    Dublin prices are not relevant. Have a look at Daft. That isn't reasonable for a rental in TRALEE. Also as a renter I couldn't care less what rating the house is.

    I just checked Daft and there is 14 properties for rent in Tralee including a 3 bedroom 3 bathroom property in North Circular Road for practically half the Belmont rent so there are different prices for different budgets. Complaining that a top of the range property is more expensive and beyond your reach is like complaining that an S Class Mercedes is more expensive than a Nissan Micra.

    And no I'm not or never was a landlord but rented for years in bedsits and houses shares (that matched my budget at the time) so have some understanding on how the rental market works...

    Traffic on the R875 in Tralee regularly backs up due to the popularity of drive-thru services at Manor West. Evenings and weekends are particularly chaotic, with a makeshift third lane of traffic often forming as cars queue to turn into McDonald’s, spilling back as far as the Clashlehane Roundabout.

    While people have every right to enjoy a takeaway, the disruption to traffic is becoming impossible to ignore. This stretch of road is already one of Tralee’s busiest, serving as the main entry point from Killarney and Castleisland.

    With a new KFC set to open beside McDonald’s, concerns are mounting that congestion could worsen, posing safety risks – especially for emergency vehicles accessing University Hospital Kerry (UHK).

    At around the same time in February when a KFC spokesperson announced it was ‘buzzing to confirm’ it will be opening a brand-new KFC restaurant at Manor West Retail Park, a HSE South-West meeting was discussing the dangers of ambulances being delayed because of drive-thru traffic on the R875.

    A spokesperson at the meeting said the HSE was already preparing a separate entry point at UHK for ambulances. The volume of traffic at this stretch of the R875 can no longer be ignored as a safety risk due to the number of vehicles at Manor, many of whom are availing of drive-thru services.

    The HSE’s comprehensive Traffic and Travel Assessment is to provide a detailed analysis, as well as staff and public travel surveys, of the area.

    The HSE say the findings of this work will inform future decisions regarding traffic management and access arrangements to and around the UHK campus, including the identification and assessment of potential new pedestrian and vehicular access points.

    “This will allow consideration of how access constraints, congestion at peak times, and emergency response requirements – particularly for the National Ambulance Service – can be addressed in a structured and evidence-based manner,” said Daniel Clifford, Director of Estates at HSE South West.

    It begs the question how a further high-profile fast-food outlet can be granted planning permission when it will inevitably contribute to an already debilitating traffic crisis in this part of Tralee.

    The planning application for KFC was submitted in December 2023 by Shadowmeadow Limited for the construction of a single-storey, flat-roofed sit-in/drive-thru restaurant.

    The proposal includes the replacement of an existing vehicular entrance/exit on the eastern site boundary via the Manor West through road, provision of new on-site access, and car parking and bicycle spaces.

    At the pre-planning stage, a traffic and transport statement was prepared by Coakley Consulting Engineers. It confirmed that the development’s traffic and drive-thru queuing ‘will have negligible impact’ on local access and public roads.

    The development includes 30 parking spaces for a 249.5 m² sit-in/drive-through restaurant. While this ‘slightly exceeds’ the guideline of one parking space per 10 m² of floor area, it was considered appropriate given the inclusion of the drive-through component.

    But parking is not the main concern in this instance, it is lines of traffic slowing down the flow on the main R875.

    Under the Kerry County Development Plan 2022-2028, takeaways are noted as a concern due to increased pedestrian and vehicular traffic. The council’s aim is to prevent excessive clustering for social and logistical reasons. Coakley Consulting Engineers stated that KFC is appropriately designed and would not significantly impact the local traffic network.

    It also says that peak usage at KFC’s drive-thru will be between 1 pm and 6 pm when an estimated 97 vehicles will produce queues of just one and three cars at the ordering point.

    Moreover, the report states that with KFC’s fast service being ‘under four minutes’ per order, no significant impact on site operations, parking, or access junctions is expected, with traffic being distributed across likely customer routes.

    Coakley Consulting Engineers assessed the junction off the R875 using short-term traffic observations, estimating a worst-case 20 vehicles per peak hour. Using a ‘TRL PICADY’ survey program, it concluded the junction is within capacity, with issues only expected if the flow-to-capacity ratio exceeds 85 per cent.

    In conclusion, and ‘on the basis of this information,’ Coakley Engineering said access, parking, drive-thru queuing and traffic impact at the development would operate in ‘a safe and efficient manner,’ with minimal impact caused by the inclusion of a KFC outlet.

    Kerry County Council granted permission for the development in May 2024, subject to conditions. The condition in relation to traffic safety only covered the handling of storm water from the building and paving around it.

    Although traffic details related to the KFC building were thoroughly documented during the pre-planning stage, there appears to be limited analysis of current traffic patterns generated by existing drive-thru activity at Manor at peak periods.

    Much of the KFC traffic assessment was conducted over three years ago, making it surprising that the sometimes unpredictable nature of traffic there today will remain unaffected by the addition of another popular fast-food outlet near the existing ones.

    Are the queues into the McDonalds drive thru still that bad? I thought it was more an issue during Covid when eating in wasnt an option. I can't recall the last time I saw queuing on the main road for it.

    I dont think the KFC will be as problematic as you'll have to drive in via that longer lane thats used for the Manor West Hotel before turning into the KFC drive thru lane (or else enter from the shopping centre carpark).

    McDonalds problem is that its drive thru lane is immediately off the main road. The lane should have been configured to be longer using that empty space east of the McDonalds years ago.

    Has anyone heard what caused the van to go on fire on Saturday evening about 7pm at Lissatanvally on the way out of town towards the N69?

    Road was closed off and a fire engine blocked the road in at the roundabout.

    I've a daughter hoping to do a course in mtu in September, North campus, all going well with the leaving cert.

    Hoping to get her accomodation nearby the the student housing, Lee? Whether she gets something there, I'm not sure yet. Waiting on emails for that.

    She doesn't drive yet, so needs to be somewhat nearby. The place seems to be isolated somewhat and I'm quite nervous of her being there. She's very quiet, trusts easily, prefers her own company and rarely would go out.

    I presume taxis are ok and readily available? Not sure of the public bus service.

    We haven't researched too much as we thought she'd forget the course and go to the local mtu or ucc which would be ideal. But nope, we'll be paying a mortgage sized rent and 4 years of worry instead.

    Any advice and info would be greatly appreciated.

    It might make more sense for her to get accomadation nearer town ,plenty of buses run . If the Ukrainians move on ,this would increase the availability.There accomadation is being discontinued from August ,they have alot of apatments rented.

    An Sean Mhuileane & Edward court apartments are central ,near train station would be most suited .Just check for accomadation in the area within walking distance of train station

    Kings court student accomodation is close to manor west and local link bus service runs through there and up to mtu

    I've looked at the more central areas but the bus service seems to run late regularly from the manor side? (I'm assuming she'd have early classes and bring late would just throw her completely.) North Campus seems to be so underdeveloped.

    It's something to consider if it's the last resort. I'm not suggesting she gets taxis to and from the college, I'm enquiring about how accessable they are if she needed to get into town.

    I'm looking at Kerry Lee accom and it's all the same extortionate rates so I'd rather if she could walk to college than spend an hour on the bus for the same cost. She's not a very social kid and being in a quieter area would suit rather than town centre. We live rural so it's what she's used to. She's also got AS which limits her in various ways.

    Would she consider digs for the first year? Its a nice stepping stone to first time independence from living away from home and getting your bearings in an unfamiliar place. It's been a while since I was at 3rd Level but do colleges still have Accommodation Offices that usually keep a record of digs and other student accommodation options and advice on various transport options? There may even be student shuttle buses between North and South campuses that she could avail of. Maybe the Students Union in MTU can help too.

    Unfortunately she enquired on open day from the student Union and accom had 3 emails for student living only. They don't recommend anyone anymore, I guess with gdpr, vetting and all that stuff. She said she'd hate dogs and lick herself in her room. She's unsociable at the best of times at home, she'd come across rude.
