    Stunning house, but it's located down the end of a donkey track. You'd need a Land Cruiser living down there.

    I was very interested in viewing it so I drove down there with Mrs Fricatus a while ago for a peek, and nearly busted an axle. It's very isolated, and surrounded on three sides by a field where I believe horses run around...

    For those reasons (and those reasons only) I don't think it will sell quickly, or at anything like that price.

    Is it worth €155,000?

    That is more like a terrace then a 3 bed semi!

    Less desirable area and smaller then your standard 3 bed semi so I would knock about €20k off the current baseline.

    Max price for that is about €90-€100k IMO.

    2 identical 3 bed semi's in Collins Avenue, whats the difference between them?
    Well it seems there is a €50k difference for some unknown and mind blowing reason!

    This is another fine example of the stupidity out there!

    Both these house are worth as follows:

    €120k 3 bed semi baseline + €10k for garage conversion so should be advertised for €140k and accept any offer approaching €120k

    What planet are these sellers and Real estate agents on?
    €245k and €195k for a 3 bed semi on the Dunmore road, idiots!!!!

    That is silly money for that house in fairness. Any ideas what they sold for originally? I can't imagine they were around the €200k mark, were they? They're not that old like.

    Friend of mine is renting a mansion in donegal for around 700 that was on sale for over 800 previously.3000sq foot split level overlooking Atlantic with a few jacuzzis and marble. It's a renters market why buy?

    Whereas I agree with your statements on the estate itself, three of these units sold for over €500.k this year alone, so it kinda blows your theory out of the water. two of them were forced bank sales, admittedly the three buyers had a substantial amount of the deposit and still had difficulty raising the balance through mortgage.

    They were above the €200k mark as far as I remember! (Up to €220k)

    Though they were available through the "affordable housing" scheme as far as I know, so I guess that means people got 10% off the price.

    Still, even €180k was madness. How were they so high???

    In their title and in the search results both of those Collins Avenue properties come back saying "Semi-Detached House" so if the first one is actually detached then the agent listing it should be shot for not even listing it correctly!!!

    Only in the property description does it mention anything about it being a detached property and the picture does not prove it conclusively!
    Max it is worth anyway if it is detached is another €20k so should be about €150k

    I am not a Real Estate agent myself I am just someone pretty interested in investing in property and have had my eyes on the Irish property market for a very long time.

    Couldn't agree with you more.. When it first started and sites were going for €50k each. That was seen as expensive at the time but that was for a decent fully serviced site of over half an acre or more.

    On that you'd fit a nice sized house and detached garage with plenty of space and privacy all around. However after the first half a dozen or so houses were built, things started going a bit nuts with the property market and the whole place went down hill..

    It had the potential to be an amazing place to live, large luxury houses in a private estate, large sites surrounded by mature woodland.. instead you had these abominations of house crowbarred onto tiny sites and making a mockery of the whole look and feel of the place.. a complete joke!!..

    I know someone who was offered a site there with full planning permission for a huge house on it.

    The site cost €450k alone and the house would cost somewhere in the region of €550k to build and kit out.. so €1 million up front before you started. They laughed at it and told the estate agent to come back when the site was down to €100k and they might think about and this was at the height of the boom.

    That kinda says it all really. :rolleyes:

    Again this is only worth €130k at most but is advertised at €180k!

    We had 2 yesterday advertised for €245k and €195k and 1 today at €180k so at least the price is going in the right direction!

    I believe these should be advertised for €140k and then accept any offer over €120k.

    They will be worth €100k in about 12 months...

    Hah, they just updated this listing to now say region €190k!

    Looks like it is the same property as the one listed yesterday for €195k which has now also been changed to region €190k.

    So one minute with one agent it is €195k then the next minute with another agent it is €180k and then someone must have called someone and they both agreed on region €190k!

    If you look at 2 of the same properties listed under a different real estate agents you'll notice if you havent already they they use the exact same photos,
    so i am assuming they are sharing the photos they take which I find strange for competiting businesses.
    I would imagine after reading the few examples that the real estate agents are no more in competition with each other then the man on thre moon.

    I wouldnt be suprised if there wasnt an effort amongst them to keep prices artificially high.

    You have a point, but the banks are moving in on some people. The banks can move in on the buy-to-let amateur landlord types as its not their family home.

    But overall I don't think Waterford has a huge property overhang. Even places like that new housing estate in Kilmeadan are filling up.

    Sold a 4 bedroom house ,end of terrace ,semi ,large garden in Woodlawn grove ,40 year old house but renovated by me ,very near the WIT for E.220,000 in Febuary 2008 .It backed on to the Waterford Crystal sports ground .For that same money i could now get a better house in Dublin ,in a central location ( Dublin is my native City ).As i have moved abroad to Asia it does not matter though .
    As a side note houses must be around E50,000 or less in Ballybeg by now ?

    Less desirable location plus smaller than your usual 3 bed semi so I think worth more like €100k.

    My take on it is this: Take the realistic advertised price(or if unrealistic calculate from the baseline as mentioned earlier) and with your first offer come in about 30% lower than that price.

    So for this property advertised at nearly €123k my first offer would be about €85k then I would move up potentially in €5k increments until I got to €95k and would not go any higher after that.

    It's a very poorly done ad because the price quoted is actually the price for a 3-bed mid-terrace. The 3-bed end of terraces are €129,950 according to the ad. I don't think there are any 3-bed semis left.

    I think the mid-terraces were around €170k when they were first available almost two years ago so they've dropped by over a third.

    I bought a 3-bed semi here back then. You can now get a 4-bed detached for less than that and that was a couple of years after the crash! Unfortunately waiting wasn't an option we had available to us.

    To be honest, the 4-beds aren't that great but they do give an extra room and I think there might be a utility room there too.


    Back to the original point, when we bought we viewed the terraces and I really wasn't mad about the layout but, that being said, I think they're probably good value at the prices they're at now. I reckon the developer has already made a tidy sum on the estate so just wants to sell what's left and be out of here so he's selling for a very reasonable price.

    At last we finally see a proper advertisement with a realistic price:

    I know that 3 bed semis are only actually selling at €110k-€120k no matter what they are advertised for or where they are located so this 4 bedder is perfectly priced.

    This now does mean though that a new precedent has been set and has pushed all 3 bed semi's down by about €20k to about €100k!

    Who in their right mind would pay €200k+ for a 3 bed semi if a 4 bed semi is advertised for €130k without any need to negotiate!?!

    All so called Real Estate agents and sellers really need to take note of this €130k price tag and if they want to sell I reiterate my call to price their properties according to the current realistic €120k baseline or else you would be better advised to not waste your time!

    Thats a very crap advert .It does not give a front view of the house or describe the garden or show any of the supposed 2 bathrooms .
