Hi all! We have been experiencing an issue on site where threads have been missing the latest postings. The platform host Vanilla are working on this issue. A workaround that has been used by some is to navigate back from 1 to 10+ pages to re-sync the thread and this will then show the latest posts. Thanks, Mike.

    Again, it would amaze me if Dunnes couldn't make that location pay in the medium to long term, especially when the Anglo site is completed.

    Very obviously were locked into an onerous lease agreement and are now digging in to try to get out of it. Very much in keeping with their historical approach to matters of a litigious nature.

    Yes , there are plans to alter the traffic flow in the area. Planning permission has been granted for the following road changes and the work will take place this year.

    The roundabout at the entrance / exit of the east link bridge is being removed and the existing entrance for freight vehicles into the port is being at the roundabout is being closed and a new entrance opened at the Upper Sheriff St junction with east wall road.

    In addition a new road is being constructed linking the north wall quay and upper sherrif st. This road will run from the eastern end of the Liffey Trust Building on upper sherrif st all the way out onto the north wall west of the 3 Arena.

    There will be associated road widenings , alterations to traffic signals and bus stops to facilitate the changes.

    Most importantly there will be a new upgraded road crossing at the 3 Arena to improve pedestrian safety.

    An e-cigarette retailer doesn't exactly inspire confidence as to the quality of tenants that are moving in. I tag them along with cash for gold, mobile phone covers and hair extension shops. Dunnes are really messing up the potential of that centre with the years long litigation. Now that the new EXO high rise, student accommodation and the various office and apartment schemes all the way down to the Convention centre are starting to see the light of day as regards construction and planning approval, surely it would be in Dunnes interest to forward plan an opening for the exploding working, living and socialising population that will be there in the next few years? Or at least hand it over to another supermarket multiple to do it.

    Construction of the new road has started in the last couple of days next to the Three arena and Gibson Hotel.

    There are a number of empty units around the Castleforbes area that are being advertised to restaurants/cafés so maybe a few new options will pop up for lunch.

    Theres also Lolly and Cooks "hatch" around the corner in the The Liffey Trust Enterprise Centre, Mayors Square is 10 mins walk, as is Ringsend with a lot of options. You can also use Dublin bikes to get places quicker, further.

    I thought that the Liffey Trust Lolly and Cooks was just a food preparation unit for their other stores. Can you buy from it?

    Yes they have a hatch to get bits and bobs. Not sure of the hours. Doing that a good few months now.

    I'm fully aware of the options, having suffered all of them for too long.

    The nearest DB stand is a considerable distance away. If you are short on time absolutely none of the further options are any use, so you've Spar, Lolly & Cooks, Starbucks and the worst stocked Costa in the known universe. All bar Spar have very fixed options available on a given day/season in Starbucks case.

    Green Room takes too long to get served, Gibson longer again.

    The nearest DB stand is a 3 minute walk from the Point Village and a 3 minute walk from Spar. That is not a considerable distance!

    It's also serviced by the luas and 1y separate bus routes.

    Fair enough to walk to mayor square, or Ringsend is a 20~30 min round trip. DB knocks only about 5/10 mins off that. If you have your own bike its quicker again. Not always an option.

    But if 20~30 mins for lunch is tight, you'd have get lunch before work. You're going to have problems no matter where you work. Its more a work problem that a location problem. If work doesn't have facilities and doesn't allow time to walk to and from local shops. Bringing your own lunch is your only solution.

    Spar is expensive and theres a queue thats only going to get longer.

    There's definitely a gap up at that end for proper sit down eating choices other than Spar or the prepacked sandwiches from the chains. If Mayor Square and Excise walk with loads of options are more than 10 minutes walk from the Point/Castleforbes area then that is cutting it too fine for most staff who are probably lucky if they even get a full hour away from their desk for lunch.

    The problem is right now, there is just not yet the critical mass of employers and workers to probably justify made to order cafes/sandwich bars like 7 Wonders, Bakehouse, Munchies etc to locate there. That will change next year I would think once Central Bank opens and a few of the other office buildings around there are completed/occupied.

    For the poster who asked why there is a dispute about Dunnes and the Point, the article below gives a background. All very legal and oddly enough, no Bonnie Tyler reference!!:)

    Does anybody know when the new road construction from NWQ to sheriff street upper is expected to be finished? I tried to find info but couldn't find anything online.
    It seems they started next to the point village shopping centre and then stopped (but are still working in the other side besides the 3Arena).

    Back in the big time: Ronan gets to work on €600m site.


    High-profile developer Johnny Ronan has signed off on a €600m deal to begin his latest development on Dublin city's Spencer Dock this weekend.

    As part of the ambitious plans, Ronan will develop over one million square feet, which will include four office complexes totalling over 550,000 sq ft; a four-star hotel, a five-star hotel and a major apartment complex for 165 new homes on the landmark six-acre site.
    It is the biggest property development in Dublin since the crash.

    The development called 'Spencer Place' will also include several restaurants and retail outlets. In addition, the developer's team is examining the feasibility of building a 1,000-bed student accommodation campus.
    With backing from US investment giant Colony Capital and tech investment guru Tom Morrisroe, Ronan Group Real Estate (RGRE) had previously been named as the preferred bidder on the site beating off competition from Hines, Ballymore, Galliard, Oxley and New Generation Homes.

    This weekend the deal went through - at a cost to investors of €43m. The developer signed on Friday afternoon and workmen immediately moved into the site which had lain vacant for five years.
    Mr Ronan may feel vindicated by his return to the docklands having previously built Dublin's Convention Centre, the adjoining Spencer Dock apartments and the PwC (Price Waterhouse Coopers) Building along the waterfront.

    In London, Apple also announced that it is to create its spectacular new UK headquarters at Treasury Holding's former Battersea Power Station - which Nama sold for just €600m at what was considered the bottom of the market.
    At the time developer Paddy McKillen, said: "The site was sold for a steal." It is now expected to generate profits of up to €10bn and Apple's announcement has been hailed as a "massive coup" for the current owners.

    The tech giant will move 1,400 staff from eight sites around the UK capital into what it calls "a new Apple campus" at the iconic power station which remains a listed building. Its employees will occupy all six floors of office space in the brick 'cathedral of power'.
    This weekend, a source told the Sunday Independent: "Naturally Johnny is delighted to finally get back to work on Spencer Dock but it obviously stung when news emerged of Apple's plans to relocate to Battersea.

    When you think about it: people are upset that the Irish taxpayer lost a reported €440m over the controversial sale of Project Eagle. And rightly so. But the premature sale of Battersea has cost the taxpayer several billion. It's staggering."
    Last year, in his written statement to the banking inquiry, Mr Ronan - who was the only major developer to pay back all his loans 'at par' - meaning Nama and the State have not lost money - claimed that Nama had destroyed his then business, Treasury Holdings.

    Mr Ronan said it was his belief that individuals in the State's bad bank were prejudicial towards the company, which he once ran with Richard Barrett.
    He also added it was his belief that they made a decision to "take it down, whatever the consequence and regardless of the cost to the taxpayer".

    Mr Ronan also criticised government officials and claimed they "deferred to Nama, refused to meet us or get involved".
    This weekend, speaking to the Sunday Independent Shane Whelan, RGRE's Development Director said: "Ronan Group are delighted to have completed the acquisition of reacquiring the undeveloped land in Spencer Dock, which we see as unfinished business, having delivered the PwC headquarters and a number of other buildings on the site several years ago. We now intend to deliver on one million square feet of a prime mixed use scheme."

    Construction at Spencer Place will create more than 1,000 jobs, while the new office space will accommodate over 5,000 employees. It will be located on what will be the best transport hub in the city.

    The Dart's new underground headquarters will be located at the site, which will also link up to the Luas line, connecting it to Busarus, Connolly and Heuston train stations.
    Ronan has already made an audacious bid to attract businesses seeking to relocate from London to Dublin in the wake of the UK's Brexit decision.

    While others within the property industry have adopted a 'wait and see' approach on the potential influx to the capital of firms from London and elsewhere, Ronan, working closely with the IDA, has publicly declared the determination of his company, RGRE, to woo tenants.

    In a full page advertisement, which the company recently took out in the UK's Property Week, the headline read: "Yes… Dublin is c alling."
    The advert was Ronan's humorous play on the wording of the BBC World Service's wartime 'this is London calling' radio intro, which it used in broadcasts to occupied countries.

    It has already delivered early dividends, with numerous inquiries coming from the UK in relation to the company's Dublin development portfolio.

    400 New Jobs for the Point Village

    Cork headquartered company Voxpro, which provides customer, sales and technical support services to technology firms, is recruiting 400 people at a new office in the Point Village in the capital.

    This can only add to the need for additional Cafe's / Shops in the area

    Looks like a finish date of March is likely, lets hope the new road is open to vehicles and pedestrians once its completed.

    On a associated note , I see the paper store ( blue sheds ) at the side of the Gibson Hotel are being cleared out in preparation for demolition and site clearance to facilitate the construction of the New Student Accommodation Blocks

    Last time i spoke with the workers they were also mentioning about once the the new road is finished they will start the work of new student accommodation construction. It looks like things will start to get busy around the area.

    More good news for the surrounding area from todays Irish Indepenent

    Property developers Paddy McKillen Jr and Matt Ryan have been given the green light by Dublin City Council to proceed with plans to develop a new hotel in the heart of Dublin's docklands.

    The proposed hotel at 82 North Wall Quay will be located next to both Dublin Landings, the 1,000,000sq ft mixed-use development currently under construction by developer Sean Mulryan's Ballymore Properties and the Central Bank's new headquarters.
    Construction of the new hotel is due to get under way within the next three months with a view to opening for business at the end of 2018. Upon completion, it will consist of 60 bedrooms, a rooftop bar and restaurant, ground floor bar and restaurant, coffee shop and terrace area.

    As part of the permission given by Dublin City Council planners, McKillen and Ryan's company, Oakmount, also intends to restore the neighbouring 19th-century building at 81 North Wall Quay, returning it to its former use as a pub. The project will also see the reinstatement of a garden to the rear of the property while the two buildings, both of which are protected structures, will be joined internally at ground floor level.
    Apart from the works proposed for the existing properties, the plans drawn up by ODOS Architects will see the creation of an additional two floors with a planted flat roof above the existing eaves level of No 82, resulting in a five-storey building. This addition will see a corten steel and glass feature rising from the protected former industrial warehouse with panoramic views of the River Liffey and surrounding docklands.

    While Mr McKillen had sought permission to convert the former warehouse into a 93-bedroom hotel, with the addition of five storeys, council planners objected, saying that it would have been in breach of the Dublin City Development Plan's provisions for conservation of the area.

    Good news.

    Look at the situation now in 2017, we have Spencer Dock offices under construction, we have Dublin landings under construction and the Central bank about to finish up.

    I see four more construction sites starting in 2017. This hotel at 82 North Wall Quay in Q2, the residential element of Spencer Dock is starting in Q2, the student accommodation near the Point will start in Q2 and i believe the Exo building is starting construction in Q3.

    This time next year the North Docklands will be one large construction site. Couple of projects i'd like to see some movement on:

    - The Convention Centre hotel (15-20 storeys). Given the dire shortage of hotel rooms in Dublin it's unbelievable we're heard nothing about this, an absolutely prime site.
    - The TedCastles Site (38,000 square metres office space) Would like to hear of some movement on the TedCastles site, they've had full planing permission for over a year.
    - Remainder of the Spencer Dock site. Johnny Ronan has talked about more offices and possible student accommodation on the Northern part of the site.

    The new road linking North Wall Quay and Sheriff St should be completed in a few weeks.

    In addition the roundabout at the 3 Arena is due to be removed and replaced with Traffic Lights and a new entrance / exit to the port in the next few months.

    The new road linking North Wall Quay and Sheriff St seems to be very narrow, does anyone know if its going to be one way only? And if so in which direction?

    As for the traffic flow on the new road , no final position has been announced , it will form part of a revised traffic plan for the surrounding area in line with the removal of the roundabout at the 3 Arena and its replacement with Traffic Lights and the opening up of a new vehicular entrance into the port at the junction East Wall Road / Upper Sheriff St.

    Question remains what happening with the shopping centre, they announced a couple of shops would be moving in by the end of 2016 but nothing happened - the piano shop told me they couldn't move in because of legal issues the centre is having.

    They renamed their Facebook page Point Square rather than Point Village today. Tiny news but news all the same. Painfully unutilised square area there. Should become a social hub.

    More Good news , another derelict site about to be transformed. Planning Permission lodged to demolish the disused Hales Freight Warehouse which occupies the site at 86 - 88 North Wall Quay and extends out to Mayor St Upper . There is going to be a lot of building work in the area for the next while.




    David Carson of Deloitte, Statutory Receiver of Crossman Properties Limited (In Receivership), intend to apply for planning permission for development at this site. The development consists of the demolition of the former Hales Freight building with a total GFA of approximately 1,846 sq.m and all associated and ancillary site development works. The development does not include sub surface demolition. The application relates to a proposed development within a Strategic Development Zone Planning Scheme area.

The application relates to a proppsed development within a Strategic Development Zone Planning Scheme Area

    Facebook is close to a deal to lease enough extra office space to add 1,000 staff in Dublin, according to people with knowledge of the matter.

    Billionaire Mark Zuckerberg's social network plans to lease a 110,000 sq ft (10,220 sq m) building in Dublin's north docks owned by the Comer brothers. The property is between East Point Business Park, where Google and Cisco Systems lease offices, and The Point Village, where Yahoo! occupies space.
    Facebook already has its European headquarters in Dublin, with around 1,500 staff at its offices in Grand Canal Square in the south docks. The cool, modern, building was designed by Daniel Libeskind with interiors by Frank Gehry. Facebook moved in after outgrowing a previous building nearby.


    In January, landlord Great Portland Estates said Facebook had opted against using an option to expand its major UK office on Oxford Street in London. (Bloomberg)
