    Hi everyone,

    So this week we have drawdown our mortgage and completed the sale of our house. I can't believe we're finally here.

    This mortgage journey has been long, stressful, many ups and downs and the lockdowns certainly didn't help one bit but FINALLY we can move on to the next chapter and move into our home.

    For everyone going through this process or about to start it.. keep going, fight for your approval, you'll get there in the end! If anyone needs any help just drop me a message, happy to help anyone and thank you to those who helped me on here also!

    Once ye all went sale agreed, how long did it generally take everyone’s solicitors to get contracts? 5 weeks here and nothing. Our solicitor has written theirs twice and I’ve rang the auctioneer to tell him and he said he’d get on to the vendors. Getting scared now the owners are going to go just decide to put the house back up instead to try and get more money

    Hi everyone,

    We are at the final stage of buying a newly built house .But the house does not have a homebond and it was clearly mentioned in the loan offer that homebond is a must.Now the solicitor doesn't think the council will proceed with the loan without the homebond .Waiting to hear back from the council about any other alternative but its taking too long for council to answer back.Vendor is getting inpatient.Has anyone come across with this situation ?

    I got approval from RBI and went sale agreed but the sale fell through due to fire safety issues with the building.

    I managed to find another suitable property but my loan approval was only out by a week so they are making me doing an entirely new application. Now that property has been picked up by someone else :(

    Fed up is an understatement. I’ve been at this since last October.

    Can you please recommend a broker?

    Also would anyone know how to appeal? I have already submitted a complaint for the mismatch of information they have provided and delays.

    I applied last year in October and got my approval in February so roughly 4 months I’d imagine!

    Dont go back to them would be my advice.

    which broker is the name.


    Got me the same as fingal county council.

    Yeah I think we are going to go the broker route now too - DCC taking forever and the 320 cap is just so prohibitive when we have more in savings that we could add to our bids. Scheme is not fit for purpose with the housing market the way it is at the moment.

    No. 4 times. But took the overtime into a/c. Fingal wouldn’t after telling me they would.

    The broker will take any earnings in to a/c if its on the salary cert.

    Well the apartment I had previously gone sale agreed on had a few fire safety issues which the management company were in the process of rectifying however the would not lend me the money.

    Now I’m loan offer has expired and I’ve to submit a new application.

    Be careful because I was advised that once you move from approval stage to sale agreed, you’re not allowed to move back to approval stage and you’ll need to submit a new application from scratch with the same waiting times

    Does anyone have any experience with complaints to RBI or appeals? Is there an official appeal process?

    Were you satisfied with the outcome etc?

    I tried to get a loan approval extension, it went to the ‘credit committee’ and I eventually found out it was rejected after 6 weeks of waiting for a reply.

    Didn't know that you can't go back to the approval stage if the sale fall through.Even if you have approval in principle until January ??

    I don't think that's true. I was sale agreed on a property in October of last year and the sale fell through. I had a couple of months left on my approval after that and I didn't have to start from scratch just because the sale fell through. The approval was still valid.

    I had one woman who told me that I couldn’t go back to approval stage, then eventually when it had expired a few weeks later, I had to do an entirely new application. I got such mis matched/contradictory information from them!

    Hi All

    Does anyone have any experience getting around the two years continuous employment requirement?

    I've been continuously employed for 7 months and ideally I don't want to wait another year and a half before I can apply.

    I meet all the other requirements and am on a decent salary in a secure job.

    I was told the largest the gap could be was 4 weeks.

    Hi, we are very delighted as our mortgage was approved. Now we wonder what fees are included apart solicitor and stamp duty? What is the cost for independent valuer and does Rebuilding Ireland require structural survey?Many thanks

    Does anyone know if Waterford county council will accept statements for current and savings accounts, that i print myself from online banking, or does it have to be ones i request from the bank?

    you can print them yourself. that's what we've done and we were approved

    Four and a half months.

    Its a long time I admit.

    I took a break for mental health reasons and it took me a while to land my current role.

    But Im just wondering am I definitely ineligible for the grant because of that.

    Because my savings and income are very solid.

    Unfoetunately i think that will mean you'll have to wait. My gap was 9 weeks, due to travel, and they werent having any of it

    We received approval with Leitrim Coco (after an appeal) and we have found a house and agreed a price. The council are sending out their engineer to sign off on the house this week. We also need to get an independent valuation and survey completed and submit to the council. This will cost between 200 and 300 euro. And we also have to pay for the councils legal fees. From what I've read on this thread, not every council requires you to pay their legal fees.

    Omg any one any advice on sdcc I'm waiting since Feb I've emailed every day and just keep being told I'm in a que for committee like how much longer can it be so stressful also I've changed jobs but like a week apart will I have to submit all new documents now thanks for any help

    Sorry to annoy you Jill I know you went through sdcc so looking for advice if you don't mind what way does the mpi work im still waiting for sdcc I've been told it's in que for committee since August I've been told this now I started a new job and they have been on saying they need a salary cert will I need all new documents again now ive changed jobs thanks for any help

    Are you in probation now that you've changed jobs? I'd imagine you'd at least need to be passed that before they will approve you... most/all banks are the same in that regard.

    No probation made permanent made sure of that before I took the job was afraid It would stop my application and delay I'm waiting since start of march very long process hoping I'm near the end thanks for the reply really appreciate anyone advice or tips cheers
