    The thing about investing in houses is that eventually enough will be built. It always happens and affordability is a problem for a lot of people so prices must be near the top. On the other hand they stopped making land many years ago, in fact the supply is shrinking. There is a reason why lads with more money than they know what to do with are buying up large tracts.

    YYou'd think With how hard it is to get a place to rent that tenants would be happy to have somewhere to live...great way to age very fast is to become a landlord

    In 2015 it would have been one hell of an opportunity.

    However if you compare the cost of inputs, concrete, steel & labour between then and now it would make your eyes water.

    Not to mention the regulation’s tightening every year…..

    When consdering buying land, the one question I always ask myself is what for?

    The answer is "so that xyz…", and keep following the "so thats " until I get to the nub of the thing.

    End result... I'm glad I bought the few bits I have, and I'm not sorry after the bits I didn't bother with or went dear, I was only sniffing out value in a case or two.

    Stan, you might be better off with a new neighbour and another family in the parish than having a few more fields to be haring around.

    if I got a house for half price but had to rent it out I still wouldn’t do It, no money is worth it

    Hill farm, sheep, sucklers and we used to rear a few calves. Brother farming it now, sheep and resting calves. Got rid of the sucklers

    First place I boughtI managed to get 90% of it as a secured farm loan farm was about 10 miles from us intended to build on it but kids were settled in school and playing sports so we never moved. Had the mortgage paid off. I was 40 years old. Two years later we bought the rest of a field our house was on. We paid through the nose for it but the farm paid that loan while I paid off for the farm we had.

    2009-2012 was tricky had tracker loans 1.5%+ cost of funds. Repayments jumped 10k, Reps disappeared and tax jumped. We build a slatted unit with thè 2008 environment scheme, that was tricky with the stage payments as I had bridging finance for the grant. I would be excellent to manage money, generally would see an issue months before it would arise.

    Since 2012 bits been fairly plain sailing. The shed was a game changer. Allowed me to up stocking levels and turn a decent margin per head. Farm was used to put kids through college tax efficiently. Had build up a college fund through a small cash inheritance I got and we saved some of it as well.

    As the farm was throwing spare cash we did up the old farm house on it between 2015-2017 and bought a investment property. These generated good cash flow, a PITH at time but they generate about 18k between them in rent per year. I was dabbling in shares as well

    Got a redundancy offer from the job in 2019, so I took it. Main farm had one repayment left on it. I paid off the field 2-3 years ago as son was being transferred a site on the farm and it was the security. Made a nice touch on trading shares during COVID.

    For the new place my pension gave me a lump sum that covered half it. I liquidated shares, had money in the farm account and some remaining redundancy funds as the farm was financing most of my lifestyle costs. Better half gave me about 10% most for cash flow when we started up. I got an SCBI loan for farm development.

    I be an excellent money manager, I be good to move funds around and earn a twist. Made a nice twist when the government floated Aer Lingus. Put 20k in and sold for 25k the day trading started, same when Telecom was floated. Not all plain sailing. Barryroe stung me for a few grand. But hey you cannot win them all.

    I be a fairly open guy if someone asks me about finance, business or farming I be open with my advise. With some lads everything is the third secret of Fatima. Not really a car person, we have a Holiday home in Kerry. I go for a few pints once a week, I have the Kerry GAA season ticket, has a great day in Pomeroy last Sunday. If an opportunity falls in front of me if I can grasp it I will.

    Run a simple low cost beef system. Buy cheap low value cattle that will turn a good margin in 12-18 months. Never have substantial amount of money tied up in cattle. Neither am I a machinery person not afraid to accept contractors as a costs. Fencing, water, soil fertility and cost management are the most important elements in successful beef farming.

    Quick question and I know you have 2 lads but before you bought the last place did you ever consider selling either of the 2 places and buying a big farm in the 1 block.

    I bidded on a few places but no great opportunity missed and I have had an eye out for 20 years

    The calibre of lad I reckon you'd be happy with as a employee, would be costing 60k plus if he/she even exists, took on a lad here 4 weeks ago out of desperation, barely fit to stand in a gap, he came yesterday looking for 1000 euro advance in his wages as his car insurance was out and hasn't the price of it, told him politely to f**k off....

    Can't come to work now as no "transport and wondered would I have accommodation for him" you'd want to be a qualified social care worker to be dealing with the above

    Nephew started work with a mid sized construction operator last Autumn. He said to him before Christmas that he paid weekly over Christmas as he knew my nephew was going on holidays to the states. My nephew had no issue but got talking to the boss.

    Like a lot of construction companies they close for nealy two weeks over Christmas. Lads would be paid a bonus and either two or three weeks pay a few days before Christmas. A good few of them would be looking for a sub the first day they're back. 12 months previous some lads were looking for a sub before the holidays were over. He got fed up and decided that this year only bonus and normal pay in bank account before Christmas

    Some lads just cannot manage money. I have a small house rented to single man working in construction. He leaves the council part of his rent unpaid over the Christmas will not have the end of December rent until he is back to work a fortnight, HAP will probably be delayed. It's usually early March before everything is upto date. On the plus side you would never hear from him except the money is late.

    Never considered it Too much money wasted along with I need to sell before buying too much risk with that. Eldest will get the first place, daughter will get the rental not on the farm, holiday home and the field around her house, youngest will get the option of the new place. He is working in an investment firm in London on fairly serious money for a 26 year old. There will be bit of land come for sale around the first place and I think the second place as well so they have options. All the kids have good jobs. A lot of people crib about this country but you get opportunities if you want them.

    However I be a huge advocate of children getting g a good education and a good job.

    snowflake generation ….lucky here in that I’ve good help when I need it …my summer relief Milker of last few years who milked for me ever Saturday/Sunday evening from early may on and holidays has gone into partnership with parents now and won’t be able to milk weekends but will cover any days away or holidays for me this lad was as good as you’ll get and everything done 💯….ive already sounded few out …they want cash …dont want to milk weekend evenings etc ..i will get someone but how bigger operations who need a. Lot of labour full and part time manage must be a head wreck

    No family help here so all help is paid. Getting on well at the moment it's all students, just need relief milkers and apart time help. Try to always have two people trained up to milk and will give extra milkings to a capable person to keep them awhile they are in school/college.

    Have found in the past that people with poor work history are to be avoided like the plague, might be grand for a few weeks but will revert to old habits eventually.

    Won't invest in machinery as would all be paid labour to drive it and at that stage I am aswell off to get contractor

    Was cursed here this spring fathers hip totally went on him at Xmas putting him totally out of action and the wife's father in law who does 3 days a week with us bruised his ribs badly at the start of January and is only coming right now, going to clear the decks here of any under preforming cows/older ladies and scale back big time to sub 100 cows, it's a ticking time bomb in my situation if I get laid up, theirs no plan b so to speak

    I just cant understand people having no money out of construction sector. Also the amount of plumbers and electricians living from week to week astounds me. If i had been on that money as young fella the world would have been my oyster. I'd say by living the high life, expensive woman on the scene and the white stuff you wouldn't be long going through it.

    We were brought up the same by the parents, no matter what assets they had, it was education and a good job, then you can go back to the businesses if you want.

    Bass you were following Barrymore and Larry on the investment. Its rear Larry ever losses !

    Dairy sale going on in New Ross at the moment. All big money.

    Didn't see any freshly calved heifer for less than €2,000 yet. Most are north of €2,300.

    There's the first part of a clearance sale coming as well so we'll see if there's any value there.

    Last semi permanent relief Milker was getting 75 a milking for 160 cows through a 20 unit 2 hours max in yard, advertised the above rate on a add on donedeal plus 20 a hour for work outside of that and not so much as a phonecall

    Education is obviously important for alot of people, but at the same time some of the most successful people I know wouldn't even have a leaving cert. Would be a believer in working somewhere else and preferably away from farming for a while when your younger.

    we have just let my mothers house out to abp and have 4 lads from brazil and 2 from the philippians just across the garden and they are here only a week and up learning how to milk and eager for work after they finish in meat factory things looking up at the moment ,but i know things will change,.
