2022 Cost of reflooring ground floor in standard semi-detached house

I'd like to get an idea of cost of replacing floors in a standard 4-bed semi-detached house built in the 90's. We'd like an engineered wood herringbone pattern floor for the main living-room/hall/dining room, priced between 30-40 Euro/m2. The main living area is about 30m2 plus <6m2 in the hall. Everything will probably require a decent underlay, as I think it's just concrete under the current floors.

We're hoping to renovate the kitchen at the same time and would like to refloor with tiles at 30 Euro/m2. The kitchen area is <26m2, less an L-shape cabinetry and island. I don't know if an underlay is needed for tiles too. We previously paid a bathroom tiler around 15 Euro/y2, I presume the kitchen should be about the same. What is a typical underlay cost? and does it cost more to pay someone to lay herringbone vs long planks?

If your putting down any type of engineered herringbone will very likely your floors will need to be prepped with floor levelling compound & allowed to fully cure. Could be a number of days. Then must be primed & left overnight & then the herring-bone is stuck down over the full area. Obviously your looking at more costs involved in all this. probably 30 euro per sq metre (labor only) excluding prep work (floor levelling) Laminate herringbone obviously is less work than engineered / solid but still significantly more work than standard straight laminate /engineered / solid flooring. what part of the country are you in?

My architect recently estimated 80/sq meter as the lowest likely cost for engineered wood floor. Not sure if that includes labour. I would think 40/sqm is very cheap

sounds like 30/m2 for labout is prob about right for these floors.

With regard to pricing, I went with prices from here (as I said that was for materials only):

Any ideas about the cost of decent underlay? Hard to figure out what we'd need based on the recommended types on the websites, as I don't get the pros/cons of using gold foils, foams, thicknesses, etc...

herringbone engineered/solid normally glued down so doesnt require underlay (may require a primer/liquid DPM on concrete or easy screeds) Laminate herringbone needs underlay alright but if on concrete something with plastic on underside, if underfloor heating ensure it is suitable & check moisture contect before laying. if upstair you want an underlay with acoustic properties for sound deadining.
