Attic conversion cost

Is this based on experience, or a specific company, for example? Seems cheap. I don't expect a bathroom to be included, certainly not one with a shower...

I got a couple of quotes last year for a standard enough 3 bed semi-d attic conversion.

Quote 1 - €24900 no ensuite

Quote 2 - €33400 with ensuite

Quote 3 - €30000 with ensuite.

With these a lot depends on whether it will be to standard for use as a bedroom or just as storage. Second is much cheaper and generally means you are storing a child up there at night.

I did the same a few years ago, sold the house now but it worked out great for extra bedroom. Just needed a cert from an engineer saying it complied with building standards. Got it at the time, they just confirm the steelwork and structural is up to scratch. Had to send it on during the house sale and no issues. I’d make sure that that is got as soon as it’s finished. Not something you want to look for in a few years.

No he gave a cert for the structural work, just saying steel work etc was done to current regulations. Room was only for ‘storage’. As most probably know to make it fit for use as a bedroom or whatever there is a lot more to it. It’s very much the elephant in the room when comparing prices as they can aren’t comparable which is why I brought it up

I just got 2 quotes and they came within €9 of each other! How can that be? One done the quote by just getting me to send some videos and the other called out. Should I be suspicious?

For the sake of future clarity in the thread, Rafters are pieces labelled top chord, Joists are the bottom chord. (Chord are also correct as its a truss). You are removing the webbing, not the rafters, rafters hold up the tiles.

Throwing it in to here but has anyone done a dormer recently and if so, how much additional were you looking at compared to a standard conversion?
