    Hi Nivy- based on my own experience and from comments on the FB group- it appears that the snag dates are about 2 months behind for various different reasons. Best thing to do is to contact the site foreman James- might take some time but he will get back to you.

    Thanks irishbigfoot!!! I’ve requested James’ contact details! Hopefully things will move along quickly! I flew by there today and the fences are going up in the back garden!! Time waiting goes so slow 😂

    Quick question.

    If they sell everything in the wink of an eye, why don't they increase prices?

    IMO, houses starting at 350k + vat sounds mental, but it looks they could make even more money. Supply and demand *always* set the price, and here we have a clear example of high demand / low supply, considering demand as people with the money, willing to pay those crazy prices and able to get mortgages within the CB rules

    I imagine the €350K includes VAT. The reason the prices aren't higher is because they'd struggle to sell. I'd say new builds are starting to reach a price point where people are struggling to get mortgages for. I noticed the prices in the new phases of the Hansfield developments are pretty much the same as last year's (Hansfield the Park and Beechwood) and they still have houses available to buy. Not many but the fact they aren't selling immediately shows prices are putting a lot of people off. They'll still sell out, it will just take a bit longer. If they knocked 20-30K off the prices they'd sell in a heartbeat.

    Sorry I was referring to the Park which is slightly dearer than Beechmount I think. Neither development is releasing many houses in fairness. 8-10 houses? That's not a lot.

    They were mentioning 36 houses were sold on Saturday, to be built in 6-7 months time.

    The next sale should be in June - July, with houses built/ released in January 2019.

    mmmm reviewing the masterplan, the houses area is almost completely built.

    They shouldn't have too many houses to sell at this stage, big blocks are buildings. The right part close to the station does not have houses

    Hi Akesha-

    The thinking behind Parkedge and Clongriffin FB group being for those developments only is that Gannon is the builder for both and the houses are very similar in design and construction. (The majority of posts are about issues in the house or people moving in asking for details)

    From what I gather Beaupark was a separate builder and definitely different in design so a separate FB group is probably best and great that you set one up.

    There is a sports and social group for all of Clongriffin which does have some information on events, happenings around the area etc https://www.facebook.com/ClongriffinSSC/

    You might be able to also post there about your Beaupark group and get more people involved.

    We are quite proactive and post everything from events to requests to news.

    Belltree and Parkside created their own groups, I think more because of the close proximity of houses in the same location. Most people on these pages also post on the general Clongriffin page

    It is very sad. Combined area of Clongriffin, Belmayne and Donaghmede are large enough to have own Garda station. Otherwise things like this will be more frequent. Still, I think these punks were not of local origin.

    Totally uncalled for. I've been here 12 years now and the number of incidents is far lower that the greater area covered by Coolock garda Station. As a reminder, Bayside dart Station was destroyed 2 years ago, and Portmarnock beach gets trashed every year.
    If you feel you're too good for the area, go leave in Dublin South where nothing bad ever happens.

    Hate chiming in here with a comment like this, but it has to be said.

    A lot of you Dubs gave Limerick a hard time. Lads, Limerick hasn't a patch on the sh't that goes on in Dublin. Not a patch. Even allowing for population differences. The violence and disorder in parts of Dublin is a million miles apart from Limerick. Law and Order is falling apart in sections of your city. It's disgusting.

    400k for the houses out there isn't it? Scandalous.

    In fairness to you - you live there, didn't spot that initially; but you might put some meat on the bones of why you don't like it.

    Hi, we just secured house (B3 type) in Belltree but I don't know the full spec yet.
    - Could you tell me if there is power socket and tap outsite?
    - Are network sockets installed in rooms? If not - is the option to install network cables through the house by builders?

    Welcome
    I'm in the A type.
    All rooms have CAT 5 ports or a cable behind the virgin box . They all lead to the utility room. Perfect for a home network.
    The door bell is wired with CAT 5 cable, but only from the bell to the chime.
    No outdoor taps or sockets.

    Just to add - Gannons have a strict no change policy. So outside of choosing your kitchen colour you will get the house the way it is in the plans and any changes you can carry out afterwards.

    Has been said before in another post but I'm unable to find it.

    Moved into the area 3 years ago and since then I've noticed a steady increase in the vandalism of the area.

    The train station for example. When I first moved to the area there was not a single broken glass wall. Then a few months later one got broken, months later another got broken etc.. etc.. till the vast majority of glass walls were broken and eventually covered by wood.

    Next up were the sliding doors. While these are not often vandalized it has happened more than 5 times. The doors would be pulled down and kicked out of their railings. My theory is that the doors were closed to prevent the underclass cockroaches from entering the station after hours but being the delinquents they are; forced their way in.

    Same with the teller machines. There are 4 of them but they were broken and only two are now operational.

    As previous said, every weekend the cockroaches f about in the train station and litter it with tickets from the teller machines, crips (say it as the Dubs do) packets and cans.

    Moving outside of the train station the shops along Main Street. These have been vandalized before although I'll concede that it's happening a lot less now. Same with the bus stop windows. It'll be broken, replaced a some months later, broken again some months later. A never ending cycle.

    The cockroaches outside of the Centra :mad:. Buying their food and just dumping the litter where they have eaten. There is a bin 3 meters from where they are but no, being mindful of others is too much to ask for. That's underclass right there.

    It's no surprise the Centra has a guard in the store.

    The area has a lot of potential. It's 20~ish quid for a Taxi ride from the city centre. 20 minutes to the airport, sufficient bus routes and the dart.

    What it needs is more gentrification. A lot more gentrification.

    Unfortunately I don't see this ever happening as the new builds besides Centra are
    1. Badly built and stupidly positioned.
    I feel for anyone trying to get any sleep when cars and buses are roaring down the road.

    2. No matter how politically correct I try to be this will seen as dole bashing.
    Concentrated social housing. Pepper the social housing don't concentrate it.

    There are only two roads leading in and out of the area. Main street and another north of Main street. Can you imagine the traffic disaster when all the housing comes online?

    There is a lot more to bitch about :)

    As for those who link to other articles showing the same thing. Yeah so what?

    Why are we comparing downwards? "Yeah well it happens there as well so stop complaining." This is defeatist mentality.

    Google Luxembourg train vandalism; There is one result from 2012. 6 years ago. This is what we should be aiming towards.

    We should be comparing upwards! To cities & countries where it happens less frequently to learn from them and implement the steps they have taken to curb anti-social behaviour.
