Hi all! We have been experiencing an issue on site where threads have been missing the latest postings. The platform host Vanilla are working on this issue. A workaround that has been used by some is to navigate back from 1 to 10+ pages to re-sync the thread and this will then show the latest posts. Thanks, Mike.

    Your only chance will be probably some people dropping out due to mortgage difficulties. Get your staff ready and organised. As far as we can see the estate is finished so if they sold all of the houses there is not much you can do about it.

    In relation to the availability of broadband services to Knightsgate housing estate in Rush, OpenEir have informed me of the following updates:



    “The Build Team has advised that, although this development has its challenges, it is forecasting that without any other snags the build should complete within the next four weeks which will enable the RFO date to be set. Once the works are complete and the RFO date is set, broadband services should be available within a month providing there are no unforeseen delays.”

    Given this information, at the very minimum it should take 2 months for OpenEir to complete works and have services available.



    I will continue to check in with the OpenEir team to see if works are still on track.

    I checked with Joule and long story short there is no point to do so.

    The system we have should be on all the time due to being very slow in temperature changes. It takes hours to heat it up by 2,3 degrees therefore a Nest termostat will not benefit you in any particular way. The ones we have already are good enought and sensitive enough. Also the houses are really warm.

    Maybe some people here can share their electric bills. I got mine recently and for month of December and January it worked out at 240e so 120e ish per month. I think this is pretty good considering there are no other expenses other then electricity.

    Planning hasn’t gone in as far as I can see. But the land was zoned as per the development plan and I was told that another developer has bought the land. The avenue will continue to the gaa club and then out to the skerries road.

    A park is zoned on the Sea Brook estate side and then a secondary school closer to the GAA and houses on the other side.

    Does anyone know how to search An Board Pleanala ? Glenveagh put in planning last year for 4 duplex apartments on the crèche site in the estate and were turned down. But they have lodged an appeal with An Board Pleanala and want to see what happens. I would rather two more houses or the crèche (the same size as two houses) be built than apartments. The planning application was F19A/0468.

    This is all a bit concerning.We are hoping to go ahead with purchasing in the current 'cul de sac' in the coming weeks..

    Is the Rush Kenure plan on FCC you're referencing from 2009?

    In it on page 41 it displays a relief road running the whole way through the avenue...surely if a wall is built at this point and the land behind knightsgate purchased by a separate developer they cannot install such a relief road?

    Also noticed about the apartments being denied but didn't realise they had submitted an appeal. Please can you keep us posted if you get an update on this?
    Another 2 houses or a creche would be far more suitable. Pure greediness to squeeze apartments into that small site.

    My understanding is that The Avenue will form the relief road. The next developer will have to continue the road. On the west side of the road will be a park and secondary school and houses on the east side of the road. That is why the footpaths on The Avenue are wider and have a cycle-lane. You can see mention of it on all the planning applications for Knightsgate F16A/0221 and F15A/0294 . I don’t mind the road so much and it might not happen for years, or ever, like you say it’s been approved for the last ten years, but the planning is there for it. Just something to be aware of.
    Just hope An Board Pleanála hold up the councils decision on the apartments. Crèche spaces will be needed and if no one is willing to open one I hope they just put in the same houses as the rest of the estate.

    Thanks for this, very useful. I thought that I had looked at the correct planning documents for the development online and that the wall at the northern end was also indicated in this and no relief road displayed.
    I find it kind of shocking that you can advertise and sell to someone with end product of an estate house when in fact it will possibly be on a main road - completely changes things. I thought if they did develop field behind it would be a separate estate. Traffic will increase vastly!

    Forgive my ignorance but you also mention that REA might not be given the remainder of the houses to sell and this may be given to an investor...what does that mean - private renting?
    REA informed us that they were only given the 7 houses at the top of the estate and the remainder hasn't been released which I did find weird at the time as the 4 beds on the avenue across from those finished appear to be much more completed....I'm just very cautious and would appreciate some advice! Thanks

    Hi, yes could be private renting or the investor might sell them on at a higher price or could be sold to a housing body. No way of knowing unless someone in Glenveagh tells you I guess.
    Yes, those 4beds 15-23 on The Avenue are finished but will be part of the bulk sale if that goes ahead.
    I agree, REA have to be aware of the potential road, all the documents are there. Very dishonest not to be open about it.
    The decision in the apartments is due before the 5th of May which is frustrating for anyone at contract stage now.

    Not good news on the broadband.

    After weeks of to-ing and fro-ing (and acting on my ComReg complaint) Eir have finally come back and reiterated that "broadband service is unavailable to you at this time" (no ****, Sherlock) and will not be drawn on a date.

    ComReg have also washed their hands of it, which I find unbelievable. They're not even enforcing the 'fixed phone line' legal obligation that Eir have.

    I've done all I can on this, I officially give up! Hotspotting off the phone has worked fine until now, so we will continue using that. And I can tell you one thing - whenever Eir do decide they want my business, they'll be met with a polite but firm PFO. :)

    If anyone's reading this and thinking of buying in Knightsgate, they need to be aware of the broadband situation.

    Hi anyone knows how is in charge of the road? Since they closed the temp entrance the current new road is a disaster and not fully tarmac. Would anyone know when will it be tarmac or how to contact to have to road sorted?

    I think the road will be finished when the construction is completed. Otherwise it could be destroyed by heavy equipment.

    Just wondering where you heard about the playground? One of our neighbours mentioned there was going to be one installed, but when I asked Glenveagh about it they said no.

    Unless Fingal Co. Co. are going to put it in? Be great if so, it's a bit of a trek down to the harbour!

    The council wanted to put the playground at the dip at the front of the estate. But it can’t go there as that’s where the water tank for the estate is. If you look on the plans for the estate you can see the playground will go on the green infront of the three bed houses that are currently under construction along with adult gym equipment.
    The council have taken over the roads around the three beds that are finished. They won’t take over the rest of the estate until it is finished ie roads, cycle paths and planting.

    Do you have a link to the plans, by any chance? I had a Google there and I can't find anything.


    I also saw some 'ICL Fibre Solutions' vans/workers going around the estate yesterday, at one point they had lengths of cables out and looked like they were measuring stuff. Didn't get a chance to ask what they were up to, but maybe there's some (unrelated to Eir) progress on broadband.

    No Glenveagh will put the playground in but they have to discuss it with FCC first. FCC wanted a second playground at the front of the estate but the land isn’t suitable. It can’t be built on because of the water tank.

    All plans relating to the estate can be searched on FCC planning website. Just search these numbers and you will be able to pull up all the site plans and plans for the playground and planting.

    F15A/0294
    F16A/0221
    F19A/0468

    It’s important that people are familiar with the plans so that if something doesn’t happen it can be brought up with Gelenveagh and FCC, for example the playground, adult gym equipment and all the hedging and trees that are meant to be planted along all the boundaries of the estate.

    Appreciate all the recent updates :)
    The broadband situation is very annoying, hopefully there will be a resolution soon.
    We were recently putting down flooring in our kitchen and notice a couple of issues, has anyone else come across these?
    Damaged waste pipe under the island & an additional waste pipe under the cabinets (not capped).
    We had been experiencing bad smells in the house since we moved in, thankfully we found the causes and sorted it.
    When I spoke to Glenveigh they were surprised there was an additional waste pipe under the cabinets along the wall.

Most of the time it's faint and you only notice it when you open the door to the hot press. Once or twice it's been quite strong. We had the plumber around to have a look a couple of months ago and he was at a loss. He said he'd get on to Joule to ask but he never got back to us.

    It doesn't seem to be affecting anything (although the hot water in the shower isn't as hot as it should be), but something's obviously off with it. Anyone else had the same problem?

    Just goes to show that nobody has a clue what anyone else is doing.

    Did the specify what company they were doing it for, i.e. is it Eir? I really hope not...

    So I drove up once I heard there was Vans on site. Got talking to one of the engineers. So they are finishing connecting the houses on the Walk today and will be tested. This is last of Knightsgate to be done.

    They are working on behalf of EIR.

    They have laid fiber to each house. So it is Fiber to the cabinet and then fiber to home.

    They said all the other houses have been been connected but EIR haven’t made them live yet until the development was finished as it would cause disruption.

    The engineer said making the lines live is the easiest bit!

    Looks promising

    Basically there is a fibre cable ran to each house...

    Once Eir makes the cables live then what they add is an entry box into the home...

    This video helps

    I asked this question about other suppliers to the engineer and was told that Virgin would have to lay their own lines for them to supply.

    Sky, Vodafone, Airwire and a number of other providers use Eir lines, so once available you will be able to place an order with any of those providers (as a new line provide). Virgin are completely separate and aren't available anywhere in Rush, so won't be there anytime in the near future.

    Anyone based on The Crescent? We got a letter a while ago about Glenveigh coming to fix the drainage problem in the gardens, but have had nothing happen since. Has anyone had the work done yet?

    Same, great surprise considering told May/June last week. A friend in another estate in Rush was very happy with the snagger he used, and I'm using him too, so if you want details PM me.

    I had my installation scheduled for today but installer called and explained that cables are still not active. Im also under impression that it will be FTTC connection (100mb) and not FTTH (up to 1GB) as @403_forbidden suggested as this is how all Rush is looking at the moment.

    Ill post info when I know something more.

    I think the key thing is that from the cabinet to each house have fibre lines and not copper. If the exchange is capable or is indeed fibre we should be able to get FTTH.

    Time will tell I guess :)

    The initial install will be copper from cabinet. Fibre to the home is a completely different technology and isn't in Rush yet as far as I know.

    But there is no copper from the cabinet to Knightsgate.. All the cabling is fibre. That's what I've been told by the engineers at ICL fibre solutions that did the cabling on behalf of Eir.

    Given that the prequal testing on lines in Knightsgate are showing 100mbps fttc, I reckon the information given to you is incorrect.
