Hi all! We have been experiencing an issue on site where threads have been missing the latest postings. The platform host Vanilla are working on this issue. A workaround that has been used by some is to navigate back from 1 to 10+ pages to re-sync the thread and this will then show the latest posts. Thanks, Mike.

    Just got off the phone with City Bin. They will collect all the new houses that are getting keys around now. The houses will appear on their system by tomorrow morning.

    Friday will be collection day for those who need to know.

    Hey V :)

    I spoke to Rob and he gave me the place where they purchased but the sales agent is not 100% sure if the ones they have are the same :D not to mention they need to be ordered from Italy where everything closes down for entire August ... I am gonna run down today to their showroom in Sandyford to double check if the ones they have are the same, but I just wanted to double check if there could be other place with same ones.

    I took a drive around Clongriffin yesterday as we are looking to buy our first home.
    Preferably a 3 bed similar to the houses along the edge of the park.

    I saw signs for Belltree and I registered my interest but I'm not completely clear on where this is located.
    There seems to be discussions here on already existing properties in Belltree - can anyone clarify?

    Belltree is going to be massive with nearly 150 homes. As far as I can tell the 3 storey houses (3 bed + studio) will be built along the park (Park Avenue) and the rest around where show houses are being built.

    If you were in parkedge, then belltree were the ones opposite still under construction. 4 currently and one of hem is a 3 storey dwelling.

    I think there's 100 in total split over 5 phases and wrapped around the proposed new nursing home.

    If anyone is interested in a house in Beaupark Square (the green in the centre) my house will be up on sherryfitz from next Wednesday or Thursday. 4 bed end terrace, 1320sqf, 3 story ( not including a convertible attic, which is floored and has a stairè). Fourth bedroom can be a large family room in middle floor. Large back garden, 8fd x8ft shed, side entrance with large area for a possible side extension. Afaik this will be the only one on the square which is why I'll posting this, it will (I hope!) go quick.

    Just in case you are reading this: mains water supply to the Parkedge has been cut-off due to the new development being connected. Builders told me it will be back in about 1 hour. You will still have water that is stored in your attic tanks but there won't be cold water in your kitchen taps.

    By the way, I am thinking of creating a closed group on Facebook or a separate neighbors thread here where these of us already living here can communicate emergencies and other stuff. Ideas?

    If I may say: add a photo of the exterior, front of the house. Also a pic of the square as it is a lovely place for the kids to play and will definitively attract people with a young family. Cut the grass in the garden, add a table and 2 chairs to add to the 'look, you can relax in that beautiful large back garden' feel :D
    A few more photos of the bedrooms would also help. I'm looking through adds a lot as I am always on the lookout for a new house to live in Clongriffin. We have been in our apartment for 10 years, and while I like it a house would be lovely.

    hi everybody i am new here so sorry if i just jump in in the discusssion....
    I saw that there will be new houses and the area seems to be named belltree
    Does someone know what will be the starting price for a 2 bedroom?

    I am looking for a two or more bedrooms but most important must be near and well connected to Dart or bus going to city very early in the morning (i start at work at 7 am as i work as receptionist in hotel)

    You that live in that area, can give some infomration about transportation? i have seen already google maps and dublinbus, and it seems well connectend monday to friday, my only problem is saturday and sunday morning....

    I do not think prices have been released yet. Your best bet is to register your interest and wait for SherryFitz to contact you.

    Getting to the city center for 7AM during weekend can be a problem depending on where is the hotel. It is not too bad on Saturday as you can take the No. 15 bus from Clongriffin Park and Ride (departs 6:30AM) but this is only for Saturdays, on Sundays it stats later.
    Another option is to walk to Howth Junction / Donaghmede station (20 minutes away) but earliest train from there is 6:54AM, but again, on Sundays it starts later, just checked that for you. If you like the location you will have either negotiate your shifts at work or cycle on Sundays.

    Buses and trains would be an issue on Sunday everywhere in the city as darts do not start before 9am and buses are hardly better.

    I used to cycle to town everyday, if the traffic is light (as is on Sundays), you can be there in 40 min

    what is the latest on the Cultural Center? I was at the viewing on Saturday and the agent told me it has been cancelled but it is still there on documents submitted to DCC:

    it is dated August 2015 and clearly states Proposed Islamic Center.

    All publicly available Belltree docs incl plans are here, 3 pages:

    Is it a deception by the developer to keep prices high? Not that I personally mind the Islamic Center, I have actually booked a house there regardless but it would be nice to know what is going on.

    I don't know about Belltree, but in Clongriffin, we have Magnet and it is very fast. I'm also working from home and only had a problem years ago when one of their servers was flooded

    Weird.... I attend meetings every 6 weeks with DCC and the developer (all welcome, by the way, it's called Safer Clongriffin Forum, and the dates are notified on the Clongriffin FB page) and the development is definitively cancelled. Gannon is building houses where the cultural centre was meant to be

What is the traffic situation like in the mornings during rush hour at the moment? If it's bad already the new developments will only make it worse? Has anybody any info on road planning ? Or is it not bad at all?

    Traffic during school drop times can be pretty hectic. However, there are a few plans being discussed with DCC and the developers of Clongriffin, Belmayne, and Marsfield to open new roads (eg open the road in Priory Hall leading from Hole in the Wall road to Belmayne). The dart timetable will also change at the end of the year and include more frequent trains with more commuter trains stopping here. I think it will be submitted by Irish Rail soon

    Currently 3 active commencement notices for Belltree. Phase 1 (4 houses). Phase 2 (I'll have to check), phase 3 (25 I think).

    Once they determine how the sales initially go, phase 4 and 5 will commence as soon as. Total for the development is 5 phases.

    Went out again on Saturday to view these, can't get over the sitting rooms having no fireplace, some nice things about them also but in the end I decided belltree wasn't for me.

    Not many new homes have fire places due to air tightness and BER figures.

    Or I could buy a house which has a fire place, wasn't the deal breaker but it was one of a few reasons I didn't go for it, good luck with your purchase.

    It is OK in my opinion. It is not 100% cos sometimes I can hear neighbours baby cry but nothing to be worried about... unless he buys a drum set when he'll b a teenager

    I will be honest with you. Before we moved in I feared the windmills will be audiable at night but I almost can't hear them. Strangely they are a bit louder when it is rainy. There is a landing / take off path just north and it is a bit noisy especially when they take off. However I think I got used to it as they do not bother me anymore. My suggestion is come by in the evening and sit in your car reading a book for an hour or so. This will help you make a right decision.

    I'm closer to the station, and even with the windows open I don't really hear the planes. I hear the trains and the station's announcements, though :D

    I had a look at the show house last weekend and very nice houses I have to say.
    The same questions I have seem to have come up here:
    -noise from the planes and wind turbines
    -traffic congestion

    Is there any issue with anti social behaviour or anything like that?

    Noise: depending on your orientation, you can hear the turbines. Apparently, it's worse for people on the other side of the hole in the wall road, eventhough they are further away. Most people I know who live on the Clongriffin's side of the park say that they are only aware of them in the early days
    The noise from the planes, I can't hear much, even when I'm standing outside in the park. And anyway, there are not that many planes late at night

    Traffic congestion: this is my biggest issue, if you leave the house during the school run (8.30 to 9), you will be waiting at both sides of the Hole in the Wall road. The roundabout is a nightmare. The Balgriffin's side is a bit better, but then you have a long queue from the Balgriffin road onto the Malahide road due to the traffic light at the graveyard junction. As I said, there are plans to open more roads as this is an issue that I and some others have raised numerous times with DCC and the developers. They are aware that with more building going in Belmayne, Priory Hall, St Samson, Castlemoyne, Marsfield and Clongriffin, new roads are much needed. I'll know more at the next forum (sometimes in late November, I believe)

    Anti social behaviour: during the forum, the local police representative gives us the figures and the crime and anti social figures for Clongriffin are within normal range. There have been a few bad cases of shootings reported in the media, but to be honest, in the 10 years I've lived there it happened 3 times and each time it was between members of the RIRA and local gangs. I walk late at night in the estate and never felt threatened. There is a security presence every night (CCTV car going around). The biggest issues we had were the gangs of kids pouring from the station on summer nights and heading for the park for drinking binges. Usually, a phone call to Coolock gardai will sort it out within minutes. Last summer, I called the gardai once, 10 minutes later the crowd was gone

    Honestly, if you want to make an idea for yourself, come to the next forum and meet with DCC, the developers and the police rep. They will be happy to answer your questions. I'll post the date as soon as I heard from DCC

    Hi, I am looking at buying one of the houses in Belltree and I am wondering if anyone who has bought in the other housing developments in Clongriffin could give me some insight into the management fees. Belltree fees are quite minimal €190 a year with the advice from Sherry Fitz that these will be removed once the county council takes over but I am wondering realistically will the council ever take over? I know people in other developments who are still paying these fees 8 years later and the fee has risen considerably. Anybody any knowledge on this?

    The council can only take the site in charge once all construction works have been completed. Belltree is ne corner of a very large site. My guess is it will,be a few years before they are taken in charge.

    Same guess here. Actually, we have been asking for DCC to take over for the last 8 years and it won't happen until all the land is developed. However, fees for houses have decreased in the past while fees for apartments (which also include the same fees as the house's, they are called 'estate fees') have increased.
