    If that house went from 180 to 264, it was because people were willing to pay and bid up to that price.

    First result on google for property bubble signs:
    -Very low available inventory available

    -Far more buyers than sellers

    -Buyer stories about how “I can never win… I always get outbid.”

    -Seller stories of reluctance to list their property “it will be worth a lot more in a few months”.

    -Auction psychology where properties get bid up beyond asking price

    Was back visiting friends in Hannover early this year. Two kids; 8 and 11. They're in school from 8-2. She can drop them off from 7 and can leave them there until 5 if she pays €5.

    For the fiver the kids get a meal such as pasta with sauce or a salad, that they help to make. They can play in the playground, do homework or projects or make stuff. There is no TV, they may put on a documentary.

    The young fella came home with a split lip and 3 stitches because he got hit by a Frisbee in the mouth. There was never any question of litigation whereas here the parents could expect a five figure payout.

    And that's the difference. Creche prices here are nuts because of high insurance /inshurdance and the fact that they need so many more staff in the first place to stop kids grazing a knee in the first place.

    It's a bit more complex than that, but it's part of the bigger problem.

    There might be regulations, but that's nothing without enforcement. I don't think I've come across any enforcement actions mentioned against autioneers, estate agents, etc.
