Land Prices Cork 2022

Where in North Cork, east of Kanturk and West of Kanturk are very different.

So is there any benefit to the person leasing the land with entitlements? You take on a big risk if you have to pay full entitlement value up front every year if you get a penalty on an inspection but still have to fork out to the landowner

I dunno. I always here such prices mentioned but have yet to meet anyone paying or receiving it.

Re the return in relation to the value of the land, Land has been and prob will be overvalued in terms of the return it can generate

I'd say that plenty of lads paying 400 an acre for land would be making less than 400 working it before they pay for it.

From a financial perspective, most would be better off renting out their land and getting the 400 a month tax free and doing a minimum wage job to give you something to do

I'm not sure what you mean by "keeping the price down"? You couldn't realistically expect it to be higher unless you are renting it out for spuds or veg - and even then if you do that it is hard on the land and is only really good the first year.

What I would like to be done is for the tax reliefs to be tightened up to do what they are supposed to do.

1) Long-term leasing relief - I'd have some condition of either having been an active farmer, or else the spouse of an active farmer, in order to qualify. Perhaps some age criteria as well.

2) Agricultural relief on CAT. I'd do something like have a decreasing CAT over time. Say if standard CAT is 33% - then you'd just decrease that 1% a year. So if the beneficiary sells it immediately, then a 33% tax. If they sell it after 10 years, 23% tax on the market value at that time and so on. If you never sell it, then no CAT! Subject to reasonable limits of course. That would preserve the original intention of protecting family farms. But make it less attractive for the person who has nothing to do with farming or producing anything but just wants to shield their wealth from the taxman.

Obviously those two proposals would decrease the value of land for anyone thinking of selling.
