    I think you can get an extension on mortgage offer rather than going through the whole process again?

    @GG2023 We got an email from them yesterday evening 🙌🏻 When did you send in your snag report? They said the timeline is 2 weeks to fix snags which seems correct. We sent ours to the site on the 4th and we are doing the resnag on the 15th. So you might hear from them very soon! We got an extension on our mortgage but the Homebond wasnt available in time. Luckily our broker was great and he got a new offer letter out with minimal hassle. We are hoping our floor guys have availability now with all the pushing out 🤞🏻

    @Supernaturalxo we sent our report in on the 3rd, so hopefully we will get something soon! But we did have a leak so maybe that might take a bit longer, no harm in me contacting them too! Was it Tracey that contacted you or Derek? I’m feeling my 19th date for the floors might be a bit optimistic!

    Really poor by them.

    Our agent told us that Ballymore would be in touch. They never did get in touch and we had to chase them to get anything. When in touch - no element of an apology, nothing.

    If the house is delayed, it’s delayed. Give us the update on the progress of the thing we paid for at least so we can make plans. Not everything is perfect but ignoring problems makes them worse.

    As I said, it’s been too easy for them to sell these houses in this market but I would seriously question why they pile money into marketing but so little on customer service.

    As this thread will be picked up when people do their diligence on the next phases, the advice would be to be prepared to be underwhelmed by Ballymore beyond the marketing.

    @GG2023 Hopefully you should hear from them today. Maybe the leak is causing a little delay. Hopefully no leaks were missed on our end 😄 Tracey emailed us regarding the new date but we sent our report to Derek as Tracey was out of office. Id say you're not too far off from that date though.

    Has anyone heard regarding the service charges? As far as I'm aware it needs to be paid all upfront for this year? Which seems very odd.

    we had to pay service charge upfront also I’m not even sure we know the actual yearly figure but paid over 1200 anyway which was an estimate, after thinking about it at the time it does make sense we pay that they’re not chasing everyone when they move in, I’ve never lived anywhere with a service charge before so I’m not sure what normal practice is. It’s all money though at this stage!

    Oh we haven't paid anything yet, unless our solicitor has done this already for us. We were told it was for this year 2024 which is strange as we haven't even lived there for the year. Hopefully they don't chase for it again next year 😄

    It was on our solicitors bill, I presumed it was for the year ahead from when we move in, I must query that! Another job for Monday 😬

    Our solicitor thought it was strange that they asked for the service charge for 2024 and that was the last we heard about it 😄 let us know if they say different to you. I really hope they don't expect us to pay for 2024.

    Has anyone looked at flooring the stairs and what's needed? Are the stairs timber and how do they look? We don't want carpet so are looking into flooring them with the same wood as the rest of the house but are trying to work out if that's necessary.

    @xxMCRxBabyxX stairs are timber and look good, rest or flooring is chipboard which obviously needs covering but stairs are solid wood. I’d say if sanded, stained and varnished they would be fine. I’m no expert now but that would be my opinion!

    Yes! It was our first contact from them. She said all going well completion early January. We booked for 9th December.

    We got our email this morning too! Maybe they are emailing in batches of 2s.. We asked about estimate completion date but no reply yet, banks require all docs in and approved by Dec 13 to drawdown before Christmas so it’s probably too late now.. Visited the site yesterday and they were working on the row.

    Anyone on row 57-62 get an indication of when we will be closing? I’m aware the home ins certificates are outstanding and been told the past 2 weeks they were due on the Fridays of those weeks. I’m annoying them every day over it! We snagged last Tuesday and there were a good few outstanding items. Has anyone else on this row heard potential closing dates?

    @GG2023 We did our resnag on Friday. There is still a bit outstanding for us also. They aim to fix within the week. Have they come back to you yet regarding yours? The builders did tell us that they are waiting on the council to sign off on the road before they can open it to the public. Hopefully this doesn't delay the completion.

    So I asked about the road and was told we could still close before that’s finished we would just have to park down at the open parts. Was also told 2 weeks for the road to be done which is now a week. I’m going to chase up the desnag list today. Have had to cancel floors and movers as they won’t reschedule me again until we have a date which is really frustrating, especially in the run up to Christmas. We are desperate to get in, our current living situation is really not working for us and the older kids are getting really stressed about it. I’m just worried it won’t be before Christmas

    @GG2023 Thats very frustrating. We have chased on the certificates on our end. Let us know if you hear back regarding your desnag. Fingers crossed everything is sorted. We moved our floor fitting to the 25th, although it looks highly unlikely that will happen now. Ballymore confirmed as long as we accept the house following the snag that keys should be issued a few days later. I hope that's still the case.

    I mailed Donna today about the Desnag so I’ll see what she comes back with. FYI the BER certs are in , Donna emailed it to me directly and I sent it to the bank so at least one thing is ticked off the list and cut out the solicitors. She told me today that the Homebond documents have been reviewed so she’s expecting the certs very soon. In fairness she’s been really helpful and responsive. Our carpets are booked for 25th and likewise I think I’ll be cancelling tomorrow! I’m thinking another 1.5-2weeks, by the time certs are in and approved by bank, request for funds to bank from solicitor and transfer of funds, bank said can be up to 6 days once request goes in to funds being released. Trying not to stress as much this week. Keep us posted if you get any further updates!

    Hi everyone, me and my wife are thinking of looking into buying at Sea Gardens, I'm taking everyone's view on that place as I got mixed opinions so .. what are your thoughts? I'm comparing it to Cherrywood specifically.

    @SeSHo from what I have heard from many people and from what I have seen, the finish and spec of the Seagardens development is far superior to most new developments around, the location is fabulous with short walking distance to the sea and promenade. Depends on what you’re looking for though 😊
