Here is the price of a house in the Midwest Region of Ireland. This was not the lowest returned tender: in fact it was 2nd with the 3rd only €2.5k out.
The project involves the construction of a two storey dwelling, new garage, septic tank and percolation area and all associated site-works.
Total cost of the house was €361k including Vat @ 13.5%
Floor area was 2444 sq. ft so €148/SQ Ft including VAT and €130/SQ FT ex VAT
If you take the Garage out it becomes €121 sq/ft ex vat and €136 sq/ft incl Vat.

Quite a few people get a shock to be honest.
The problem with the construction industry the last few years that skewed prices was labour.
Material prices have always been rising.
Labour is gone scarce at the moment, so the old supply and demand problem is kicking in and the trades are getting more money so the whole cost is rising.
It will continue to get worse too as very little people after leaving cert are taking up trades.0 -
I didnt really get a shock. I am aware that costs are high. We just have to figure out a way to square that with the budget we have.0
