Forestry Land Value

There's some ground near me that was recently put up for sale. Was planted about 30 years ago. Anyone know what the value of this would be? What would it take to get it back into ag land?

You would need to buy similar ag land and then apply to plant that in lieu when applying for a felling licence for the current trees.

Can you put it back into agricultural land? Maybe you can but ya'd need to plant at least the same amount somewhere else into forestry.

Yes But not economically feasible realistically.

Plus you'd have to ask yourself why was it originally planted. I'm considering planting some ground mainly because its too wet and poor for grass but would make excellent forestry land. But there has been occasion when farms were planted out of spite.

No. Not since (I think/assume) 2014. There was new legislation brought in that year that prohibited the removal of any tree without a felling licence, unless certain criteria for an exception applied.

You won't get a felling licence without a condition that you replant. As mentioned above, you might be allowed to replant a different comparable area somewhere else.

Look into putting agro forestry on it. You could graze between lines of trees. What sort of land is it, wet/dry peaty or actually good productive land?

honestly you'd want to have contacts in the industry, forestry is being pushed to the big operators when you factor in felling licenses, road grants and all the sh*t that has been put in place. Personally I wouldn't touch it unless you are semi interested in managing it yourself even then its a slow and tedious sector which is a huge pity.

AFAIK it does, if you got it for 2k an acre and pruned oak trees it would see you out anyway. Compared to renting it at €400 an acre , I know it’s comparing apples to oranges but if it sorted you for nitrates it would be a good solution.

this land was planted 30 years ago so wouldn't qualify for land allowed for nitrates..that came in in 2008 allowing land planted in forestry from then on claim nitrates as well on forest land

Depends on many factors such as how well it has been maintained, was it thinned out, were the forestry road and loading area put in, does it have access to the main road -plenty places were planted and now can't be accessed, an agricultural right of way into a plantation is not a right of way to bring the felled trees back out, tree felling is considered a commercial operation and is outside of most easements that exist in Ireland

I saw a relatively large collection of sites for a cumulative total of over 650 acres with an asking of 7m.

That is mental money for such land. The only ones that I could see buying at that would be county councils spending bottomless public money trying to tick boxes to hit certain targets.

It's not that long since a big farm of 1000 or 1100 acres of good land in Offaly (or somewhere like that) was sold for about 10k an acre

What kind of trees are they?? If just monoculture spruce its likely that the living part of the soil will be badly impacted by acidic leeching that could take many years to fix:(
