Anyone get any attic conversions done lately that can give an idea of cost?

Looking to do one. Easy access to attic and no changes required to the roof apart from a velux on the back of the house.

Need the rafters replaced and roof insulated etc as well (they are those skinny triangly rafters).

I left it on the long finger and now starting to look again.
It’s very hard to compare prices here as not every attic is the same. The prices quoted online are for “standard” attics. Ie 3 bed semi detached.
My house is a regular 4 bed detached A rated house. Recently got quoted €39000, no en-suite but it includes extra insulation, air tightness down to the outside wall to keep the A rating. Will probably go with that builder as he’s highly recommend and knows what he’s doing which is worth the extra few €€€.

We will need to either build a single storey extension @40m2 or convert an old bungalow attic roof into a dormer which will require planning. I would assume the dormer route will be cheaper but nowadays you never know, has anyone priced both for reference?

Mind you I’m handy enough and done most of the heavy lifting myself apart from Velux,electric etc.

Got a quote of 53K not inc VAT at 13.5% for attic dormer conversion that would result in three own door rooms.
One room being a bathroom with pumped shower.
The other two rooms are Double beds or large offices.

When we had our attic done they did the floor first & then the stairs were put in. You'd need to know what height to build the stairs so can't see being able to put the stairs in first.

You’d probably need steel supports to hold up the floor. If you were ever to sell you’d need a engineers sign off. I’d be wary of doing stuff yourself, the structural elements need to be inspected before they get covered by plasterboard etc. you might be saving a lot of future trouble up for yourself.

Many years ago (over 30) I got a Stira attic stairs installed, one of the most useful jobs I ever did in the house. Stira installed it, very quick job and never any problems. It won't cost you anywhere near 7k.

I had a new access made on the landing as the existing one was in the bathroom and was too tight. There was good surrounding support for the beams and one section was removed to make the access wider, well worth doing. Go for the biggest access you can reasonably manage. Make sure there is still space either side to get by when the stairs are down and space to manoevre leading up to the stairs. Useful to have some sort of a grab bar, and a light switch, within arms reach of the point you go through the access.

For the sake of future clarity in the thread, Rafters are pieces labelled top chord, Joists are the bottom chord. (Chord are also correct as its a truss). You are removing the webbing, not the rafters, rafters hold up the tiles.

I just got 2 quotes and they came within €9 of each other! How can that be? One done the quote by just getting me to send some videos and the other called out. Should I be suspicious?

No he gave a cert for the structural work, just saying steel work etc was done to current regulations. Room was only for ‘storage’. As most probably know to make it fit for use as a bedroom or whatever there is a lot more to it. It’s very much the elephant in the room when comparing prices as they can aren’t comparable which is why I brought it up

Too many cowboys looking for 40 or €50k for the same as others do for half that just because of demand it seems.

My sister got one done 5 years ago. Down as storage space but even bigger than the one we are looking to get too and that cost €18k so prices have gone up. She made the mistake of not getting the cert at the time and had to pay another €300 to get a cert when she was selling her house last year.
