Hi all! We have been experiencing an issue on site where threads have been missing the latest postings. The platform host Vanilla are working on this issue. A workaround that has been used by some is to navigate back from 1 to 10+ pages to re-sync the thread and this will then show the latest posts. Thanks, Mike.

I wouldnt have signed without the heating being connected up, it would be top of the snag list & once contract signed/monies transferred, all issues fall down the priority list of the seller. you are correct though, this was ballymores issue to fix.

Regarding the ongoing issues, they are Joule's issues, covered by joule's warranty. Joule are difficult enough to deal with, without going through a 3rd party (ballymore), so just make a point of calling joule every day and raising this until they fix it under warranty. Dont accept another reset of the system, explain daily that it has been done a number of times and issues still reoccurs. Keep on them.

We kind of had to just sign, we got notice of snagging in mid July and never imagined it would take so long as we got our snagger in immediately. And it was second week in September at that point and we were under pressure to move. And to be fair Jason is decent, we knew we wouldn't be left without heating. But we also didnt think it would drag on this long. And we're not annoying them with minor issues for this very reason.

Re Joule, I have nothing in the welcome pack about Joule or guarantees or our unit serial number. So I didn't think they'd entertain me so that's why I was going through Ballymore. I see Joule have a website and phone number. Is this the one you mean or is there an emergency careline or maintanence number? Thanks

There are contact details on their website. warranty info should already be with them from when it was installed and configured.

Hi, wondering if anyone in the houses has bought one of the An Post Delivery Boxes. Tired of having to hike down to Coolmine for missed parcels, but would like to know if anyone else has experience putting it up.

Also one of the bathroom lights has gone on me, it won't turn on just flickers like a disco light. Anyone had issues with theirs or replaced them?

Redeliveries are free with An Post if you need to have it sent to an alternative address. Otherwise, If you put your address as the first line and second line "C/o Kingfisher Managament Suite" they will deliver to there. DeliveryBox is a good product but more so if you are buying/returning a lot of parcels.

Did anyone fix their dripping showers yet? We're out of the warranty period, and so we offered a side job to the plumbing contractor, but he wasn't interested. Before I detach the tap, does anyone know whether only the rubber washer needs to be replaced (and what size is needed), or whether I should get a valve cartridge (again, what size and type). I was told this was a common issue, so I'm hoping someone has already done maintenance on their showers.

    Hi Everyone,

We're on Bridge Avenue and having some trouble with plumbing. There's a smell running through our house, coming from the downstairs toilet - not the nicest! Presume there's a vent blocked somewhere. Has anyone else had this issue and/ or can recommend a plumber in the area?

The Camden phase use a different heating system by Daiken, I don't believe Joule provided any of the components.

Also I think Joule only provided part of the system in the original phase.

I believe the original installer was another company M&F Plumbing iirc.

You can remove the worktop or whatever it's called and take a look.
You need to cut the sealant with a blade then slide it out towards you.
It could be a leaking pipe.

Or just get a plumber to do it all..
    Certainly the sooner the better!

Laminate is also an option for the kitchen if you go for the water resistant type like balterio grande. We did all the ground floor and the bedrooms in it. And then a cheaper one for the attic and hot press. We're laminate folk! Laminate for life (or 25 years according to the guarantee apparently). Cost around 7k. And grey carpet (like everyone else!) for the stairs and landings (around 1200 I think). Just to give you an idea of price

Thanks a million... I didn’t even think of the hot press and the attic. We’ll definitely be going for laminate in most of the house. I’m on the fence about what to put in the kitchen.

I liked the flow (?!) of the same floor going through the hall to kitchen and into the back living room. Less mess and no separate cost of getting a tiler and no grout to clean. But some people are kitchen tile purists! And they can look great. It a question of personal preference. Just make sure you get high end water resistant laminate if going in the kitchen/utility. (Although I had non water resistant and definitely not high end laminate in my old apartment incl kitchen for nearly 5 years and it was still perfect when I left

We went with tiles in the kitchen and are happy with it.
I can tell you where I got my tiles by PM but won't recommend the tiler as the grout was not filled properly and I'm still to finish the grout filling properly myself. I put tiles in the kitchen and boiler room, cost around 1.5k with tiling.

A question guys, do you know who can I contact to put wood casing around the radiators just like in the showroom? I have sofas against them in the living room and they are starting to get marks from radiator edges so I'm leaning towards getting this done. Also remembering the showroom, they looked pretty neat.

We moved our tv point to the opposite side for this reason - I thought the heat would be blocked by the couch. Those radiator covers did look well in the showhouse. I have however heard mixed reports about them blocking heat. That might not be an issue in our houses though, given the radiators are never really piping hot anyway and it's more of a slow heating up and getting cooler. I don't have any specific recommendations but I googled it before and there seems to be loads of people who make them. Just make sure there is a vent at the top to let the heat out. From what I can see they cost around 300 - 400 depending on the spec. Good luck!

Big day for us here! We finally have internet!!!!! Finally caved and got Cablewatch which I should have done months ago. Rang yesterday, they were out today and I'm getting speeds of around 30mb. Compared with 1mb or less on Eir mobile broadband and 2 or 3mb on 4g on our phones (Three and Vodafone)

So my advice to the people moving in soon, don't do what we did and wait 3 months for Eir (and ruin Christmas!!). I was waiting til after 30th December as that was allegedly the day when Eir were supposed to come and lay the cables, allowing us to get fibre internet and/or Vodafone/Sky TV. My contact on the Eir board isn't even responding anymore and ringing them is a complete waste of time. Before we moved in and I was reading other people's long experience of waiting for internet, I thought to myself ah that won't be us, I'll be really on the ball and ringing them every week if I have too. I was very wrong! Ringing just gets you through to the call centre to sign you up. These people have no idea about the infrastructure as that part is outsourced. One of our neighbours said Sky told them that it's likely to be March now as they're still waiting on an update from Eir (who own the rights to the infrastructure.)

I don't even believe it'll be March now, I've heard separately (unconfirmed) that Eir are stopping all infrastructure work now til the National Broadband Plan is sorted and that they want to renegotiate the contracts with others (Sky/Vodafone) who are getting all the business off the Eir cabling so it's not really worth their while to do it. Also the Cablewatch guy said today that there are still no Eir cables on Hamilton Walk and they're finished over a year. I don't know if that's true but someone might confirm.

We are paying Cablewatch around 75 a month for the 120mb internet package (which we're getting 30mb in speed tests but that's 30 times better than what we had so we don't care!). There are also 70 TV channels, not in HD, no pause/rewind/record or any of the modern stuff. Just old school live TV! Again compared to nothing for 3 months it's a big upgrade! We have bled Netflix dry at this point and even that kept buffering as there wasn't enough bandwidth. He said you can buy their box for recording for 30 euro but we'd probably get better boxes from Argos with more storage. Also it's 5 euro extra per tv for multiroom. He couldn't do that today but we'll probably get another one hooked up providing we don't need to drill through walls or anything like that.

We put the modem in the box room on the first floor and the signal is least good in the master bedroom on second floor and perfect in the sitting room and kitchen.

One slight issue is that the boxes outside the front door were put in wrong by Ballymore and we have exposed cables and it looks a bit messy. This is a case for everyone on our street, not just our house. And there are holes which I think a mice could get into if they so desired (I think someone mentioned that in a previous post) so I'll be looking to get those filled. But not sure when because if we switch to Sky in a few months (I may be optimistic here!) I assume it'll need to be filled again after that job.

Now, let's see if I'll be able to get out of the Eir mobile contract that's costing us €53 a month for speeds of <1mb. I signed on for a year but it is not fit for purpose. I'm tempted to just cancel the direct debit but I'm afraid I'll end up on some bad credit list or something

Would anyone who has moved into an Ash during the most recent phase have the measurements of the small back sitting room?

The measurements we took in the showhouse and the rough measurements we took during the snag are completely different, so I'm trying to figure out if the sofa we were planning on getting will actually fit

Can anyone recommend a good cleaning product for the minerva countertops in the kitchen? It's like the counters are porous and instantly absorb any drops of tea and I find myself having to scrub with bleach. I'm not keen on using a product that harsh everytime there is a spill on the counter. Thanks

Lemon juice & vinegar work. For particularly stuborn stains milton does the job most of the time, but be sure to rinse it thoroughly as milton bleaches clothes.

Dont scour with a scouring pad/cloth or Cif, dont use heaps of elbow grease, it just puts tiny grooves & scratches in the minerva that make removing stains even more difficult.

Thsnks Fred, good idea, I'll make up a solution in a spray bottle. Great that there's a non toxic solution

For anyone who bought an Ash, I was wondering was it possible fit a superking bed and matresss up the stairs? Additionally, if you did fit it up the stairs, was there enough space for bedside lockers either side of the bed? Thanks

  • Registered Users Posts: 153 ✭✭Bruncvik

We fit a superking into the en suite bedroom. However, the base came as two boxes. The mattress had to be bent very slightly up the stairs, but I don't think a single rigid box would fit through.

There is enough space for the bed. From the window, we have a night desk, the bed, and a baby cot bed (width 70cm), with enough walking space on both sides of the bed and the cot bed (a little tight around the cot bed, but doable). Along the wall by the foot of the bed we still have a chest of drawers.

Thanks Bruncvik, that’s good to know. We thought we might have to possibly buy one of the king size mattresses that zips in two pieces, they seem to be a lot more expensive.

Hey guys, thanks for all the information shared here, it's been extremely valuable to us during the process of getting our house. Now we are finally on the home stretch of it but it happens that our snagger is quite busy at the moment. Does anyone have someone to recommend us for our 2nd snagging?

    Thanks!

hi insdami, did you buy from the most recent phase (ones that went on sale in September)? We bought an ash in Rathborne Walk and are waiting to be called for snagging. We were told end of January subject to having power.

No, we bought ours in February 2018 and our first snagging was done the first week of December. So roughly it was 10-ish months for us.

Just a heads up, try to be very exhaustive on your first snagging list.

I'll spsre everyone another long broadband rant/saga! Bottom line, you only have one option for the foreseeable future - Cablewatch. And virgin media won't be here for an even longer time - like 10 years or something. Something to do with the rights being with Eir. Who don't want to use them.

Ha if you wait 3 months for Eir to come and 150 quid to get out of their mobile broadband contract that reached speeds of 0.5mbps you'll happily pay cablewatch whatever they want!

That being said, the new houses do need to try or I fear they will forget about our plight. Just manage your expectations

Not sure what area you're thinking of but royal canal park is one of the tidiest areas I've seen. The river road is not part of it.

Also I'm not sure if there is another phase, I thought the last one went on sale in Sept

Alot of people seem to have issues getting good broadband with Eir - they seem to have a limited capacity in the area with all the houses. We're on Royal Canal Avenue and luckily managed to get a good fibre connection with Vodafone (Eir's infrastructure) but I know many of my neighbours had problems.

So with Eir, its hard to know what way they operate.

I can't say regarding the River Road as I'm never on it, but RCP is usually spotless. There's also an active royal canal clean up on Saturday mornings ran by the local community, so any small amount of litter that might be there is cleaned up.

Are there more phases for sale?

hello, for those who have broadband, apart from Eir are there any other providers serving RCP now? ...I checked V Media & Sky online and they say that they do supply to RCP....but when I went called to inquire about switching, both companies said that they DO not supply RCP yet....so I am unsure if i am being given the correct information because of what their website says when checking the address. if anybody else has a different provider, can they please let me know which one? :)

Quick one folks, is the outside heating unit supposed to trickle water? I just got home and the place isn't very warm so went outside to investigate. The fan wasn't on and heard water trickling out of it. There's a drain underneath it so maybe that's normal? The fan just kicked off again there so maybe it's ok and the trickling is because it's very cold this evening?

    Thanks

It's probably condensation emitted by the heat pump. I think it's pretty normal.

You should be able to get Eir, Vodafone or Sky. I'm with Vodafone and get decent speeds, they advertise 100 mbps and i get pretty close to that. Would be nice if virgin media came in but I can't really complain. For anybody considering cablewatch you should do some reading up about them, do a search here on boards.ie

We had our annual maintenance a two months ago. I didn't even see any water, but the maintenance guy said there was a leak, which he fixed. He told us to monitor the gauge in the boiler room - the red dial should be close to the black dial. If the red drops close to zero, to call him to check for another leak.

A while ago there was a post with images, detailing how to increase pressure in the heating system again. If you have a leak and heating is not as efficient as before, you can use the instructions as a short term solution until you have someone look at your pump.

Thanks Bruncvik, that's a great idea, I might get an early service and that should reveal any problems and stop me speculating. Would you mind pm'ing me the contact details of the guy who did it? Did he charge you extra for fixing the leak or was it part of the service?

I think we might have a different unit than in the earlier phases but I'll have a look back for that detail. Thanks again

    Hi all,

I searched on the thread and see that someone asked about the measurements of the media room of The Ash, but I believe no one replied so here I go: I am really tempted to take advantage of the January Sale and buy the couch I like, but would like to know the average measurements of the room. Can you fit a 4 seater or will it be too snug?

3035x2775mm in our house. The shorter side is the one with the door and window. Note that this is wall-to-wall, and make provisions for skirting boards, the radiator and windowsill. I didn't when I designed a media wall for the room and ended up cutting off pieces of the skirting boards.

Hi, I moved into one of the new Camden houses before Christmas: I'm thinking about going ahead and getting Sky Tv via satellite this week but wanted to check before I do that I definitely cannot get Sky or Virgin piped currently or in the near future and likewise for broadband? Is it definitely the case that cable watch is the only option for Tv/broadband as per previous posts? Seems unreal that this is the only option and just wanted to check before I go ahead with getting sky installed.
