    would it matter that much? do they not cause draught anyway by just being in the room in the first place

    If you do a general google search nearly all if not all recommend a minimum height. I don't know about building regs.

    yeah, wonder would it make a whole lot of difference though. place we're in now has them lower so guess we'll find out.

    you'd think with vents high it'd make the ceiling & top of windows cooler first to condense on

    Heat rises so it shouldn't. I'd rather be sitting in front of a 5 or 6ft high vent than a vent at 2ft!!

    I got a new sitting room vent fitted with the EI and it's about 300 off the floor

    Time is contagious, everybody's getting old.

    I'm sure if you get EWI insulation installed via SEAI, then this would be the case. The SEAI contractors have large compliance overheads and obviously want to make money, so they can use lower grade materials.

    The guy who installed my EWI insulation explained that he usually puts a dual layer of mesh coat for the ground floor story (non-SEAI)

    The render and mesh coating I used was of much higher quality than that you would typically get via SEAI. I bought these separately. The installer told me the stuff they use for SEAI takes ages to set and is basically shitter and more expensive to the client. For SEAI they get a small tub from Poland for €15 and sell it for €60.

    So an inspector from the original contracted company (not the guys who actually did the job) came out to do a snag today, he was very secretive about any issues he had, but the ones we had in my photos above, he was happy were not snags and just the way they do it. The PM has still never visited the house since work started and still only contacted via telephone once. There’s been multiple leaks from all pipework they’ve touched, most external pipework drops and there’s been internal leaks, some which have destroyed a section of ceiling from where they ripped the condenser pipe through the wall so it was no longer attached to the boiler on the inside. This was only noticed weeks later when wet patches appeared and when I got into the attic the place was soaked. They tired to send non RGI guys to fix pipework on the boiler side, we’d to decline this and they weren’t happy about it but did send RGI to fix eventually.

    We’ve now told them we are declining any internal work as we don’t believe their work will be up to standard, they can pump the front cavity to finish the external and then we don’t want anymore to do with them.

    Just to give you an idea of some other stuff they’ve done, this is only what I can think off off the top of my head right now. They swapped out some of the guttering with metric instead of the originally used imperial, the original fittings were present, not damaged and we had spare pipe to extend the 100mm, but all are now missing and they’ve used a mix mash of different ones, to fill the gaps between metric and imperial they’ve had to use upside down fittings, screws and silicone, when we weren’t happy, as they are now all mismatched shades of white we were told they’re the experts NOT US, THERE IS ONLY ONE SIZE. We will probably end up just replacing all guttering ourselves as we are unhappy with the current state it’s left although functional at least for now.

    They broke the concrete on the edging of the roof tiles and a section of them slipped off, this was while we were away and thankfully the felt prevented a leak, I’ve temporarily fixed this myself.

    The front and back grass has had to be reseeded as was covered for 2 months with supplies and bags of rubbish.

    They dented the quarter panel on my car and when raised with them they got really agro and told me to F off.

    SEAI had been contacted by phone, photos sent by email with our concerns and they’ve chosen to ignore us.

    We will end up paying a professional company to fix the areas that were finished extremely poorly. Unfortunately we don’t have money to do that ourselves at the moment, so will see how it ages and review closer to the summer.

    Cheers for the link, that’s the plan, we’re just waiting on them to say the outside is completely finished. We are exactly 2 months since it started tomorrow.

    AFAIK but could be wrong, the company won't get paid until you sign off on all the work done so make sure you don't sign anything by mistake! Not getting paid might wake them up.

    Been reading through your experience, very sorry for what must be a stressful time of it all for you.

    I qualify for Warmer Homes because of the working family payment. My initial application was accepted only last month. So I’ve a long road ahead, I really hope it’s a smoother one!

    I sincerly hope you don’t get an Offaly based company, established 1984, with a foreman called Kieran. If you do, run a mile. Don’t let them near your home. They use unqualified third party contractors.

    We refused anymore work on our house, never signed anything, warmer homes don’t want to know. They didn’t care, they get paid regardless.

    They’ve left us with a lot of remedial work to do ourselves, utter cowboys.

    A lot of it is box ticking from the few people I know had it done, SEAI don't care about how bad the work is done. I sent numerous emails to various ministers in charge for over 12 years and none have bothered to even have a look into how bad it's run or looked into the work done which was substandard under the scheme.

    Insulation company filled out lies about who completed the work and dates it was carried out/completed on paperwork supplied to us and submitted to warmer homes/SEAI

    If you are not happy with the work as I said in the above post #107, I don't know for sure if it's the case but it could give you leverage to sort any issues out.

    To be honest, we wouldn’t let them anywhere near the house again, all remaining issues we’ll have to resolve on our own, when we can afford. I refused to sign the documentation, they rang their office, they said it’s grand we don’t need his signature anyway.

    I emailed SEAI that information is incorrect on declaration of works, wrong name for operator, completely wrong date for installation, they’d marked it completed 2 months prior by a different company. I sent them over the actual information.

    Their reply was,

    we reviewed, it’s correct,

    kind regards.

    SEAI


    anyway, final BER done today, no results yet, I’m just glad they’re gone, 4 months dealing with them in/out of the house/garden. We’ll fix the issues ourselves over the summer.

    What i find really strange is that when it comes to grants for insulation, PV and Heating controls they are really strict and conduct audits and companies are sh1tting themselves they'll be removed form the list, but for warmer homes they don't seem to have the same level.

    We applied last April, so when we eventually do get it done i'll be keeping an eye on everything they do.

    Unfortunately when your not the one paying the contractor then you have very little power over them. They know they'll get paid regardless of the quality of the work. They have some proper cowboys operating the scheme. We had lads working here on behalf of Kone and they hadn't a clue what they were doing half the time.

    BER came in, we moved from a b3 before EWI to a b2 after the works, also randomly got an email from from SEAI today regarding the incorrect installers names and incorrect install dates on the contractors paperwork.

    “Thank you for contacting SEAI and bringing this matter to our attention, which we regard with utmost seriousness. We have asked the contractor to correct the documentation and re-issue it to you.”

    Something tells me they’ve read this thread 🤣


    I can already notice the wall colour going off(going a brownish colour) where the drain pipes weren’t lined up correctly with the short or wall sealed correctly around them. I’ll have to diy repair that one myself come summer.

    here’s some of their work around shores

    Just to note most the fittings used on the drain pipes came from a box of second hand parts not necessarily from our house. They misplaced a lot of the original parts.

    This shore was blocked the other day, which I’d told them we need access to them for if something like this happened, but they’ve glued all the drain pipe together so I couldn’t remove it to lift the grate to help free the blockage. I might add what came up from the shore was mostly insulation foam. I’ve since cleaned with a powerhose.

    After 8+ call outs from GNI, they eventually moved their pipework out from the wall and then the contractor never turned up to space out the pipe, GNI returned back and re- sealed it back into the ground but was too close to the insulation to render behind so they cut out a hole behind the pipe, back to the concrete.

    PS. I’ve no idea why their gas installer chose to run the pipe up on the left side of the box, made zero sense, there was room on the right to take the same route🫣

    I think their target is at least a b2 so once you’re less than that, their pre-BER was much higher than the previous one we’d had done (which was c2), but the boiler had been upgraded between the c2 and their pre-BER, which was a b3.

    We did get eligible for a green mortgage thanks to their pre-BER so not all bad.

    We only managed to get a c1 which was a bit disappointing considering the amount of work we had done.

    How new a boiler is can have a huge effect on the ber.

    Old boilers get hammered due to the efficiency rating of them.

    (And don't confuse the combustion efficiency on the service report Vs whole boiler efficiency, while related they are different things altogether.)
