Attic conversion cost

Anyone get any attic conversions done lately that can give an idea of cost?

Looking to do one. Easy access to attic and no changes required to the roof apart from a velux on the back of the house.

Need the rafters replaced and roof insulated etc as well (they are those skinny triangly rafters).

Is this based on experience, or a specific company, for example? Seems cheap. I don't expect a bathroom to be included, certainly not one with a shower...

Maybe 10 years ago? Would imagine it's quite a bit more now given the rise in cost of building work.

Maybe 10 years ago, your looking at min. 25k plus vat now for a basic conversion.

I got a couple of quotes last year for a standard enough 3 bed semi-d attic conversion.

Quote 1 - €24900 no ensuite

Quote 2 - €33400 with ensuite

Quote 3 - €30000 with ensuite.

Got some quoted over the last week since the house is empty and the vendor is letting me bring builders etc up to see. €23900k to €31k, with two outliers quoting €47k and €55k without even bothering to come and see it, so they are on ignore. Strangely one for €24500k seems to be the most knowledgeable and even came with an ipad with ones he had done and asked if id like to look at some of them. Picked the ones we wanted to go see and he will contact the owners and ask if we can go see.

I was right. There is steel needed for the floors and the triangly things have to be removed and replaced with long Pieces of wood, with steel in a few places. Should be enough room for a landing, large ensuite and large double bedroom. Bonus is the insulation is in the costs and is done at the same time. ensuite with shower will cost €5.5k extra.

I think they mean joists, presumably you could put in suitable joists while not removing the rafters?

With these a lot depends on whether it will be to standard for use as a bedroom or just as storage. Second is much cheaper and generally means you are storing a child up there at night.

Its officially storage. Doesnt have the head height for a bedroom.

I did the same a few years ago, sold the house now but it worked out great for extra bedroom. Just needed a cert from an engineer saying it complied with building standards. Got it at the time, they just confirm the steelwork and structural is up to scratch. Had to send it on during the house sale and no issues. I’d make sure that that is got as soon as it’s finished. Not something you want to look for in a few years.

Are you sure he gave a blanket building standards cert?

Did yours comply with fire regs for what is now a 3 storey?

Too many cowboys looking for 40 or €50k for the same as others do for half that just because of demand it seems.

My sister got one done 5 years ago. Down as storage space but even bigger than the one we are looking to get too and that cost €18k so prices have gone up. She made the mistake of not getting the cert at the time and had to pay another €300 to get a cert when she was selling her house last year.

No just a structural cert for the building work, couldn’t list the house as 4 bedroom but didn’t seem to make much difference to buyers.

No he gave a cert for the structural work, just saying steel work etc was done to current regulations. Room was only for ‘storage’. As most probably know to make it fit for use as a bedroom or whatever there is a lot more to it. It’s very much the elephant in the room when comparing prices as they can aren’t comparable which is why I brought it up

I just got 2 quotes and they came within €9 of each other! How can that be? One done the quote by just getting me to send some videos and the other called out. Should I be suspicious?

Roughly €34k with no en-suite.

For the sake of future clarity in the thread, Rafters are pieces labelled top chord, Joists are the bottom chord. (Chord are also correct as its a truss). You are removing the webbing, not the rafters, rafters hold up the tiles.

Many years ago (over 30) I got a Stira attic stairs installed, one of the most useful jobs I ever did in the house. Stira installed it, very quick job and never any problems. It won't cost you anywhere near 7k.

I had a new access made on the landing as the existing one was in the bathroom and was too tight. There was good surrounding support for the beams and one section was removed to make the access wider, well worth doing. Go for the biggest access you can reasonably manage. Make sure there is still space either side to get by when the stairs are down and space to manoevre leading up to the stairs. Useful to have some sort of a grab bar, and a light switch, within arms reach of the point you go through the access.
