Hi all! We have been experiencing an issue on site where threads have been missing the latest postings. The platform host Vanilla are working on this issue. A workaround that has been used by some is to navigate back from 1 to 10+ pages to re-sync the thread and this will then show the latest posts. Thanks, Mike.

    Got the email about this yesterday - for the house prices, you'd need to both be working good jobs yet the launch is on a Thursday not at lunch time & they expect people to be able to go? Seriously?!

    Also on the location - we drove out there a few weeks back to have a look. Took a turn just down from it (prob 5 mins walk) and were "escorted" out essentially by a traveller on a quad bike as there's a camp down there. Have to say completely put us off especially with the price tags attached to the houses.

    Think that traveller site was just temporary and they've moved back up the Glenamuck road.

    Really? They didn't seem like they were going anywhere when we were there. It was down the road by the pylons and in round the back.

    It's the entrance just east of the ESB substation I'm thinking of. That entrance is now locked with concrete barriers in front of the gate.

    They have not all moved. Traveller sites are always "temporary". It's county council tactics, people are more accepting once they hear its only temporary.

    Yep it's Ballyogan Road - In my opinion I would say if you bought in Clay Farm you'll be living in Ballyogan!

    Yeah, but Ballyogan Road - 2.5k long - doesn't exactly equate to Ballyogan Council Estate, does it? Otherwise this house (https://www.myhome.ie/residential/brochure/6-meadowfield-sandyford-dublin-18/3824433) and the one that recently went for €800k+ in Kilgobbin Wood are, unbeknownst to their new owners, in a rougher part of Dublin than they might have expected ;)

    No sure Ballyogan wouldn't all be council houses - the houses on the side Clay Farm is on would (for the most part) be non-council houses.

    My point would be that the houses just sold in Clay Farm would be 100% Ballyogan as you're literally in the heart of the area with the council estate right opposite you!

    Per Google Maps it's a 4 min walk to where the entrance to Clay Farm is.

    Look I've no issue with council estates or social housing in an area but I do have an issue paying a huge amount of money for a house that is in the middle of all that. I just think the prices should reflect the area and I don't think Clay Farm do. €470k for a 3 bed just seems way over the odds.

    Yep it is - which is why we didn't think anything of driving down it to turn the car around.

    We were considering the estate at the time too but didn't know the area at all so decided to do what we did when looking at rentals & drive around it a bit in the evening after work. It didn't seem too bad on the whole but just a few small bits made us think it wasn't worth the price they were putting on them. Plus I like to be able to see the layout and look of what I'm putting all my savings into prior to handing them over.

    Also situated alongside the M50, Clay Farm is just a two-minute dash from the Green line Luas stop at Leopardstown Wood – and then a 35-minute ride to St Stephen’s Green. This connectivity is impressive.

    There is a greenway mentioned in the piece. Does anyone have solid information on this?
    A greenway is also proposed, to be constructed by Dún Laoghaire Rathdown Council. It would start at the entrance of the estate, and run up along Stepaside Golf Course eventually coming out at the old Enniskerry Road, however timeframe details for this are unclear.

    I'm not familiar with this area. what did you see at 9pm on a Fri/Sat? a bunch of young lads making noises?
    The house price reflects that clayfarm is not at a posh area like Blackrock, Dundrum, Foxrock.

    I would expect a lot posher area for €470k for a 3 bed. Ones up in Knocklyn in Abbots Grove and across the way in Dodderbrook were going for a lot less for a bigger sq footage 3 bed in a nicer setting. Little bit less connectivity with transport but good bus link.

    The prices in the Glencairn estate across and up the road a bit are on a par or higher than many south Dublin areas; higher than Ballinteer (not posh I know), probably on a par with Dundrum.

    The Luas premium would mean that similar sized, specced houses in Clay Farm would always be more expensive than somewhere like Dodderbrook or Abbots Grove, right? A person could get from their front door in Clay Farm to St. Stephen's Green in about 30 minutes in relative comfort on the Luas green line, compared to a more convoluted bus journey from Knocklyon or Ballycullen; there's not much of a comparison.

    Agreed I wouldn't be a fan of that Spar across the road from Clay Farm, nor have I ever stepped inside The Gallops pub or are likely to, something about the wire/security camera combo outside it is extremely off-putting! Anyone ever been in?

    Agree that it's not as straightforward but the 15 goes from right beside Abbots Grove and goes the whole way across the city to Clare Hall. And you're right on the terminus so pretty much guaranteed a seat in the morning. Dodderbrook is a bit of a walk but it's not too bad at all. While I'd expect some increase, I wouldn't expect it to be as much as it is.

    Waiting for call back from ESB but they said no evidence of radiation but environmentalists will always say there is...

    You rang the ESB to ask is the substation in Leopardatown giving off dangerous radiation ?

    I'd say there was some craic had in that office today.

    I managed to drive in to the development last Friday evening without getting stopped- we did eventually get thrown out but had a good bit of time to get a sense of the place. We were able to have a good walk around the 3 bedroom properties and had a look in the show houses (lovely finish). Gardens are small but a nice size. My major issue with the development is the roads are extremely narrow and the parking in general is very limited. The 'front garden' of the 3 bed is a parallel parking spot against your front door. I am not sure what you do in the event of owning 2 cars or if you ever have visitors over!!! There is 4 extra spaces at the end of the road (Larkfield Glade) but I have a feeling it could end up being a battle every evening. The four beds at the front have a bit more space but we were spotted before we could have a proper look.

    Yeah I got sent a 24 page information booklet! Basically they say nothing has been proven to be or risk to your health but environmentalists would say otherwise!

    Hopefully they dont prove anything until we sell a long time down the road!

    Live near the area for a number of years so know it very well.

    Make no mistake there are good parts and bad parts to Ballyogan Road.
    There are corporation houses across from this development & further up the road towards Carrickmines, at the Ballyogan Wood Luas stop and then there are million euro houses past the Gallops tram stop at the other end.
    So some good and bad parts.

    Leopardstown Valley Luas stop has a chemist, doctor, dentist, Spar & take away with Gallops pub and an off licence beside it.
    Friend goes to the pub once a week, not a lot of people drink there but it's fine.
    Would expect the numbers to increase when people move into Clay Farm.
    Shopping Centre around the corner has a Dunnes, Butchers, Chemist, Dundrum barbers, hair salon & Costa coffee shop.
    Irish school on the road, sports area with swimming pool on way.
    Carrickmines is a short drive away with all the retail shops there.
    There will be an extension built with more shops in the future.
    An Argos and Lidl/Aldi would be useful.

    The main selling point of this development by the estate agent will be the Luas.
    As mentioned before, you can get to to Dundrum SC & town very quickly which to some people will be crucial.
    Having seen the prices, :eek:, they don't look cheap for the area and especially as there will be so many houses being built there.
    Parking will be at a premium by the looks of it and as already mentioned if every apartment/house has 2 cars, this may be a problem in the future.
    Builders are good and have built a good few houses/apartments in the area over the years and have a good reputation.
    I would imagine by what is happening in the housing market these days,
    they will sell well but I wouldn't consider them great value at the prices but then what are the alternatives?
    Will be interested to see how the opening day goes, that will give an idea of what will happen to prices going forward.

    I live in the Gallops close to Holy Trinity, which is a great school. The only anti social behavior I have seen in the last 6 years was a fire the playground on Halloween, occasional young bucks hanging around Spar area however this was improved and local Gaurds have helped. You swear its a very bad area around there, granted Clay farm is closer to the social housing and will gravitate some of the curious people over there for a period. Burglaries have been an issue however that is anywhere in south dublin close to m50.

    I don't go out too often so the local has never been visited as If I go out I take luas into town or dundrum or walk to Stepaside.

    The reason I wouldn't buy in Clay is I wouldn't be a fan of the look of what I can see from Ballyogan road anyway. The houses wouldn't be my taste however I haven't looked too hard.

    I brought up the subject of parking when I was looking into these. I was told you don't need a car because you have the luas. All well and good until you want to go somewhere not on the luas line! Make no mistake about it this estate will have cars parked all over the footpaths and every nook and cranny people can find.

    Was that a response from the estate agent? The more I hear about this estate the happier I am I didn't try buy there. I live near and am not a fan of the area or the look of the houses.

    This will be the case for a lot of new estates. It's a design requirement for most Councils to use DMURS, part of which is about narrowing road widths as much as possible to reduce speeds.

    That was a mental experience - like a 30min window to view houses and then into sales office to choose or move over for next in queue!

    We paid deposit but are in such a daze we have to go back at weekend for a proper look!! Both working so an extended lunch hour job

    Not too worried - at least we have house now if we want it ready to move in by November!

    Easy walk away if we change our minds and we will look at Glenside also and anywhere else to keep options open but they are nice inside and nice people buying homes so we could be happy with decision!

    Will there be a management company to look after the estate? Between the idiots parking all over the place and blocking emergency services access and people using the estate as a P&R for the Luas, I'd imagine any OMC will almost definitely hire a parking enforcement company.
