That's some fine detective work, Columbo! :pac:

It's close on 20 years ago now, but I spent two years myself living in a flat in this place:
    https://www.daft.ie/for-sale/detached-house-glenbower-house-the-avenue-gorey-co-wexford/2629315

What does anybody here think of it?

Snap! Only there 6 months in studio apartment. It's a lot of building in a prime Gorey location for the price.

Twenty years on and it’s a very different neighbourhood. The mart is closed, the green triangle by the train station is a car park and just opposite is a big shopping complex. Won’t be anything like that corner of the Avenue 20 (or 30) years ago.

The mart was actually already gone by the time I lived there, and there was a WFC (Wexford Farmers Co-Op) shop on the site where it used to be. It's since then evolved into that dental place on the corner, and the bike shop beside it. The rest of the development along the grandly-named Paul Funge Boulevard is all new in the intervening years all right. Mainly because the road itself didn't even exist back then. :D

I still live just about 15 minutes away (Camolin/Ferns direction) and so am obviously still very familiar with the area. It's moved on like just about everywhere else all right, but still a good town.

    Howdy, sort-of once-upon-a-time neighbour. :)

I had what was basically the ground floor of the part of the building accessed through the black door that can you see in the main photo, near the gateway into the yard. It had a massive sitting room of about 25' x 15', and the bedroom was a big size too. Undoubtedly the best place I ever rented. Only moved out when I bought my first place of my own.

Maybe there's a 'You are a wizard' mug in the cupboard

    ...Is there even a window?
I don't think there is a window, I was trying to figure out what was off about it! Imagine that in a heatwave.

ETA: some random drunk confirmed there is!

I don't know why but I find the sight of that "You are a Star" mug so depressing. Like it tells it's own sad little story. I imagine it represents the hopes and dreams for the future that someone once had. Only to end up in this grim flat.

On the reverse of that mug it says

The interior decor on this is very..... emmm.... swish? Anyone selling curtains and wallpaper in Clondalkin would have done well out of these owners. Special mention to the cushion on the couch.

I don't know Woodford, but Yellow Meadows just down the road is a decent spot. €225K for a 3-bed in Dublin is good value if the area checks out. It has been rented out for 10 years though.

Whenever I see a house in Dublin that looks suspiciously affordable I always Google the address followed by the word "defendant" or "court". This first 3 results for this address tell you all you need to know about the area.

"Man found in cabin with a loaded semi-automatic weapon under sofa, court told"

    https://m.sundayworld.com/crime/courts/man-found-in-cabin-with-a-loaded-semi-automatic-weapon-under-sofa-court-told-39769324.html

"Accused of threatening to kill a security guard "

    https://www.echo.ie/clondalkin/article/accused-of-threatening-to-kill-a-security-guard

"Man arrested over €2.2million drugs haul allegedly told gardai he'd 'disappear if he got bail"

    https://www.irishmirror.ie/news/irish-news/crime/man-arrested-over-22million-drugs-22386424

It's a shame because while it needs a bit of a makeover it otherwise would look like decent value.

3 properties for 251k while there are very high rents about. A canny landlord could get them all rented to the council on long leases and have a very nice rent roll of around 25k a year, thats a 10% return on investment. They need a bit of money spent to furnish them but canny landlords always go to Bargaintown and buy the absolute cheapest of crap to kit it out.

Yeah as Alun said Ballyknockan just outside Blessington was a centre of granite construction back in the day with loads of stonemasons in the village who built their own houses by hand and worked on big projects in Dublin. Theres a granite quarry behind the village which supplied the granite for lots of churches in Dublin and buildings like Bank of Ireland on College Green. Blessington and the lake is an under rated piece of Wicklow. Take a spin around Lake Drive which is about 50km and circumnavigates the entire lake, its a very scenic drive on a good day.

Anyway a mate of mine over in London is going to view this house tomorrow, it definitely ticks the 1970s box in a couple of rooms

£675k is some wedge for that but Im told its 30 minutes by train to Liverpool St in the City which is a very quick commute in London terms

Christ, can you imagine the STATE of that carpet and matt around the toilet ??

I live about ten minutes walk from there, it's not a bad area at all. Those houses are very small, even the "big" bedroom is 12x10ft.

Oh I could be completely wrong but I did live previously with an Asian family who kept rice in big plastic containers like that :D

There was a couple of things in the decor that had me leaning towards Indian - the curtain style, the family photo in the bedroom, the bucket in the bath, the metal jug in the kitchen but I could well be putting 2 and 2 together and coming up with 5.

From what I found online, it was both a limousine hire and formal wear (ie tuxedos etc) company run by one Mr Joe Sinatra who was in the business a long time and may now be retired or deceased and hence the place being available to rent . I was hoping for a more interesting or salacious explanation, but oh well .

That's one of the biggest messes of a layout I've seen. For a house that size and that much money spent it's a disaster. Some people do just have to make do with the space and budget they have so will be quirks and make do with odd layouts but there's no excuse with that budget.

The downstairs bedrooms are in a separate section behind that door they squeezed that high press. So to get to one of them from front door you have pass through the kitchen and to go through 5 door ways!

I don't see much wrong with that house. The kitchen is fine to me apary from the odd levels, but the rest is fine and in a nice location.
