    ticktickboom: See what if any grants are available, for the septic in particular? Can you afford to maintain a credit union loan alongside the mortgage (with increases in rates in the coming years) comfortably to cope with the expected and unexpected items that will break / need repair in the next few years? Can you get a loan from a friend/family? I'm not sure about negotiating after sale agreed but I think you've a good case to ask, your solicitor could advise perhaps, other here will be more knowledgeable on that scenario.

    A friend recently went sale agreed after a long bidding war and after doing full investigation asked for 25k off the price due to cost of renovation etc. Vendor agreed.

    You can still back out of you think its too much (once contracts haven't been signed) and get deposit back. Or you could send engineer's findings to their solicitor and see will they come down in price. If there was a lot of interest that might be unlikely but worth a try.

    Sounds like an issue many people are facing. Lots of houses going sale agreed only for issue to crop up and the cost to fix these issues coming to the fore, then people realise they have over payed for the house.

    If I were you I would ask for a reduction in the price or back out.

    Reason 125754 never to buy a house in Ireland.....

    Message from AIB today telling us that the valuation that THEY did, and we had to pay them for, has now expired despite the mortgage offer still having 2 months to go. Only valid for 4 months apparently. And in a market where prices continue to rise.

    Feel like we are being screwed over. Free money for the bank. And you are absolutely powerless to do anything. Ass@#££÷

    I went sale agreed on a house Friday. I am about 4 years looking at houses and bidding and always ending in a bidding war where I get out bid. This house was no different bidding wise 3 weeks solid of a bidding war but I was the first to view the house first to bid on it and just kept bidding all along there was a lot of interest in the house but finally got the call Friday to say I was the winning bidder. I am delighted as I still think I paid an ok price for a house I really like.

    However I am finding the process a bit daunting as its been stressful enough already and I am only starting the process. So far I have paid the deposit. Currently looking for a suitable solicitor, bank wise I have approval in principle but now all the paperwork was sent to the underwriter for approval based on this specific house with updated salary cert statement etc. I will hopefully know in a few days on that but I am only looking for mortgage with LTV of 82% and looking to borrow 2.9 times my Salary plus I have a good savings record so I am hopeful. Once I get that I will drive on with the engineers survey and valuation.

    I got a quote off a solicitor for 2950 euro all in inc Vat does that sound normal price wise ?

    Congratulations and best of luck with it! Solicitor price sounds a bit expensive. That said, when it comes to a Solicitor, do your research. Talk to friends and family or work mates. Anyone who has bought a new house recently. Read reviews online.

    Try and find a Solicitor who specialises in conveyancing and has a good rep. Good solicitors are worth paying extra for. Ultimately they will determine how long it takes to close the sale.

    Did they give a breakdown of the price and what it includes? E.g. our solicitor cost more than that but the quote included the Stamp Duty on the property

    Hi All, looking for some advice.

    we booked a house in a new estate coming up in Waterford. It has been 19 months since we paid 10K deposit.

    but since then, there is no meaningful communication from estate agent or builders. No contracts are signed. No details about inclusions etc.

    no details on when contracts will be finalized or when houses will be ready. we only have sale deed that deposit is paid.

    every time we seek details from estate agent, we are told that there is some on-going issue with Irish water and contracts cannot be given until issue is resolved. we can see on site that houses are constructed, atleast structure is there.

    Is there anything we can do other than asking for deposit back ? (dont really want to take deposit back as well, what will we do after taking deposit back, since prices have increased significantly in other estates in last 12--18 months)

    A week later and no drawdown...won't be making our closing date of Monday 22nd now...can't wait for this all to be over!

    That is everything bar stamp duty that another 1%.

    If I leave out the stamp duty, ours was €2,370. I got two quotes at the time from local solicitors and this one was marginally better though they both differed on prices of some things.

    Has anyone had to tap into the bank of Mum and Dad for a house purchase recently?

    My parents gifted some money for our house purchase, and as part of this, Finance Ireland requested that they signed a Gift Letter that they provided, and had it witnessed by a solicitor. Last week, we went in to sign the contracts, and my solicitor provided me with a Confirmation of Deed document that my parents now need to sign and have witnessed by a solicitor. Have other people been through this, having two separate documents required for signing for someone providing a gift? It's a bit annoying as my parents live abroad, and they have requested original documents. It would have been nice to know about the second document when I was getting them to sort the first one.

    That is all completey normal. Technically if someone is giving you money towards are purchase they "may" have a beneficial/equitable interest. A Deed of Confirmation (sometimes called a Deed of Postponement) essentially is the person giving you the money saying that the bank's interest takes precedence over theirs if they ever have to action the charge (mortgage) they have over the property.

    Mine and my partners parents had to do the same. His parents lived nearby so just went to my solicitors office and signed it there, my parents were across the country so they were able to do it via Zoom with no issue.

    I have selected a solicitor and got mortgage approval from 2 banks. So I have one picked and need to now get the valuation done. I also want to get an engineers report even though the bank don’t require it as the house isn’t that old. Once that done I will feel like I have a good start made grantee I know it will be a long road.

    we're just waiting on ESB meters to be fully installed and then we're in to snag on our house. Developers are hopeful that we'll get everything done before our loan offer expires at the end of September but i'm a little bit more apprehensive. I know Irish Water have caused a lot of delays but have many people seen big delays waiting on the ESB?

    August ya have been a long month, Solicitors on holidays probably have delayed Sale and Buy by about 2 weeks but cannot complain I was off work the first 2 weeks of August as well. Any tips on buying contents? Furniture and some electrical stuff (probate sale) - main one is how to go about valuation of them? Wait till Contracts have been signed?

    In work yesterday thinking about our never ending conveyancing. Decided that I needed to vent and planned to write about it here. Not sure about others but I find writing about it quite cathartic.

    But then the call came from our solicitor yesterday evening. Probate is sorted! And ahead of schedule too! So we were asked about a moving date in just over 2 weeks. Queue panic stations!

    Turns out that our moving company can't do it that day, a Friday. But Monday is OK. So have spent the last 24 hours organising stuff. It's come totally out of the blue. Still a bit shocked tbh.

    It's finally happening... felt like I'd never say those words.

    Thanks! Probate took maybe 12-13 weeks. Not exactly sure when it was submitted. I was told to expect 14-16 weeks, so delighted it actually completed ahead of schedule. Think I had convinced myself that it was going to be delayed into the winter. Everything else happened at a snail's pace.

    It makes a huge difference to us. Gives us a fighting chance of getting the house insulated and windows changed before the worst of the winter hits.
