Hi all! We have been experiencing an issue on site where threads have been missing the latest postings. The platform host Vanilla are working on this issue. A workaround that has been used by some is to navigate back from 1 to 10+ pages to re-sync the thread and this will then show the latest posts. Thanks, Mike.

Anyone who has done their snag list have any major issues?

Snagged a week last Thursday, no major issues at all. paint marks and some sealing around tiles. everything was just finishing issues. Foreman on site is real genuine and sound. said your never gonna pick everything up in your snag and he's gonna be on site for next two years so give him a call if you notice anything.

trying to secure a completion date now. said mid june so hopefully it wont be any later. anyone else at the same stage or timeframe? we're on the first row.

    Thanks

we went with Allianz through cornmarket. they were over 150 cheaper than what KBC were offering us. Cornmarket got us a few quotes from different companies

We've gone to Carpet Right in Naas for floors and Carpet. Approx €4k for the house. Don't think that's too bad for the whole house. We are a 3bed semi

We went with Carpet Right in Naas. The lads there were so helpful. Thought we got a good enough deal.

    Hi all,

Living just over the wall and your estate looks to be progressing well. Said I'd share a couple of pics and a dodgy drone video from a week or so ago. The pics with the piping being laid is the fronts of the second row facing you as you turn into the estate... if that makes sense. Houses look to be progressing well and to be honest I'm surprised some of you are not in yet.

If you have questions on the area feel free to ask. Foreman is a sound guy, been chatting to him many times and living in hope they will repaint our houses now that all the ground work is done in Castlefarm.... otherwise we really look like the cheap seats in Primrose ;-)

BTW, from what I've seen, and I'm no expert, the builds look to be really good. Houses up fast with little exposure and loads of people working on each one. They literally drop the house on the foundation, have the roof on, tiles set and windows in place in the space of a week ready for the brickwork.

We are on the second row (nos 11-20 the Bailey) and got our full valuation back today. Maybe of interest to anyone on that row, still waiting to get their valuation sorted

We also got valuation back yesterday for the 3 bed semi. Used CME auctioneers in Naas to do it, they were very quick to get it done called them Friday and it was done Monday morning

Hey all, great to see some of you are getting close! We have bought facing the green in the first phase and getting different dates all the time. Contracts signed and deposit paid but still saying it will be first week of July before we can access. Are you all getting access through DNG?

We went into the site today for a sneaky look. The houses look like they're well on their way, looks like some in front of green are being painted currently. What will be the road between the green and the houses is all exposed pipes at the moment but I'd say once that's done they'll allow people access to measure etc.

We're on the first row (5-10 The bailey ) and we're told mid June as a completion date. Our solicitor is looking for an actual date now so hopefully won't be long. Snag done and waiting to re inspect. Just wanna get floors and alarm in asap.

  • Registered Users Posts: 77 ✭✭furness

Hi johnsob27, we are also facing the green, (back onto the terraces in first row). We are told we will snag week of July 1st week, I'll be standing at the front door ready haha! We haven't pushed for access before then as we aren't sure what point would be. That said, our carpet/floor guy did get into our house to measure for us Monday, he went direct to site foreman. He was very nice filling us in on site progress but his face when I said we should snag July 1st was a bit shocked :-) so I won't hold my breath. Would hate another months delay when end June was our move in date in the sales pitch! Fingers crossed, a lot can happen as some of the earlier houses start to complete I'm sure.

Took this photo last week looking up from Primrose. It's 11-20 the Bailey. Did anyone hear when the road was getting laid? Thought it would have been done by now.

We went with Phone Watch. They are doing a deal at Bloom for 99 to install and first 2 months free. 12 month contract. I'm sure if you rang them, they would give the deal without having to goto Bloom

Hey I contacted estate agent about putting in floors and alarm and was told not allowed until sale is complete. I contacted guy who put in alarms in showhouses and waiting to get a quote off him. Have another quote for all windows and doors and two sensors in hallway and landing with a phone app for around €1050. So will see what other man comes back with but I'm happy enough with the other quote

Dear God did you steal this plan from a vault Oceans 11 style? We asked for similar for Type C house or even room by room basic measurements and were told absolute no, no measurements given!

Re: snag apparently some of the Bailey row which were to snag next week are pushed back to week of 12th now issue with tarmacing road and esb.

Anyone fancy going down with a few shovels and pitching in? Say we'd get the road down in a few hours between us all

    Hey guys,

We have put a deposit on a three bed semi detatched also! Exciting times!! Castlefarm BBQ is a great idea!

Can I ask how long did it take for your solicitor to get the contract? Relatively quickly or not so much!?

    Thanks a mill!

Congrats! We got ours after about 3 weeks. They just needed proof of funds (loan offer from bank and Help to buy scheme code) before they could send them out to the solicitor.

Ah good, you're getting close. We are the next row to you(11-20) so I guess we are a few weeks behind. I presume it'll all go quicker once the road is tarmac-ed. Hopefully that happens this week. Currently back living with our parents and have all our stuff in storage. Wish we had a date at least so we can book in deliveries. keep having to delay orders.

Not sure if the new owner of end of row (No.11) is on here but worth noting that the house is facing a house in Primrose with just 18m between windows. Planning standards say min should be 22m for adequate privacy but Kildare planning seem to have messed up and it wasn't caught in time when plans were submitted originally.
Nothing some decent net curtains won't solve but maybe worth an engineer's comment on.

Hopefully it is, would be so handy. Was planning on getting shed wired anyway. Do you know if there is a base being left to put a shed on or is the whole garden seeded?

Yes they are running from outdoor sockets line to the flexi tube you can see so easy to run into a shed. I think they will seed the whole thing unless you ask them not to? To be honest looking at how the seed/roll looks in first few past showhouse we'd probably redo or put Sid down.

  • Registered Users Posts: 77 ✭✭furness

Visited the site on a run this evening, met a couple who were looking at showhouses. They said "it's great we've been into no. 5 (first after sales office) as it's left open so had a great look around the finish so far". I checked after they pulled away and yep...no.5 side door isn't locked. I didn't go in but if you're on here owner of no.5 maybe get those doors locked in case your white goods or bathroom/ toilets fixtures are stolen as brand new.

Looking into the gardens, they have seeded them all and grass is starting to grow. They've not used the roll out stuff. Each house has a tube for power out for a shed and also an outside socket and tap outside the kitchen windows.
It's also handy the way they have fenced off the gardens if you are in the middle of a 4 block terrace. There is a narrow walkway at the rear in order to get bins in and out. They've not done that in Primrose where I am and it means a good few houses have their bins out the front making it look a bit messy.

Got in for a nose and to do some measurements yesterday. The foreman is a really nice guy. The ONLY thing I'm not mad on in the whole house is the bathroom wall tiles. Would prefer something a little more neutral. Delighted with the standard of the house though in general

Anyone else spotted that the 'ledge' or windowsill feature is missing in the main bathrooms? Its a feature in the showhouses, allows the big mirror in there and also makes the room bigger.

I've seen pictures of a friend's 3 bed, it ain't in there. I've asked for urgent response from agent on 4 bed as we have a 4 bed...but no reply :-( It's in the main bathroom in both 3 and 4 bedroom showhouses though.

Also I noticed that there's no usb charge point in the kitchen, which was mentioned in the broucher
