    Hi Everyone,

    I have sale-agreed to one of the houses. I am considering to convert to Under Floor Heating, has anyone done this ? Any recommended vendors ?

    Questions I have:

    1. Would the builder be open to changes, like removing radiators from plan and reducing the cost accordingly?
    2. Does underfloor heating offer better performance than traditional radiators?

    I understand these are A2-rated homes, but the idea of warm floors is appealing, especially as an expat from a warmer climate.

    I would appreciate feedback.

    I don't think you'll be able to negotiate with the builders at all. This development has been very much 'you take what you're given'.

    Underfloor heating sounds great but I wouldn't say essential as the houses are super warm anyway. When you come in you'll have to sort out your own flooring yourself. We had to pay a guy to level the floor because it wasnt flat enough for hardwood and the builders wouldn't touch it as it had been done to within regulation standard. If you put in underfloor heating you'll be sorting out the flooring as part of that anyway.

    I am not sure you need it to be honest.

    Houses are very warm in general the way the radiators work is they never go roasting hot like traditional radiators they simply heat your room to the selected temp and try to maintain that. It depends what you are putting down as your floor but it isn't something that ever occurred to me in these houses. That said the only tiling we have down is in the pre-fab bathrooms.

    Same here, checked recently, no info. But took a sneak peak from the estate, seems atleast the exteriors are pretty much done.

    €860k for the 4-bed Tidings properties. Outrageous. You’re paying the guts of a million euro for a house in an estate. The rooms are all small, the kitchen is small, the island is small. Honestly, we have the money for this but I’d rather stay in an apartment for another while and get something else. Ironically the island in our apartment kitchen is about the same size as the one in the Skylark.

    Yeah it's insane TBH. I bit the bullet and bought in Drumnigh in the end. I had an inkling the Tidings ones were going to increase substantially so we gambled to some extent because the location of Skylark probably edges Drumnigh due to the proximity to the train station. We wouldn't pay €860k so glad now we didn't wait. Mind you we still paid mad money but I suppose to be fair we got mad money for the one we sold - €90k over the asking.

    show houses are open today. The ones with the balcony are lovely houses albeit very expensive for what they are.

    Does anyone know how much of this phase has been built now? Looking at the drone footage above it seems to be largely complete but maybe I’m wrong.

    There will be almost 1k homes once the development is completed. Some are still at ground level but those nearer the show homes are well progressed

    So I was told by a woman working with the estate agents when at the viewing a couple of weeks ago, they had just received planning for 150 units and were in the prep stage for putting in planning for another 150 units. She looked and sounded like she knew what she was talking about on the day and had worked on the development.

    Right, but those are later phases. I was asking about the current phase which obtained planning previously, hence the houses largely being built already. I was asking how many houses remains to be built in the current phase.
