    Regarding the Attic Conversions - I assume you mean is there an option with the builders to add attic or a 'conversion-ready' option during the build process? And that answer was No from the EA - which makes sense.

    When built an owner could do as they want with an attic I assumed, has anyone who is in Dun Sí ran into difficulties with this? Cannot seem how this would be an issue at all once all necessary planning/building regs are followed and BER is unaffected.

    Still no luck with internet. I’m told they are waiting for extensive ducting to be done on the site and they can’t give me a date for this. They have my address, eircode etc and I’ve been ringing every day with no joy. They can service the area as in wider St Marnocks estate, but our roads are not “ducted” yet - if that makes sense. Electricity is with Panda - we got elec and bins from them.

    The sense I got is that they just aren't suitable for conversion and the best you can do is put floorboards down to make it a storage space.

    I went with Energia for electricity just that they give 140 euro cashback :) , Waste I guess you need to go with Panda.. I don't think there is any option there unless somebody corrects me here.

    I had raised my case with virgin for internet and as expected they didn't come back even though its 2 weeks . For Sky same issue as you mentioned. Looks like its a big problem with internet since most of the people will be working from home.

    If anybody has got internet in skylark , Please let me know the provider.

    Did somebody check the attic if some flooring is put up by builder? I am just wondering if I need to put some flooring to store in the attic or there is some sort of flooring which is covering the insulation?

    I am surprised Kelly said that. I thought attic is part of ur house so do whatever you want and nobody should be bothered. I understand if you are trying to do an extension in garden or in front.

    I think they were more talking about the actual possibility to do it as opposed to having permission to do it. I know nothing about building and attic conversions however!! :)

    I'm buying one of the 3-beds in the second half of Phase 1C, with the intention to convert it at some point down the line. I am a structural engineer, but not a timber-frame specialist, and in my opinion converting your attic should be possible from a construction point of view - planning, etc. aside. As someone said previously, it is potentially more difficult than your standard masonry walls + timber truss roof conversion. The things to consider would be load paths through in the walls, sizes of foundations, connection details (and access thereto). You'd have to get your hands on structural drawings to know which have foundations under without doing trial pits. Typically only the external walls have foundations (see attached image of Phase1C South courtesy of Tazium. Most importantly though, which is only a concern for the terraced houses not the semi-detached ones due to the depth of the house in the direction of roof pitch, is the head height available in the attic. The ceiling joists and the roof rafters will get deeper in section and detract even more of the available height. You will (should) not get planning permission to alter the roof height of the your house in a terraced row of houses.

    Virgin media engineer was out today so fingers crossed we’ll get some positive news next week. Also has anyone been given the welcome pack yet with wall colours etc?

    I rang virgin today and was told that it was with the area manager for review and would take 24-48 hours to be available if they could approve. We haven’t got the welcome pack yet.

    If anyone of you have done assessment of Secondary Schools (National or Private) around the area and would like to share notes please.

    I have heard all schools nearby are good for eg. Portmarnock Community School, Malahide Comm. School and Sutton Park (Private).

    What are the other schools around and if there is any recommendation.

    I can see a few of the houses have had Gard Alarms installed, I know the standard install was €500 but did it cost much for the extra sensors etc...

    Also do they provide a service where you receive notifications through SMS etc...

    Hi Gard alarms will cost around 850-900 euros depending on what you need. If you need self monitored GSM one. it will be around that.

    Without monitoring say around 600 Euros.. hope it helps.

    I have not yet got it still. John the Foreman said that they are getting printed.

    Also Road to the skylark park gate looks bit messed up especially the manholes in middle of road. Do anybody know if they are getting a finishing touch?

    I wanted to put the ladder on my attic however the attic guy showed me couple of electrical wires just beside the attic door hence its not possible for him to cut the door for ladder and hence the builder's electrician should reroute the wire.(Looks not so good work by the electrician to do that).

    I need to ask the foreman to see what he says now 😮. Anyways did anybody face the same issue?

    So a lot of the time they do not finish roads until they finish the whole development and do it all in one go, but John had said to me the architect wants this road surfaced and finished and to add a street sign.

    So we will see if that happens in the new year.

    Virgin media told us this morning that it’s up to the builders to do the ducting for them- did anyone else get updates?

    The ducting is done. KN engineers were out yesterday and the day before and said everything is finished and ready for Virgin to install. Virgin’s sales dept and technical dept clearly aren’t talking to each other. It’s very annoying
