    @GG2023 Hi! We actually just got the email from Ballymore confirming the snagging finally! We can snag after the 31st Oct. So we are going to try get in for the 1st Nov to Snag. You might get an email from them today also 🤞🏻

    I think the road was still a little behind last time we were there but looks promising now. Let us know if there is any changes from the site.

    @Supernaturalxo woo hoo we got it too! Have booked in for 1st of Nov 9am! Can’t believe it’s Actually happening! And they were true to their word this time! Time to get everything else booked in now, So exciting!

    @GG2023 Amazing news! Feels exciting now 😄 something to look forward to. Best of luck with the snagging! The site manager did tell us they aim to fix all snags within a week so fingers crossed we can move in very soon after snagging.

    @bafled were using New Home Surveys, really good reviews and very detailed reports ( previous reports sent through)

    Yes I heard between 8th and 22nd last week. seems like the previous batch had a weeks notice so I doubt the 8th is happening now.

    How did snagging go for those that did it today?

    @idlefingers There was a lot of cosmetic issues for us, more than we thought there woule be. Especially around the windows. They said they aim to fix snagging issues within 2 weeks. They said we should receive the keys within 2-3 weeks. Not sure if anyone else was told differently.

    That's frustrating. Hopefully quick fixes. I wonder will your terrace need to be completed before moving on to ours (63-73). At this stage now I'd nearly prefer to get keys after Christmas, especially if snagging doesn't happen in next week or two. I think moving in and around Christmas doesn't sound ideal.

    Just for my own understanding, do the surveyors go back after the snag list is completed. Once all okay mortgage is drawn down?

    @idlefingers I think you'd need to pay more for this but I could be wrong. I think it's standard for them to give you the report which you submit to the site. The report should contain pictures so you and the site know what the issues are. Once its all corrected the site call you back to confirm the defects are fixed. We snagged on Friday and got our report back today so hopefully all issues are fixed within the next 2 weeks 🤞🏻

    Same for us about 70 cosmetic issues, ones I would probably have overlooked with my own eye, about 1/5 of these are scuffs etc on paintwork or wardrobes. Most significant was a leaking shower so not bad overall. You do pay extra for someone to come out and make sure everything is fixed as per report. Most likely will do this ourselves. Was pleasantly surprised by attic space. We thought the floor space looked smaller but I know from building a house before it’s only because it’s not furnished! Constantly moving flooring installation so I’d say everyone is sick of us. BER certs are available though and contractor still waiting on home completion report which they are expecting this week. Road up to the houses is still not complete, so I presume this needs to be complete before we all start moving!

    Thanks for the information re: snagging.

    Any update on row 63-73?

    I imagine they will want to hand over pre Xmas so should see a big push in next week or two to finish up.

    I managed to speak with the site foreman today about row 63-73. Not good news I'm afraid, seems like the current plan is to snag them at the end of November which would not leave enough time for them to do post snag list and get the BCAR cert before Christmas so completion would be happening in January.

    Oh that's a frustrating update but thanks for letting us know. This is not in line with what the estate agent has been saying but I have been taking any updates from them with a massive pinch of salt.

    How long between snagging and getting keys is typical I wonder? I've no idea myself.

    Its so hard to plan for. We are renting at the moment so trying to plan that we aren't left homeless but also not overlapping to much when giving our notice.

    Thankfully we didn't give notice with timeframes given a couple of weeks ago.

    Seems like after snagging you should get keys within 2-3 weeks. Are you row 63-73 aswell? Seems like we are all on boards looking for updates!

    Ballymore build good homes but that appears to be it. More effort in trying to win architectural awards and marketing for this than customer service from what I can see.

    When you hand over 10s of thousands of euro to people on a deposit, it is disgraceful that you have to chase to get a contact to get even vague updates on a house. All of these developers behave like this so they don’t feel the need to step up but it doesn’t make it right.

    Having talked to builders on site (the fact that people have to drive out and waste builders time to just get updates), they’ll admit themselves that the delays are not just down to the typical “Irish Water” or “ESB” excuses. We can see it with our own eyes as well and the excuses wear thin. Ballymore aren’t delivering like their agents said they would.

    I hate the phrase but it is all so incredibly Irish that people avoid communications. Ballymore are costing people their money here through the delays and under delivery - at least give the comms there from the start as to why.

    The tide will go out eventually on new home sales and having such a captive market so standards are important. Hopefully the Mulryans make improvements.

    I want updates on the house I paid for, not another influencer getting paid for hosting a morning of yoga for their Instagram.

    @hydog1985 I totally agree, we could have stayed in our own home longer if the agent mostly had been honest, we were told end of august and then got a rushed email to say actually it will be ready end of July, we were on holidays but planned then for the sale of our house to close at end of august to give us a cushion! We’ve been up in my mothers house since then which were very lucky to have but 5 of us and a golden retriever it’s not ideal with a 2 hour commute in the mornings for 2 schools and a crèche. Communication between developer and agents seems to be non existent or they’ve both decided just to keep fobbing everyone off with different dates. Our mortgage is expiring in a couple of weeks so we’re at a knife edge here 😡

    @GG2023 I agree, it was like pulling teeth to get any information. We also sold our previous home and thankfully have the space to live in the parents, but it's not ideal. Our mortgage expired a few days ago so we need to go through the process all over again 😄. Did you get your resnag date? Ours is the the 15th and they said if we are happy to accept it, we should have keys within a few days after this date.

    @Supernaturalxo omg you’ve given me hope! Did they call or email you with the date? Was it today they contacted you? I just rearranged our floors for the 19th after pushing it out multiple times! We haven’t received anything yet! I’ve been on to Donna in Ballymore and homebond and completion certs still outstanding and needed for mortgage, she said she hopes to have them next week but she that about this week! I’ve booked the movers for the 21st 😂 we live in hope!
