Hi all! We have been experiencing an issue on site where threads have been missing the latest postings. The platform host Vanilla are working on this issue. A workaround that has been used by some is to navigate back from 1 to 10+ pages to re-sync the thread and this will then show the latest posts. Thanks, Mike.

    Hey folks ,
    i am thinking about purchasing a house in this new development . but i have few doubt about the area related to .

    1- halting site on Glenamuck Rd ( is that one still there ? ) any other halting sites exist on same road . does the city councle plans to establish new halting sites in the area ?

    2- any trouble / saftey in carrickmines manor/hawthorn developments recently ? the reason i am asking is i have checked the reselling price of the nearby second hand developments in hawthorn or even the new development there i found ranging from 240k to 350k. which is a bit low comparing to the rest of D18.

    also found two bed apartment in hawthorn for sale that is currently rented with 500 Euros per month ..... which makes me doubt that investing in this area might not be a good idea .


    any thoughts ?

On top of that, the whole area is going to be subjected to further development over the years, meaning the fields around you will eventually become more and more residential units.

    That 500 quid house was probably a scam or a mistake, you can easily get the usual 1500 for a 2 bed apartment in the area.

    Are you really calling 500k for terraced house miles from any facilites cheap? The whole road has been developed another development along there called Brambeldown!! I am sure the houses are grand but you would be liveing in your car its an ioslated area unless you count Carrigmines retail park even that is a good walk and it is a very long walk to the Luas.

    Don't agree with some of this - it's lacking facilities at the moment, but the shopping centre is due for a big expansion with supermarkets & restaurants. The LUAS is a short walk. Buses are crap sure, but LUAS is where it is at. There will be lots more development, but it's pretty expensive apartments & houses - although there is the usual social housing mixed in which can be a lottery. Should be a lively area in the future with good access to facilities.

    What would you consider a short walk? it is ioslated and Carrigmines retail park is soulless the whole area reminds me of the sort of ribbion developemt you see in the US no center of anything.

    I'm in the process of buying a secondhand property in Carrickmines Manor so I'd be interested in hearing anything about it.

    I live nearby and I wouldn't agree about it being isolated. I'll have an 11 minute walk to the Luas and a 3 min walk to the 63 bus stop that can take me to two supermarkets, the N11/ Cabinteely Park in 5 mins or to Dun Laoghaire.

    Plus, there is the Park retail park across the road which just got permission for a a new phase including a cinema, a supermarket and more restaurants.

    I'm not planning on having a car, although I can borrow a family one nearby. But for my day to day travel to work in town I'll be on mostly bus and the Luas occasionally. If anything, places such as Cherrywood, where some of my friends live, seem much more isolated.

    Possibly, but once the supermarket opens in The Park, I don't think it will be isolated even for a family. Even now there is a very decent Dunnes 3 mins drive away on Ballyogan Rd.

    Per Google it's 1.3km to the LUAS which you'd do in 10 minutes, 15 max. I don't know why you keep insisting this is some sort of Himalayan trek.

    There's a large shopping centre next door, schools along Ballyogan, lots of sports clubs within walking distance, and the mountains up towards Stepaside. I personally don't live there, but it's quite a nice place to live, particularly if you work somewhere along the LUAS.

    This development is at the shopping centre end of the Glenamuck road, right?

    In the immediate vicinity there is pretty much nothing at all. Not even a Spar / Centra type shop in walking distance to pick up the paper, milk or bread. Worth noting that the Glenamuck road is a big hill really, you wouldn't want to be walking up it toward Kilternan too often.

    Luas is not that far at all, 10-15 mins? So you can get to Leopardstown Dunnes / Sandyford / town, but it's definitely not as handy as having some conveniences close by.

    It's a nice enough area IMO, but it's also a little weird. It's pretty much just a random collection of housing developments beside a retail park. I don't think there'd be much sense of community, it's not like there's a village at the centre of it all or anywhere for the locals to socialise together. But lots of people don't really care about this sort of thing.

And purchasing right now is relying on 5+ year timelines for building. And there is a chance they end up as half built wastelands for another 10-20 years.

    Personnally when I was looking, we ignored it and were looking at Lepardstown/Shankill.

So basically an hour all in, that seems pretty standard to me for most areas in suburban Dublin. Not sure how people living far out of Dublin have comparable or better journey times? I suppose it depends where but I was talking to someone today who commutes from Naas and it takes them an hour and 40 mins and they have to drive part of the way. :eek:

    I think much of it comes down to personal preference, I'm happy because I got a much bigger place than I would have in other nearby areas and I expect the area to grow a lot. The Park will have a supermarket and cinema soon and I presume some smaller newsagents etc too.

    I'm not too pushed on local community, if I'm honest. I just want a nice place to live that has enough space, good transport links so I don't need to fund a car and is quiet enough. Carrickmines ticks all of those boxes and it will tick even more in the next few years.

    Did you end up buying there? I see some houses were sold in Phase 1 and now Phase 2 would be coming soon. Do you know how many houses were sold and when Phase 2 would be released? I asked the selling agent and they aren't giving any dates, therefore, asking here.

    Any help would be really appreciated.

    Hi there,
    We have bought a house in the new estate within Carrickmines Manor (they are marketing it as Fairways) and although we signed in July 2019 we are still waiting on a concrete timeline for closing.
    It seems that ESB connecting some houses is the current roadblock and upto last week Irish Water was a hurdle also.
    We are getting updates each week from the developers representative but they seem to have no grasp on real timelines and the message for now is basically lets wait and hope that ESB connect soon.

    I’m wondering if anyone else out there might be in a similar position waiting for a house in this estate or if someone has more info?

    Also, the houses at the front (closest to the existing estate) seem to be finished for months so it’s a little concerning that nobody has yet moved into these either.

    Would be great to hear from someone who knows more. Thanks

    Thanks, that’s very expensive for 4 beds ! Probably paying a premium for being closer to the luas than any of the other glenamuck road developments

    I bought here last May/June and this week I was told that the certificate have been released to the solicitors and I should expect to close in the next 2 weeks.

    Has been a long drawn out process and has really left us feeling like we don't even want the house at this point.

    We were quoted as having issues with Irish Water/ ESB and I am sure they were one contributing aspect to it but it's as clear as day that this wasn't the only hold up and I could point out discrepancies in those claims very easily and did so. We ended up having to extend mortgage offer and we're with a month of the extension expiring so it'll be right down to the wire.

    One thing I will say is that the houses are extremely well finished. I had two different snaggers and myself look at them and they are of some high quality. I guess that's the positive aspect of having to wait in that you get a great finish.

    I know how you feel for sure. We signed in July and have been very frustrated with all the delays. Like you, we had been told that ESB & IW were causing the delay but I agree that it’s clear that either the builder is behind or the auctioneers were quoting completely unrealistic timelines. (Potentially the latter I think)

    Good to hear that the final quality is good. We were on site yesterday and a very kind builder brought us in for an unofficial quick look. Ours is in the court and looks almost complete. I noticed several minor issues but didn't even mention them as to be fair, we shouldn't have even been in there so I’m sure the small issues will be resolved by the time we snag.

    It’s great to see the fences removed from the front. First real sign of progress in months.

    We are waiting on our house in the next block to be released - thank god there is finally a few future residents on here. It's been an absolute pain in the neck waiting to get our hands on the property. We know a fair bit about progress on the first phase and would love to share and hear how the rest of you are getting on. If someone would like to PM and add me to a WhatsApp group that would be brillant. We are on the Avenue, last of the next block of houses to be cleared. We have snagged and its complete, just has to be signed off by our engineer. We are awaiting Practical Completion and that will be up to 2 weeks more before the closing process can begin. We are a month away from our mortgage extension ending so are also going to be right dow to the wire....

    Hi there, we got our first positive update in quite some time today. Looks like snagging is scheduled for our house on The Court this Monday. We were out on site today for a look and seemed to be lots of builders working.
    There is however lots of houses that look to be fully finished on the Avenue and on the row overlooking the existing estate however very few people have yet moved in. Does anybody know what’s going on with these houses?

    Hey Sparrow, wondering how you're getting along now that a few months have gone by? We're looking at buying a house in the area, young family, and planning to use the LUAS to get to town early morning (like 7am), any thoughts based on your experience so far...?

    Tbh, looking around a few different places in South Dublin and we'd prefer somewhere around Ballycullen/Knocklyon or Sandyford/Leopardstown, but housing is so freaking expensive everywhere that it leaves us with little choice; Carrickmines seems to have good size houses that look to be in good condition, the type we wouldn't afford closer to town or in the above mentioned areas, seems like we have little choice... Considered Tallaght for a while, but keep hearing so much about anti-social behaviour that we don't feel comfortable buying there.

    Before Covid I was getting the LUAS at about 8am and it was fine. The trams were busy but a lot of the time I got a seat. I imagine that 7am would be absolutely fine for the foreseeable future. There will be more people coming from Cherrywood as there is a lot of building going on there but there is also scope for more frequent trams.

    I think the general area is good. I haven't encountered any anti-social behaviour at all. It seems pretty quiet tbh, other than people heading out for walks or runs there is not a lot going on. The traffic can be a bit mad with the retail park but that should be improved when they add another entrance on the Ballyogan Road. It will also be great when the next phase of the retail park opens with some supermarkets, bars and a cinema. They have cleared the site so I presume construction will start soon.

    I think it is great how close Carrickmines is to the countryside, just behind my house there are country lanes that are great for runs and five mins up the road are nice looped walks to the lead mines etc. I can't think of many downsides tbh, I've not regretted buying in the area and it will only get better as more amenities are added and the new road to Enniskerry will take a lot of traffic off Glenamuck road. I also used the new gym on Ballyogan Rd a few times and it is pretty good. I believe they are adding a pool there too so that will also be another great amenity.

    Yeah, hopefully frequency increases once Cherrywood actually becomes more active.

    Hmm, construction at the retail park will probably mean more noise and dust for a while, which can't be pleasant, but I suppose you can't have it all...

    I have booked a viewing, and will try to come around for a drive by in the area. Cheers!

    But is that not the case with most of South Dublin? I'm living in the Ballycullen/Rathfarnham area - in the past 4 years, at least 5 new developments have been built in the area, and I can barely imagine how it will all look like 10 years down the line, let alone 20-40...

    Where near Dublin would you say an area is going to remain "countryside like" in 20 years time?

    The Balleyedmonduff road will see a few developments, but the area behind that leading up to the mountains I expect will remain green belt. Certainly any developments up the mountain side will be fiercely resisted, and isn't on any current development plan.

    Across the road from Carrickmines where the racecourse is will be heavily built up - but if you walk up towards the Golden Ball and further on down around the Scalp I'm expecting that area to remain mostly countryside (actually deliberate green belt) for a long time.

    Looking at buying a house in phase 2 and would love some feedback from current owners.

    Reading the threads, just wondering are the ESB problems resolved?
    Whats has the estate been like to live in so far? Any thoughts on the house finish after moving in?

    Anything that you all would call out or any learnings would be greatly appreciated.

    We’re at the sale agreed but still pre-signing stage for one of the 3 bed houses in the cup de sac at the end of the The Avenue. The floor plan for our house pretty much matches that of the show house but I noticed that the placement of windows differs significantly in the kitchen - our plan indicates that there is a window above the main kitchen counter and that the sink and hob have been swapped.

    I see that a lot of the houses in The Court which would have been released in phase 1 have the same window placement so I was hoping anyone who has since moved in might share your feedback on the alternative layout. Do you prefer the layout to the one in the show house? Does the different window placement affect the amount of light in the room? Would the location of the window above the counter result in you looking directly into your neighbour’s kitchen?

    Similar to the last poster’s request, if anyone has general feedback on the development generally that would also be much appreciated.

    We are also sale agreed in the cul de sac phase 2, 3 bed semi d.

    Yeah we noticed the kitchen window is just in front of the sink and the hob is on the island. The walls between each house look high enough for privacy i noticed.

    Have you done a snag list yet/have a date for this?

    Would love to hear any more info on the area and what its like living there so far from people moved in.

    Yeah we noticed the kitchen window is just in front of the sink and the hob is on the island. The walls between each house look high enough for privacy i noticed.

    Have you done a snag list yet/have a date for this?

    Would love to hear any more info on the area and what its like living there so far from people moved in.

    Good to hear and congrats on going sale agreed!

    Good point on the height of the walls, I did wonder about that.

    We’ve been in regular contact with the EA who is advising that the house should be ready for snagging around end September with move in potentially mid October. All the houses in the cul de sac are due to be completed around the same time so I’d expect yours to have a similar timeline. That said always hard to know with new builds so hopefully it’s not hit by any delays!

    Hope all is good. Have you heard anything on snag dates yet?

    We went up to see the houses today and managed to get into the garden. Just noticed they have 3 different types of walls in the garden- block wall, wooden fences and a grey slatted fence. Have you seen this? we didn't see this on the landscaping plans. Behind the wall is a lot of ditch trees which the EA said they wont be cutting back. Also noticed alot of crows in the trees!!

    Any current home owners have any feedback on the houses/living in the estate please :)

    Hi Kiwitown,

    Do you know by any chance if the internet wiring in the house is fibre optic or copper?

    Related to the hob in the island vs on the wall, I think it will work much better as there's usually a lot of water splashed around sinks and it ends up everywhere on the island and on the floor around it. Our worry tho is that the extractor fan for the hob will be too low and therefore a bit in the way if you are in the kitchen and trying to talk to someone on the other side or watch tv. What are your thoughts on this?

    Also have you met by any chance or spoken to residents from the first phase?

    Agree, the bike racks seems to cover front of some houses and not looking good. Does anyone know which houses are going to have these in the front. Were these marked in a plan some where.

    Ye they were on the plans. They seem to be outside the showhouse number 15 and then around the back in the court outside number 13 I think. I wouldn’t like that at all. I have deposit down but do people think it will be this side of Christmas before they look to close? Does anyone know if everything is sold yet?

    As per EA all 3 bed houses were sold out. Not sure about 4 beds. They are saying houses will be ready for snag in two weeks. We will have to see.
