Is Clonee in Dublin 15 a good/bad area

Hi Folks

Have a work colleague here not from Dublin but looking to buy a 3bed semi in Clonee Dublin 15 for around 300k

They're hearing mixed reviews about the area, i'm from Dublin myself but nowhere near that neck of the woods so i'm not one to comment so decided to ask a few people on here to try set this person in the right direction

Is it a good or bad area? Pros and cons would be great etc

What are your definitions of good and bad? What amenities are you looking for?

Bramblefield he's looking at

3 bed semi for over 300k seems a bit pricey to me, surely that can't be the average for that area?

at least 50k over priced and you'd want walk in condition for that to boot imo!

Is there any concerns with the area? I'm hearing alot of social issues,social housing etc

Also seems to be a bit out of the way but he's been told that estate links into Hunstown/Hartsown are again i'm not familiar with the whole area so that's why im looking for advice

would your friend not look in hartstown,huntstown, blakestown, whitestown clonsilla basically towards the shopping centre. the build quality would be better ,more establised areas and walking distance to schools , shopping centre etc

I wouldn't be concerned too much about social issues.

Huntstown is walkable in just a couple of minutes but that turns into a 15 minute drive if you want to take the car!

Not much social housing near that particular estate but what you do have particularly in Huntstown/Hartstown and Ongar is a lot of rent allowance/rented houses.

As for being out of the way, well if you do most of your socialising in Dublin city centre for example, its out of the way but it really depends what you are comparing it to.

if he has 300k to play with go look near Clonsilla village or Carpenterstown

Clonee is fine, not particularly rough.

There's a lot of foreigners living there, other than that, it's fairly unremarkable

I wouldn't really call it Clonee, it's closer to Littlepace/Huntstown.

While we're on the topic, anyone have any opinions of the Archer's Wood development just next to Bramblefield? Look like lovely apartments and in a pretty good location for buses, but is there a catch?

Had a friend there renting for awhile, cheap rent at the time and he never complained although he was the type to be complained about the truth be told!

its the sort of place you wouldn't even know is there, sort of hidden away

*actually the apartments I'm thinking of beside that estate whitely hall or something or other

Littlepace is fine.

Huntstown and Hartstown are not fine. I got mugged there one evening by three scobes, one of whom was this chappie.

true going back a good few years now . its different there now . 300k is a good budget for d15. he will have lots of choice

i got robbed once also that was in ranelagh, id never classify an area on one experience.. I’ve never had trouble in d15 and i have lived there for years

I lived in Clonee (Castaheany) and Carpenterstown (Luttrellstown)
I would avoid Bramblefield. It's too close to Huntstown.
Tell your friends to drive there on few occasions for example on warm Friday or Saturday evening and also during the day. Large groups of bored teenagers drinking alcohol etc, young kids without parents, rusted bikes on greens, high popularity of Nissan Micra/Toyota Yaris type of cars are not the best signs...
For 300k I would definitively recommend Carpenterstown (Luttrellstown or Riverwood) - more people seems to be in full time employment, less antisocial behavior, train station, good schools, lots of after school activities, 5 mins drive to Blanchardstown sc, closer to Phoenix Park

It's only because you have to sellect Castleknock not Carpenterstown.
It's Carpenterstown area but the post code Castleknock. So when people place their advert they select Castleknock. Probably they think it will attract more potential buyers.

IMO That's Diswellstown not Carpenterstown. The post code is D15.

Not that it makes any difference except for school catchments.

Actually looking at the OSI townland map I'm wrong. Its actually the Townland of Annfield. Those townland boundaries pre-date lots of things like roads, canals. So the boundaries we see today may not line up as you expect.

Me and my colleague took a spin up to Bramblefield yesterday afternoon and last night

He is far from impressed and i can't argue with him , 300k for a house there seems like sheer insanity

He was very concerned that you can barely spot an Irish person/Irish child , he himself is German but is fluent in multiple languages and has always paid his way, his wife is Irish and she has been advised that Clonee is home to alot of foreign nationals on welfare??

He doesn't want to raise a family in that environment and i can't blame him to be honest but before he jumps a gun at first impressions could any of you who are familiar with the area shed some light on this??

I can't comment on Clonee, as I'm not familiar with the area. But an acquaintance of mine has recently acquired a house in Waterville in Blanchardstown and is very happy with the area, the quality of build and their neighbours are all working families with kids.
I believe there are going to be more houses build in this estate in 2015.

+1 on what most are saying here OP. Area is fine really but what ever it is just seems very expensive.

The only problem with D15 (lived there for a few years, brother in law has lived there for 10+ years) is it's really a town in of itself. If this was the UK it would be a market town to a city.

It has good transport links but they're all a bit of a pain in the arse. Bus goes via Saturn, late night links are spotty.

If it's close to work and you're happy with what's out there happy days. The only thing I would say is what if you change jobs? Do you like the city centre night life?

all 3 beds all under 300k or under in Carpenterstown (Castleknock) not including 3 bed apts, healthy competition so room for some negotiations if you ask me

better spent than 300k in this area than Clonee imo!

Clonsilla Village also a good shout for that price range

carpenterstown is not castleknock.
blanchardstown is not clonsilla and so forth. Its quiet simple just put in carpenterstown in the search tool see what you get..
