Hi all! We have been experiencing an issue on site where threads have been missing the latest postings. The platform host Vanilla are working on this issue. A workaround that has been used by some is to navigate back from 1 to 10+ pages to re-sync the thread and this will then show the latest posts. Thanks, Mike.

    I know of some people who live in that estate and they don’t have any issues with subsidence/ needed underpinning.

    The estate was built in the 60’s? so I’m sure the houses affected by subsidence would be evident by now which would be flagged by the engineers in their report when purchasing anyways

    Seems to be luck of the draw when it comes to issues with subsidence especially in Cork

    More than likely the asking price of €425k is to drum up interest

    You'll remember this beauty which hit the market in march/April with an asking price of €750k ? Poor layout, poor interior finish, very poor site, down a laneway, jammed in between two other houses front and back and surrounded on all four sides, etc. It dropped to €650k in June. It's now gone sale agreed. Will be very interesting to see what it actually sold for. Absolutely nuts.

    I think I vaguely remember that boreenmanna house being built , back in the 90s.

    I agree the layout is very strange in some places, a lot of concrete and tarmac in the garden, and the decor needs an update. But it is walking/cycling distance to town, near schools, on a bus route and it's a 2000sqft house. I don't mind it being tucked away in a laneway, the house out in front is very exposed to the busy road which gives noise, diesel dust, risky for kids. With a better interior and some plant life and trees in the garden for some privacy from the neighbours, it could be nice.

    Anyone know what Hillcrest Close is like? This house is in very good condition and not too bad price, considering most half way decent 3 bed semis now are at the 300k mark:

    Newtown heights the affordable housing scheme in lotabeg is launching on Tuesday at noon. Demand is going to be crazy for the 100 odd houses up for grabs. 3 beds starting at 243k.

    If it’s a bedroom or living space (rather than just storage) , then it needs planning I think. Attic conversions get caught with this sometimes when they go up for sale as well.

    This house in Clonlara apparently sold for 695 according to PPR.

    Insane price for that type of house. People with more money than sense.

    They are going to see no growth on that price for a decade if not more.

    this went for 365k - 70k over asking so Market still hot but then location is good for this one !

    It's strange as it is significantly more than previous houses have gone for and doesn't seem to be the show house. The auctioneer wasn't very forthcoming on details when I enquired to see if it is the show house, but the ad seems to confirm that it isn't.

    Regardless of the increases since Covid, this is stupid. These are the people who will be in negative equity in 2 years' time for sure.


    I wouldn't be surprised if there were some phantom bids going on here to push the price up. To get that high it would require at least two bidders who really wanted that house.

    I know of one house you can definitely hear the link from the back of their house, especially in the back bedrooms (they have dbl glazed windows). They were advised to get triple glazed windows for the back of the house to help with the noise levels which would be of no help in the heat if you want to leave the windows open.

    It would personally annoy me but they say they have got used to it

    It is a lovely estate

    You do get used to pretty much any consistent noise pollution fairly quickly.

    However, there is an argument that noise pollution is bad for your health.

    why, why, WHY do people put galley kitchens into family homes? It has 5 bedrooms and a single under-counter fridge that’s suitable for an apartment at best. Not to mention huge dark imposing build in wardrobes in a small bedroom 🤷‍♀️

    I wouldn't go near a house that close to the sea. That will probably be under water in a decade or sooner if there's some really big storms!

    I’m not surprised that house is 750k. How much would it be in Dublin? Well over 1m. Unfortunately due to wfh that’s what you will be facing everywhere decent from now on.

    Agree, micro pokey kitchen , it's a very odd house layout. It looks like a building site from outside with the pile of gravel, and photo of a half-finished boundary wall. Like a house that's never been lived in yet. The oven looks like it has a huge sticker on it. But it's decorated like it's in the 90's with the fiddly dark wardrobes and stairs. Was it a build that went bust or got tied up in some legal quagmire I wonder?

    It has views I suppose, but location-wise I wouldn't buy anything in Cobh, that one tiny road is the only way in or out of it.

    It looks like a whole load of stuff was brought in to style the house for the pictures.

    I can't believe that anyone who spent any money on the place would retain what looks to be a very old cooker. (And that's a small kitchen).

    I’d say it was a rental. The furniture is either all old or from IKEA (the living room is almost entirely IKEA). No one buys a house as theirs primary residence and has that cooker and a €27 coffee table 11 years later.

    I thought Heathfield won't go over prices in last phase (April) but I'm not so sure anymore...

    I wish! In April 3bed semi were 390k! 4bed semi 440k... For 4bed I would give so much (now) but for 3 bed it's way off. You really think I could hope prices will fall this... fall?

    I recall @ Elmbury 335k for a 3-bed semi and 370k for a 4-bed semi. 4 Bed was small at around 122sq mtr or so while 3 bed was 110sq mtr.

    Heathfield was 390k 3 bed while 4 bed were for 440k. I guess they might increase further as this is the time to make the most money when people are struggling to find a roof over their heads.

    For Heathfield - my guess is that 4bed will be 455, just to be (on purpose!) out of reach for FH scheme.

    For 3bed to go over 390k is just insane. Need to mention they asked for permission to change 6 houses which should have been 3bed to 4 bed with explanation that ppl are working from home and it is more appropriate. Yup, more appropriate for their pocket.

    Heathfield, Elmbury, Harbour heights have launched new phase in 3-4 months of launching previous one. Has this happened previously or are they looking to sell a major chunk before sh** hits the fan?

    Elmbury are launching 20 houses in this phase afaik which is more than than the last phase.

    Spoke to a friend yesterday who booked a 3-bed (120 sq.m) @ Castle heights in April-22 for 365k and it is due to be delivered in Jun-2023.

    Nice house. Bedrooms would be an issue. Fairly cramped. I am sure it will fly though with bidding given it is in perfect walk in condition and in a great location

    What is the white lower counter section on the kitchen island beside the hob for do you think? Never seen that in a design before.

    That house isn't my taste decoratively and the bedrooms are tight alright. I'm always drawn to the site and location as much as a house though, and there are a few things there that would put me off. Plastic grass is something I can barely believe even exists it's so heinous a concept, and I can't figure out how they water the enormous pots up on the roof. Is it directly opposite the rendezvous pub? Now, it's been a while, but that used to be a massive student pub for the RTC / CIT crowd when I was that age. Is it still busy these days?

    It hasn’t been open consistently in a while. All CIT students drink in the Bishopstown bar now or the one below Eden Hall.

    Closed at the moment. They reopened as a gastro pub before Covid but not sure it took off and Covid put the nail in it.

    Has never really attracted a student crowd, but I still wouldn't fancy living that close to a pub. Beantown is also right next door but that's not going to cause much hassle.

    House was only bought and renovated by a family a few years back. They did a lovely job to be fair.

    Lovely house here in The Fairways in Little Island for €380k. This is a nice park of large, luxurious, detached, 4 bedroom, 3 bathroom family homes. The houses have attached garages, and cobble locked driveways, with nice large front & back gardens, and a large communal green in the middle of the park.

    Walkable to a variety shops & Eastgate Retail Park, 300m from Little Island commuter rail station & bus corridors, and easy access to the ring road, and to the tunnel, south ring & the new dunkettle junction when it opens. That's a lot of house for your buck!

    New phase @ Elmbury Carrigtowhill launched today.

    3-Bed Semi (113 Sq.m) @ 350k

    4-Bed Semi (121 Sq.m) @ 380K

    4-Bed Detached (170 Sq.m) @ 500K

    Prices have gone up by 15k in the last 3 months for the Semi-D.

    I recall Heathfield prices were 390k & 440k for 3 & 4 beds respectively in the last phase. I guess today's booking at Elmbury might give them some direction, however, I think prices will go up by 10k as this is the time that most money can be made.

    En-suites need all the plumbing , vents, electrics and tanking of a full bathroom , you’re adding cost, more again if they are supplying tiling, ware, vanity etc. so yeah, if it’s affordable it doesn’t need an en suite.


    I don’t get the love of en-suites anyway. Why would I want a toilet right next to where I sleep? Prefer people empty their bowels a bit further away tbh.

    Thoughts on a North-West facing garden??

    We are second time buyers looking to size up, we have found a property that ticks all the boxes except for the fact that garden faces North-West. Our current house has a small garden, and it’s one of the key reasons we are moving, we have two small kids and want a larger outdoor space for them. Hoping since it’s North west it might get slightly more light than if it was fully North? We went to look at it at 1.30pm last week and it had lots of sun in garden but it wasn’t reaching the kitchen/dining room, not sure if it would at any time

    Totally agree with you. That was prob the reason they had the jacks in a shed outside the back door years ago.
