Hi all! We have been experiencing an issue on site where threads have been missing the latest postings. The platform host Vanilla are working on this issue. A workaround that has been used by some is to navigate back from 1 to 10+ pages to re-sync the thread and this will then show the latest posts. Thanks, Mike.

Seems farmers know how to get things cheap

    18.5m x 16.5m

    35k plus vat

    Is that Rob Berry ?

In around 10e per square foot, in around the going rate, esp if it includes all concrete etc.

It is probably to grant spec costings. It fails to say if it includes vat. Suckler unit is an all bells and whistles costing 109K if vat is reclaimable it saves about 13K. There is six large sliding doors, you could reduce that to four saving and use sheeted gates on one side saving 2-3K. Its a double sided shed a straigh lean too shed 6 bays long might save another 4-8K and it would be easier to feed as well. After all that the shed would hold 60-70 suckler cows. If you got Tams and build shed as described after VAt and grant shed would be costing about 60 K. If you went for a straight 6 bay long after trimming bells and whistles and drawing grant you might be after grant maybe sub 50K. If had a bit of the labour done yourself maybe back nearer 40K

    Dairy set up some money

That is for 116 cubicles so about 110 cows. 273K inc Vat. Tams grant limit is 80 unless in a partner ship in which case its 160K. Young farmer can get a 60% grant but only one young farmer in a partnership can draw it on 80K. On 80K it worth an additional 16 K.

Assuming Vat brings cost of shed to 240K. Assuming a partnership with a young farmer it leaves an investment cost of 160K after grants and that is for a shed with no milking parlour. For a lad setting up by himself as a young farmer its costing nearly 200K parlour and tank would cost another 50K surly.

Presuming that partnership has a milking parlour already it about 1.5K/cow. You be hoping most roadways, fencing and calf housing was already in place. For a young start up with parlour its 2.25/cow. If you had fencing, roadways and calf housing to sort/modify you be heading to 3K/ cow very fast.

It just shows the costs of startups or lads moving from beef or tillage

Hi folks have been quoted for a new shed. 45x30 ft sheeted to 6 ft with ventilated sheeting on two sides and two sliding doors. Its gonna be used for calving pens and a calf creep.

The quote came in at 11,300 erected and although I dont really know the run of shed building I dont think it's too bad. My dad on the other hand seems to think that this is robbery and we should look else where.

Is the price quoted in the ballpark for sheds? I am kinda keen to take the guy on as I have been trying to get this shed up since last year and this is the only guy I could get to price it and I've seen his work and hes a tasty operator.

Sorry for the long winded post but all info appreciated.

Who is supplying the shed? Thinking of building a shed the same size here.

Good luck even getting a quote from any of them. Most wont quote at moment as they have so much work on. It might be no harm to let’s tams pause for a year to prevent inflation on these sheds. All of the grant is going straight to the builders as they can quote what they want at the moment

The lad erecting is supplying the shed he is getting the steel from Kilbeggan steel and making the roof trusses at his yard and then bringing it over. Like I said this local guy was the first to price here I had tried to get a few others to come but no success.

Was supposed to pour the concrete for the pillars tomorrow but storm Francis has pushed that back till Thursday now

You can claim the VAT back on the shed even if not registered for VAT

Ya I factored that in but vat in general is 13.5% or 12%of net cost approximately

What is it about ****ing builders that they can never turn up whe they are suppose to and never even answer their phone. The recesssion can’t come quick enough for some them. Small memeries.

Don’t mind lads are busy but whe u give a day and u take time off work and they Tilley don’t even answer their phones.
    Anyway rang over.

I have t exactly the same issue with Tradesman / Builders.
At the outset, I go through what I expect,e.g courtesy in giving advance notice of delays, etc.
Most of the time if they continue to play around I cease business with them.
Currently, the issue is Slurry Contractor-made crap of yard pillars.
Doesn't want to know anything about it. ( wtf )
Now I will be going to Small Claims Court, it becomes a matter of principle.

I have another tradesman presented an Invoice ( inflated ) & refuses to write up the main parts used & their costs .

It was a total accident I figured out what was going on .
Can someone make suggestions as to what approach I shud consider taking?

I think going to small claims court will give you a bad a reputation and you may get It difficult to get guys into do work again. Have you paid for the work yet, if not just hold payments until repairs are done.
In relation to the invoice for the trademans invoice, no payment until you are happy with the last invoice .
