Hi all! We have been experiencing an issue on site where threads have been missing the latest postings. The platform host Vanilla are working on this issue. A workaround that has been used by some is to navigate back from 1 to 10+ pages to re-sync the thread and this will then show the latest posts. Thanks, Mike.

    Probably should have said that the foundations were not for all of Phase 2. By the looks of it there is foundations for the first 6 houses (No.22-32) in the cul de sac on the right side as you enter. These would be the ones for March 2017.

    Wow did they start Phase 2 already? How were you able to see the 3rd cul de sac?
    We are phase 1 (2nd cul de sac) but cant see what is going on in there...

    We were just asking if it is still on target for October and she said yes but its hard to trust her. When we spoke to the foreman at the building side he seemed surprised that we were told October.

    Are they gona give us at least one month notice? Maybe the guys who moved in could tell us. But assume once you move in you're not bothered to read the forum anymore:)

    I think you do the snagging first and then it can be from 2weeks to a month before others got the keys

    Yeah phase 2 has started already. One of the guys who bought a house in phase 2 has a drone and he took some videos and photos for us. All the houses in cul de sac 2 look like they are up with roofs on them but with scaffolding all around them so still a bit of work to be done.

    I did notice someone was able to get the the attic conversion done during the build. Anyone know how this was possible? We have been told we are not allowed to change anything at all.

    We've been told same- no changes allowed, no matter how small they are.
    And the attic conversion- very annoyed about as we were very interested in getting ours done and were told we can't... someone must be very special if they could, I guess.

    Could be a family of a builder or developer. God knows. We were told attic conversion was not possible due to all the equipment being there...

    How do you know someone got an attic conversion? The dormer window? I think that was the way it was sold, if you see the house beside the 3 bed extended showhouse, this has a dormer window as well.

    How do you know someone got an attic conversion? The dormer window? I think that was the way it was sold, if you see the house beside the 3 bed extended showhouse, this has a dormer window as well.
    Yeah the dormer window shows that the attic was done. There were no options to have this when buying even though they have the show house with it. They also don't open that show house either.

    If it was bought like that I would like to know how they got the option. I would assume as someone mentioned that they know the developer/builder and was able to get this done after purchasing.

    The ones opposite the show houses the sale office. This street is not blocked off anymore till 2nd cul de sac.
    Lots of kids running around there yesterday. Not sure if u guys have kids but we do so very pleased about that.
    Spoke to some lady who moved in to the whole estate as a first person. So far they r loving it there she said.

    I had a wander around the site last Saturday and huge progress seems to have been made since the last time I was up (two weeks prior).

    The houses on the right hand side of cul de sac 2 now have their kitchens installed and as far as I can see all internal work is almost finished, they even have the house numbers on the doors. Work has started on the driveways and road out front.

    The houses on the left of cul de sac 2 seem to be a little behind the houses on right hand side - roughly 3/4 weeks and that is a guess!. It's not all bad news though as again huge progress has been made over the last couple of weeks. Two weeks ago scaffolding still surrounded a number of these houses and the extensions (on the houses that have them) were far from complete. As of last Saturday the 10th Sept all scaffolding is down and the extensions are 100% finished on the outside. As for the inside two weeks ago we only had the wooden studs outlining the different rooms. However on Saturday I see the walls have now all been fully clad in plasterboard, both upstairs and downstairs. :)

    Fingers crossed we'll be in by November 16 - we were originally told July 16.

    To be honest I didn't venture down quite that far. It looks like they are completing the houses one after the other, starting with the first house on the right and working there way down and around the cul de sac. I will have a look this weekend and let you know for sure.

    No you can't walk down yet, the fence is at the entrance to the 2nd cul de sac.

    Was anyone else forwarded the Warning Letter Castlethorn were served with by DLRCC?

    We were due to close shortly and now it is being held up because the site is in contravention of their planning permission, namely sections relating to 'foul and surface water sewers', 'water supply and drainage arrangements', 'public lighting'.

    They received the notice in February 2016 and only brought it to our attention now.

    Was anyone else aware of this, or anyone else get the notice?

    We were due to close last week and got the notice the day before from Castlethorn's solicitor. They advised us that Castlethorn had only brought it to there attention now - even though it is dated February 2016.

    I agree. Could be just an old letter used as a delaying tactics. Think a person here was saying before they waited a month after snag to get in because of the DC

    REASON: In the interest of the proper planning and sustainable development of the area.'

    5b relates to pedestrian/cycle links with adjoining properties and an access road.

    '14: The the water supply and drainage arrangements, including the disposal of surface water, be in accordance with the requirements of the County Council. In this regard, also the applicant shall submit the following details to the Council's Water Section for approval prior to commencement of the development:
    a. Applicant shall confirm using suitable drawing(s) existing public water-mains; proposed main or service pipe(s) intended to be connected to the public water-mains; proposed meters, W.S.C units and other controls; proposed fire hydrant locations (having due regard to County Council policy regarding the provision of water circulation to maintain water quality, as well as mains flushing facilities) and all other valve locations.
    b. Applicant has available 24 hour water storage for proposed each residential unit.
    c. The Local Authority cannot guarantee water supply to buildings higher than 2 storeys. Applicant shall indicate how such buildings shall be supplied.
    d. Details of the position of the proposed water mains in relation to other underground services. Note: A minimum clearance of 300mm should be maintained around all water-mains.
    e. Details of the proposed manufacturer/supplier of all water-main pipes and fittings.
    REASON: In the interest of public health.'

    '18: The main foul and surface water sewers, water-mains and public lighting conduits must be located under roads/footpaths as far as practically possible, and not through private properties. Way leave documentation must be submitted for approval prior to commencing works on site granting the Council all necessary rights for future maintenance of any main foul or surface water sewers, water-mains or public lighting conduits, which are to be laid through private properties.
    REASON: In the interest of proper planing and sustainable development of the area'.

    19 relates to public lighting.

    We asked for more details into these points, but have yet to hear back from Castlethorn or their solicitors.

    Were you given any specific details of the delay this will have on your closing from the solicitor or SF? Did they say that any planning issues would have to be resolved before they can close the sale? Had you gotten to snagging yet?

    All up in the air until until we get exact details of the issues.

    We had snagged and drawn down, told the day before close about the notice.

    I'm not trying to scaremonger here, but if people are due to close soon, they should probably get in touch with their solicitor or Castlethorn's.

    That letter is from February. I recognize one of the issues and they were in hurry then with it as we had to sign a special paper out of nowhere coz the way leave goes via our property. We talked to the council as well to ask about it and make sure all in order so I asssumed that was sorted then.(Feb).Those people who were to move to 1st cul de sac and did the snag then ,had to wait till March for DRCC to be happy and allow them to move in.

    Are you on the road at the top of the estate? Or 2nd cul de sac?
    Some people seem to be in the top of the road houses even at the very end on the corner where 2nd cul de sac starts...I wonder how come they were ok to move in....

    Hi All,

    We also were notified by our solicitor of warning letter issued in Feb. In the letter our solicitor advised us that <mod snip > Solicitors were recently notified of this letter.
    Builders solicitor is stating that there should be no issue with planning permission however our solicitor asked for confirmation from the council.

    Are the works still carried out or are they stopped?

    Did anyone got any extras if requested from the builders i.e extra sockets ?

    The snagging was ok for us, there were very small things, nothing major, and it was all rectified in a day really so it all happens really quick so yes you better be prepared :)

    EA said once we get an email about ESB connection etc its about 2 weeks till the snag...
