Hi all! We have been experiencing an issue on site where threads have been missing the latest postings. The platform host Vanilla are working on this issue. A workaround that has been used by some is to navigate back from 1 to 10+ pages to re-sync the thread and this will then show the latest posts. Thanks, Mike.

    If it was Dublin I'd expect people to queue overnight but it's not. Also Millerstown was very civilised and it's going to be a huge estate anyway, plenty houses to choose from imo

    Btw has anyone found out or asked about Part V?

    Part V Social Housing, I assume it's going to be 10% of development. Curious to know if it's going to be concentrated in one place or spread across the development.

    Yeah 50 or so houses. Usually the last phase going by previous developments I bought in. The builder said he hadn't decided yet when my solicitor raised the question. Usually they keep them away from the show houses etc.

    Most people posting here at the moment bought off the plans so there was none of that madness.

    I can't see that being the case but who knows in these strange times. I didn't see anything like that happen for millerstown which is like 5 mins away.

    Thanks for that. Good to know. So please excuse this stupid question. But if we were planning on buying off the plans whats the step by step? Do you contact the Estate agent and put booking deposit on there and then? just wondering why did people buy off plans and not wait for show houses?

    Just contact the estate agents directly. They will organise everything with you.

    I suppose I wanted to be closer to Maynooth as it's my hometown so wanted to get the house sorted asap plus only small numbers of houses were being released.

    Had a deposit on millerstown 4 bed semi d but the flooding put me off.

    We bought off the plans for various reasons; We wanted to get into a house before year end to avail of the HTB and Kilcock has always been a nice area to me, its very close to my hometown. We were told by several others to avoid millerstown due to flooding issues. Ledwill came on the market then, So we visited several other Glenveagh developments and we were more than happy with their finishes, over all size of the houses etc. We also heard that once a development launches the prices for other phases could possibly go up due to demand, but I'm not 100% sure about that could be just people speculating? We also wanted to get into the house asap and it seemed like a smart option to buy off the plans to ensure our house would be ready in the first batch released.

    We were a bit like Mur223 we wanted to get in on help to buy this year, Ledwill was in our price point close to family, on the train line and we liked the Glenveagh houses / finishes. We went for off the plans cause we were told it was a special price and would be going up at launch and we wanted to be in ASAP.

    Maybe the prices vary due to the fact there are a few different types of 3 beds so maybe the prices vary accordingly

    Yeah our 3 bed semi detached came in at 325k for the sanderling b but there are a few other types of 3 bed semis and terraced 3 beds with smaller sqm sizes and another semi 3 bed with larger sqm size than ours so maybe the slightly smaller than ours so may be the lower 315k prices ?

    Anyone know which of the 3 beds can have their attics converted, similar to the 4 bed I guess?

    Most attics can be converted these days. Not sure which of the 3 beds could be though judging by the floor plans.

    Also the roof height is quiet low so it may not fall into the right category to be deemed a habitable space.

    I emailed the new contact person at Sherry Fitzgerald yesterday evening asking for date and time of the pre launch of the show houses but no response received yet. If I hear back anything, I will share the info :)

    I'd suggest you look up the planning permission. All house types with sections will be there. I believe that Building Regulations state that you must have a minimum celling height of 2.4m for 50% of the floor area which is above 1.5m high.

    Just out of curiosity what side of the rise are you on? We also paid 325K for a 3 bed semi on the rise but we are Sanderling type A (108sqm) (Row#26-37)

    Hey me and my boyfriend have bought a three bed terraced house on the Rise, they told us it was the only one going to be built in the first phase and we really wanted a three bed and didn't think we would ever get one in our price range so we really didn't want to miss out. however, we were never informed about the 3 beds going for €315K, which we might have considered if we had known! We have found Sherry Fitz to be terribly misinformed, its either lack of communication between Glenveagh and themselves or Glenveagh giving Sherry Fitz the wrong information about many things. We also asked if we could pick the TV point in the sitting room and Glenveagh told us no!!

    Our valuation report says June and we were told mid June for completion (whether to believe that or not is another thing).

    Anyway we are really looking forward to seeing the show houses on Saturday morning and hopefully meet a few of our neighbours :)

    I have found Sherry Fitz to be very poor on the whole.

    The builder will allow no alterations, no matter how big or small which I found disappointing too.

    Looking forward to seeing the houses come Saturday and meeting some of our new neighbours.

    was very happy with the viewing. Alot of 3 bed new builds we saw tend to have either a big sitting room & small kitchen vice versa but we thought both were nice and spacious. We were told Q3 for completion Aug/Sept, so it will probably be October! anyone else told Q3 for completion for 3 bed houses on the rise??

    What was the initial date they provided to you?.

    when we put down the deposit it was june/july. Then the valuation was done 2 weeks ago it said sept 1st. and we double checked today with the sales agent they said Aug/Sept. Friend of ours bought a 3 bed down from us on the rise today and were also told the same as us!

    It was a lovely day for the launch and houses looked really well. I liked the 4 bed showhouse with the kitchen island, walk-in wardrobe and massive room up in the attic. 3 beds looked very well too, nice to see many price point options. Houses look well externally as well, very clean look and not too much fuss. The only thing I'm little bit disappointed in is lack of mechanical heat recovery ventilation.

    There are wall vents but there are also ceiling vents in all the wet rooms. Demand control detects moisture levels, smells in the air etc. It then removes that air and delivers fresh air to the house. It reduces condensation etc which is always good in these super insulated homes. I was talking to a builder onsite about it. In the photo attached you can see one of the ceiling vents in the 4 bed kitchen.

    No bother.
    Supposedly you can boost the system when having showers etc.

    Also the houses are wired for electric car chargers too.
    Thank you for explaining, noticed vents in the kitchen but wasn't sure what they were for :)

    We spoke to the builder today and he said our house ( row 26-37The Rise) is expected to be complete within 2 months. I was really happy to hear that, but after reading the posts from today I don't know anymore how accurate is this information and if I can trust for him😕
    Someone mentioned the valuation. Is this somethimg that has to be done now and once again when the house is completed? I thought we can get it sorted after completion.

    When the house is fully finished a second valuation will have to be carried out for the bank.

    Best thing to do is to contact glenveagh directly with regard to completion dates. I'm gonna send an email to them asking.

    Do you mean the lack of side gates in some houses?

    Also, I noticed today (Sunday) constant humm noise from the motorway. I did not pick that up on Saturday.

    Also, been reading online that people have terrible problems with the bus and train service from Kilkock; I looked up "Public transport issues for commuters Kilkock" on FB some interesting stories there.

    There is a humm, no doubt about that, the motorway is due to be resurfaced which will lower the noise significantly, as to when that happens nobody knows.

    The bus service is not great at all, never had problem with the train, the odd delay now and again. Maynooth has a much better bus and train service and only up the road.

    May I ask if you take a train to and from Dublin? That's what I would be interested in. How packed is it in Kilcock?

    When we were in the 4 bed show house I heard someone ask about the demand control ventilation, the lady there did it did have it. She wasn't able to tell me where the pump for it was. I did notice in the top room there a local drop in the ceiling coming from the ensuite to the storage on the landing, maybe there's something in there?

    Anyone else find they weren't very generous with sockets throughout the house? Also presumable all the houses should have a alarm control panel at the front door? Didn't notice on the 4dr

    I catch the train in Enfield at the moment but it stops in Kilcock. Its pretty full in the mornings but that depends on what time train you catch. Always packed on the way home.

    The pump if it was a DVC system would be in the attic. The bog standard vents on the walls and the fact there are no trickle vents in the windows leads me to believe that its not a DVC system after all. No sign of a humidity strip sensor anywhere either.

    I remember seeing the alarm panel just can't for the life of me remember where exactly it was lol.

    Didn't notice the lack of sockets etc, will look for that again.
