last we were told is the building works should be finished mid-late June. And everything will depend on the work happening on the dunboyne road.

    we have now been told expected completion of our house will be late October, originally it was scheduled for completion in May/June.
    I have heard the developer is planning to release houses in Phase 1 in two seperate stages. Does anyone know what number houses will be released in Phase 1a?

    Did you buy house in November or February launch? That's a big delay any particular reason given for the delay?

    I was informed there would be a site meeting yesterday, friday so I could expect an update early next week. Looks like the pipework that seems to have caused the delays may be sorted. Drove along the dunboyne rd and it's been resurfaced..

    Yep house is built and looks pretty finished from the outside prob a bit to do on the inside

    I was talking to the foreman on site the beginning of May. They were skimimg the walls then....electrician told me he was due to do 2nd fixing after Easter.. i understand the pipework delayed things but surely they should have continued on with the original schedule??

    I would guess it was a case of diverting finances. Funds possibly being released in blocks by whoever was financing the development.

    We purchased in Feb and were told by Savills it be completed by June at the latest.
    Told by Anthony Neville it is projected to be completed late October and they will be releasing houses 1 by 1.
    Reading comments above, it doesnt look like the first houses will be released until September, so i anticipating our completion date will be pushed again. I would presume they would release in sections as to block off areas in the estate to ensure residents don't drive down to where constructing is ongoing?
    Has any encountered any problems from the Banks if you extended your mortgage offer??

    I'm in similar agreement with you. We purchased late Oct/early November and were told end of April/early May completion. Since there is was no blocking issues with the building of the house, the house should have been completed by then, regardless of any water surfacing/piping issues!

    Can I ask how you got in contact with the foreman? We are not getting any straight answers from our contact at AnthonyNeville...

    We carried out our snag at the end of June and we got told on Friday out re-inspection won't be until around 18th August!

    Same as, snagged on the 29th of June and was informed the house would be available to re-snag the 18th of August, a full 7 weeks later. The house was not ready to snag in June, the outside had not been finished and some final fixtures inside were still to be completed.

    We were initially told the house would be available in May, it is not looking like early September, getting really frustrating at this stage, communication is simply awful

    Yep, we found the same thing so there were a lot of things on our snag.

    We were originally told our house would be ready at the end of March! And now it's looking like September at some stage. We are frustrated too because we had an apartment to sell and can't delay the sale any further. If they had been honest at the start we could have timed the sale of the apartment a lot better.
