    Hotels have been dealing with this problem for years, and in their case it's worthwhile having a recirculating hot loop, to make sure the hot water in the pipe is available instantly. For a domestic situation it might be worthwhile, with a timed pump and a much narrower bore return pipe that could easily be installed, so not much cost.

    I can see the totally smart people who call Liveline having tanks built in to their suitcases and filling them up with water on visits to their local hotel to save "a fortune".

    Ah no we couldn't have that, much better tohave plenty of hardship and lots of buckets and to-ing and fro-ing from showers to toilets and so on

    When you sign on the dotted line for a mortgage you usuallu read the terms and conditions, if you don't you can go on a radio show and moan all you want you will still legally have to agree to the terms of find yourself seeking alternative accommodation.

    This is perhaps why basic lashed together 3 bedroom houses in Dublin costing over 10 times the average industrial wage is a bad idea and giving 100% mortgages for someone to buy one was even more stupid.

    If your not buying or selling property and use your house for the strange purpose of living in it the price of houses going up is the last thing you want if you ever want to upgrade to a better house.
