    Hi all, We booked a 3 bed Goldfinch in Hyde Road. Did anyone get a snag letter for any of the home at Hyde Road? If yes then please share the snag list with me. I am anticipating my snag in next 2 weeks. Also any suggestions for interior service? Thanks.

    Just wondering what services are available in the estate or what people found best e.g. Bins, Internet and TV.

    A Sky Conway router is probably installed in your house right now without your consent :-) They have a bad rep but joking aside I'm happy with their internet connection, we're on an 18 month contract for €27 a month and get around 30MB on their 100MB package which is fine for us and a great price. They do a basic TV package too and also allow you to use communal dish for Sky TV. If you go down that route you just order Sky as you normally would. For bins we use Panda.

    Hi all,

    We got one of the Jay houses in Hyde Road. Went to see the place today to get an idea how much work is left. Everything was closed and no one working there, so couldn't get too close to the house, but it looks that those houses are going to have really tiny backyards as there is basically no space left between the house and the fence. And with all those trees it's probably gonna be an eternal shadow there.

    Was anyone able to inspect the Jays in Hyde Road closer? Any concerns regarding the backyard?

    The builders are probably off on their summer holidays at the moment. It is usually the weeks leading up to the august bank holiday weekend, returning after the bank holiday weekend as far as I know.
    As for the backyard, the measurements were correct for us. You can argue if you feel your backyard is smaller than specified on the Planning Application.

    Thanks for the links MayBea! Very helpful.

    Planning application gives some reassurance if it can actually be argued successfully. Maybe we got a wrong visual impression as we couldn't get too close to the house. Gonna go again when the builders are back to get a better idea.

    What do people think of the green area being developed? It Seems to be poorly landscaped and weed infested even though grass seed was put down months ago. They are taking an absolute lifetime to work on it also. Who is in charge of this that we can complain to, it seems to be the builders themselves doing it rather than actual landscapers.

    Just wondering, does anyone on here have the plans for the green area / park? 
    I want to see if there is a pedestrian access out the top of the park (for cycling) and also if a playground is being put on the flat area (previously the little lake!)  Thanks.

    I dont have the plans but there will be a pedestrian/cycling access through Fernleigh at the top of the park. I read it in the original planning permission and you can already see they have made the path all the way up to the fencing at Fernleigh. It will half my walk to the luas at Glencairn and shave a few minutes off my cycle to work so looking forward to that!

    Panda and Greenstar service the estate. I think everyone just copied and went with panda. They do a decent job and the guys are friendly and helpful who collect the waste.

    Rang Greenstar and they have merged with Panda. They are twice as expensive as Thorntons. Shame that they have a monopoly in the estate.

    Panda bin
    Panda bin yearly service charge € 86.00
    Weekly lift (€3.20X52) €166.40
    10kg waste (10X€0.27X52) €140.40
    Total € 392.80

    Thorntons
    Yearly service charge(€16.50X12) €198.00
    €0.25 per kg over 40kg per month.(3.33X0.25) € 8.33
    10kgX52/12 = 43.33kg a month.
    Total €206.33

    The green area in the middle and park seems to be finally taking shape. No sign yet of the playground!
    The paths are being laid, with one right up to the boundary with Ferncarrig avenue / Old Kilgobbin Road.
    Hopefully this will provide a pedestrian access out the top of the park.

    It is seems never ending and is a very frustrating. Work has been start stop on this park area for months. They work for a week and then stop for months. It really is terrible, and summer is over now and still not finished. grass seems to be destroyed with weeds ( a consequence of them using the soil from the pile at the entrance to the estate which is covered in weeds). The grass seed was laid poorly and is now pathchy in areas. It seems to be getting landscaped to a very poor standard when compared to any comparable new build estate in the area ( belarmine woods, bishops gate). Bishops gate has been completely built from the ground up in 1 year and is now fully landscaped to very high standard. A consequence of having a good builder it seems (durkan homes built bishops gate) . SDR really seem to be crowd of substandard/do everything cheap builders.
    All of the cream rendered walls after 6 months in estate now are badly water staining brown/black with rainwater due to builders not ensuring water drip lines in the cap stones are cleared of cement. A shame, and really lets down the look of estate.

    I am looking for a primary school around our estate. I have two boys but I prefer a mixed school. We are not Irish, so the 'Gaelscoil Thaobh na Coille' is not on my list.

    I heared two schools 'Holly Cross Primary School' and 'Taney Parish Primary School' locate at Dundrum are nice, but it's a little far. The waiting lists may be very long.

    Could anyone give me some advice? I am appreciate .

    Have you looked at http://www.stepasideetns.ie/ they are due to move into their new School in Belarmine by Easter?  It will be next door to the Gaelscoil Thaobh na Coille

    Go to page 2 of that site and click on 'plans/elevations'. Scroll to last 4 or 5 pages on it and see location for playground. Includes plans for zip line & playground with safe ground surface. Whether we ever see them built or not I do not know.

    If you are genuinely producing only 10kg of rubbish per week you will need a lift approximately every 4 weeks.

    so the cost per lift will be €3.20 + €10.80 = €14 every 4 weeks. In a year that would be €182.

    The same 10kg per week of rubbish with Thorntons would be €206 as you say.

    These numbers could tweak either way - maybe you lift with 35kg rather than 40kg , or with 50kg etc., the point is that the charges are broadly similar, hard to know which would be more expensive. Just don't put out a quarter full black bin - wait until it is full.

    for most people they would produce more weight, so would put out bins more often but would be paying extra weight charges to thorntons. Panda probably works better for people producing low volumes of waste like yourself, more typically thorntons would be cheaper, but not by nearly as much as you calculate.

    we are hopefully moving into Darley Lane in next wk or two.
    We are currently in contract with Sky for Tv & broadband in our current residents. We have been told by Sky (after an engineer checked) that they can't provide broadband to us in Belmond.
    We are wondering why this is and are wondering does/did anybody experience something similer?
    We will have to pay a fee for breaking/finishing a contract early according to them.
    I noticed during the snag that the Tv points were Virgin. Did they get the contract for the estate and are the only ones allowed to provide Tv & broadband?

    I know that people in Belmont have sky , you can see the dishes on back of houses. I cannot comment of the broadband. How are you finding the builders? Are you waiting very long for the house to be finished ?

    I was initially told the same but when I contacted them about TV, Sky were able to find a broadband line on Darley Drive & but nothing on Darley Lane. They have have contacted Eir with a new line request (to either find a line or get me connected up). Fingers crossed!
    From what I can tell you should be free to go with whoever you want (you're not locked into using Virgin).

    you can expect to wait forever for eir to get their finger out,

    10 months we have been waiting so far in a new estate thats 100 metres from the exchange
