Hi all! We have been experiencing an issue on site where threads have been missing the latest postings. The platform host Vanilla are working on this issue. A workaround that has been used by some is to navigate back from 1 to 10+ pages to re-sync the thread and this will then show the latest posts. Thanks, Mike.

    You can check the list of contractors on the revenue website. If they are already on there, it is likely they will accept it at deposit.

    No, they will accept it as payment but may not at contract signing stage

    If you apply now, it'll expire by the end of the year, and will have to reapply in January.

    There no limit to how many times you can apply, but you can only claim once.

    I'm looking to apply for HTB in Jan 2019, but I've been living abroad for much of the last four years so I haven't paid a shedload of Income tax.

    I reckon in total for 2017-2018 I will have paid about 14,600e PAYE. House I'm buying is in 400k region, so 5% would be 20k in other words the max allowable for the scheme.

    Does anyone know what percentage of your tax paid they will max give back? I.E would I qualify for 14,600 HTB Grant if approved? I'm assuming not.

    Yes. Whatever you've paid in the last 4 years is what you qualify for, up to a max of 20k or 5% of the house price.

    I applied for the HTB and max relief was much lower than I expected, when I calculate my tax using my p21s it's coming in around 9k, they are only granting me just under 6.5k. Can anyone explain this to me please, as revenue have yet to get back to my enquiry online a month ago.

    Also I'll be signing contracts before Christmas but I'm thinking of just paying 10% deposit myself and then reapplying for HTB in 2019 as I reckon my tax relief will be higher as I worked full time this year but hand't in 2014 and 2015 so I think that's why max relief so low. Is it possible to do that? I wouldn't have my p60 till March as my employer slow every year at getting it out. But won't be drawing down mortgage till house is built in August so I think I would have time.

    Can you still get the HTB if you claim it before Dec 2019 even if it's discontinued? This year's budget was unclear whether it's still in place.

    They calculate it based purely on income tax paid- not PRSI, USC or any other deductions. Aka- you need to check how much income tax you've paid......... Ring Revenue- they can explain.

    Hi folks,

    Looking to buy a house using HTB scheme. Issue is they are selling out fast. I was thinking of looking at properties in the next 1-2 weeks and putting a deposit down. However my HTB is not setup yet, although I know I will qualify is there any risk in putting a deposit down too early and being unable to get the HTB setup in time? Or can I back claim this HTB payout anytime? I'd rather not lose my deposit even if its just a small chance and waste a lot of my time - due to HTB being too slow to process etc.

    Is this a valid concern or should I just put a deposit down if I find something this week and get the HTB process done asap after? I already have my forms in except one form 11 that is 90% done.

    Also if anyone has tips for viewing houses and the HTB process, and buying a new house / general that would be great, I don't see any guides on this thread or this forum - it is all a bit scattered around. Probably this was asked already but the search is not too good here - or my skills are poor.

    The initial booking deposit should be 100% refundable. We applied for HTB after the booking deposit, it took about 2 weeks including getting tax clearance.

    We had it all sorted by signing contracts stage where we paid the '10% deposit', which is not refundable.

    If the booking deposit is refundable I suggest putting your money down

    I applied for HTB and the application was approved. I have the application code but I haven’t received anything in relation to my access code. Does that take days to appear in your inbox? Check MyInquiries and Documents but no new correspondence is there.

    I had to get form12 done for 2014/2015 and p21 for 2015 requested plus get the tax cert clearance. Then after reapplying, it got approved but without an access code in my inbox...

    When I called them, they said that it takes a few days...

    What was your experience?

    Hi all,

    Successfully applied for the HTB, however this happened after the loan offer signing. I'm nearing drawdown time and the contractor has said that the money will be taken from the purchase price of the house at closing. The mortgage hasn't taken this into account, so do I need to talk to my bank or will we get the surplus funds from our solicitor after drawdown?

    Edit: I should note, 10% deposit has been paid.

    Your solicitor I don't think is allowed to give you the money from the bank, you'll have to amend your mortgage offer I suspect.

    Mortgage contract with lenders: I have got offer pack from bank. Can I just upload this offer letter with details I have received or I need my solicitor to complete and sign the acceptance document etc. and then I can upload the signed acceptance document.

    You need to sign it with your solicitor first.

    I only uploaded the front page of ours and it went through ok. It was also out of date, so I'd say they're lax enough with them as long as your name and the purchase price match up!

    Applying for help to buy and a few things have come up, one being that I need a tax clearance cert as I have imported a car?? Car was imported 2 years ago and registered as soon as I got it.... Anyone any idea about this? Am going to call them Monday to seek clarification but just wondered if anyone else came across this

    Is it this number that I provide to solicitor? Also should that be provided straight away or does revenue need to review my claim first or anything?

    Yep during the claim process it came up with the max amount and I then had to confirm all details were correct and then once I submitted it the claim code popped up

    Just checked mine from file. You need the access code, claim reference number and amount claiming. That should be all solicitor needs

    You have to reapply again. It's based on the previous 4 years of tax paid. If you reapply next year you'll just have to submit your form 12 for 2018 and then apply again using 2015,16,17 and 2018

    Hi all just a quick question myself and my partner both applied through our myaccount pages. Mine says awaiting her membership confirmation while hers says I am a confirmed member (can't remember confirming!) and the application is under review.

    Should I just cancel the one that I applied for?

    Yes, I was in the same position. The money will be sent directly to the contractor, and the balance will be sorted out at the end.

    Is there any hope of applying for HTB scheme for this property? This individual is not registered for the HTB and I don't think they have any interest in doing so, they don't have a clue of the scheme

    Hi all,

    Small question on HTB - I applied early in the year for HTB, application successful and was shown the maximum relief I could claim with an expiry of 31 December 2018. My question - does any claim within a year expire at the end of that year? If I cancelled previous application and re-applied today would it still come back with an expiry date of 31 December 2018?

    I won't be at the stage of processing the claim until Jan/Feb '19 approx. Will I have to re-apply in February when I get 2018 P60 and do P21 for 2018 in order to proceed with application or if I reapply right now, would I get a new expiry of 31 December 2019?

    Any application is only valid for that calendar year. So yes, if you reapply today it will still expire on 31 Dec 2018.

    Hi All,

    Staring into the claim stage for our self-build:

    Since our first drawdown was made to our solicitor in recent weeks I am starting into the claim stage for H2B. I know I'm to upload the the valuation report and the signed document accepting the mortgage.
    But my question is: What did people use for proof of the drawdown of the first part of the mortgage? Is there something I should be getting from the Bank or the Solicitor?

    Any help/advice would be very much appreciated!

    I think the solicitor have to do the application for self build do they?

    We submitted our claim about two weeks ago and then sent all the codes we needed onto the contractor's solicitors. There's been nothing on the Revenue website since then, it just still says we have a pending claim. Do you get a notification from the revenue when the claim is fully processed? Or is it when it is claimed by the contractors that it closes? Or do you not get a notification at all?

    We will reapply in January as our process to buy stalled and got moved to next year so just wondering will we have an option enabled to select 2018 tax straight away or will it take Revenue couple of weeks to get it to available on their webpage?

    Was anyone else in similar situation?

    You’ll need to have received your 2018 p60 before you can use 2018.

    I made an application previously which is due to expire 31.12.2018 but purchase of my new build won't close until February approx.

    I understand if I make an application of 01.01.2019 the 4 tax years I can claim from would be 2015-2018. Obviously my P60 for 2018 wouldn't be available until mid-February. I have enough tax paid though in 2015-2017 to get my maximum 5% claim so can I just submit claim on 01.01.2019 and choose those 3 tax years? Or do I have to have clearance for 2018 also even though I am not using that year as a claim year?

    I have HTB scheme approved on my revenue account and it's valid until March 2019 to a max of 20,000e.

    I read to qualify for this scheme one can pay 30% or less of the total property cost in the beginning. I wonder if this 30% in inclusive of 5% from HTB scheme? Hence, we pay a max of 25%?

    Mortgage Rules
    In order to qualify, applicants must take out a mortgage of at least 70% of the purchase price, or in the case of a self -build, at least 70% of the valuation approved by the mortgage provider.

    The rules state you mortgage has to be at least 70%, not that you pay 30%.

    If you have a deposit of 25% and qualify for the full 5% HTB then yes you'll be splitting it out 70:25:5 (mortgage, deposit, HTB).

    I drewdown Jan 2018 using my 2017 application. Maybe it's only for applicants who have already signed contracts etc.
